BRIAN SUNDBERG
Originally from Good Hope, Illinois, Brian Sundberg’s early exposure to Colorado during family visits ignited a desire to someday make the Centennial State his home. His initial career path led him to the University of Illinois in Champaign, where he pursued a degree in biology with the intention of becoming an eye doctor. However, the realization that this wasn’t his true calling prompted a move to Colorado in 1995, where he pursued a graduate degree in sports science at CSU.

COMMUNITY IMPACT
Brian’s adventurous spirit led him through diverse experiences, from being a ski bum in Breckenridge to doing a stint as a Park Ranger in Jackson and even spending a winter (summer here) in Antarctica. In his 20s, he embraced a life of exploration and living out of a backpack. Realizing he needed to get a “real job”, he unexpectedly found his way into real estate. “I got my real estate license and was working for a property manager and then just started helping my friends basically. The real estate profession is dynamic, offering a variety of activities. On any given day, I might be showing houses, followed by crunching financial data and delving into the intricacies of title commitments. This multifaceted nature aligns seamlessly with my mindset. Over time, my circle of friends gradually transformed into valuable referral sources, contributing to the evolution of my real estate career. And here we are 25 years later! I think it’s a testimony to how you never know where you’re going to end up,” states Brian. Brian has been with four different brokerages, starting with Prudential, which is now Berkshire Hathaway, before moving to REMAX of Boulder in 2005. His time there, spanning 15 years, marked his transformative phase. It was an environment rich in high-level agents, fostering his competitiveness and propelling him from a beginning-level Realtor to a top performer. Brian says, “My experience at REMAX of Boulder was invaluable, with excellent leadership, great agents, and numerous learning opportunities. I give a lot of credit to them for allowing me to grow.” In 2021, Brian fulfilled a goal of starting a boutique brokerage focused on service,

transparency, and community involvement. This concept aligned with his core values. His values at this new venture included the continuation of his own nonprofit started in 2019 called The Good Hope Foundation, named after the town in which he grew up. “We’ve successfully raised funds to provide a unique form of assistance without any repayment obligations. It’s simple really… we gift a 3% down payment for a home purchase and then cover the closing costs with our commission. The benefiting, deserving individuals in the community, often firefighters, nurses, teachers, police officers, etc., are selected based on three letters of recommendation from superiors, highlighting their substantial contributions to the community. They can’t have significant assets or family money. Our aim is to genuinely create opportunities for these individuals to achieve homeownership, and we’re proud to have facilitated this for 10 families. It is a tangible way of demonstrating our commitment to making a positive impact,” states Brian. Brian’s commitment to community service extends beyond the Good Hope Foundation. He supports the I Have A Dream Foundation of Boulder County and is a proud participant in the 1% for the Planet program, where 1% of gross sales are donated to nonprofits. For Brian, real estate isn’t just about making money; it is an opportunity to leave a legacy of good behind. In 2023, recognizing the paramount importance of the current advancements in technology, Brian acknowledged the necessity of infusing more energy into his group’s real estate practice with cutting-edge tools. A Boulder enthusiast with extensive travel experience, she brings immense energy and personality to the team. Haley Garcia: As the youngest member of the team, Haley, our licensed assistant, is eager to contribute to the squad and fulfill a versatile role. “We try to cultivate relationships built on respect, creating a mutually beneficial and lasting bond.” In his personal life, Brian is celebrating almost two decades of marriage to his wife, Dana, who he says is “strong, thoughtful, and an amazing mom.” They have two daughters; their oldest is pursuing her studies at the Kelley Business School at the University of Indiana, while their youngest is a junior at Boulder High School. “I am so grateful for their presence in my life,” Brian says. Having retired from her career as a pharmacist, Dana now directs her focus toward planning their next adventures and volunteering her time at local organizations. They make it a point to explore new destinations regularly, having ventured to various places in the United States, Europe, and Asia. Brian says, “The world is large, and it’s amazing to share these experiences with our daughters who have gone on every trip with us.”
Personally, Brian enjoys trail running, many styles of biking, and skiing – really anything outdoors. Starting his day with 40 minutes of reading, Brian has earned the endearing nickname of “Deep Thoughts…with Brian Sundberg” from his wife. In closing, Brian says, “I take pride in my growth while respecting my roots. I value who I was and who I’ve become. Maintaining a beginner’s mindset is crucial, prioritizing our clients’ needs and perspectives.
Success follows when we stay true to serving our clients, and I focus on that, not personal goals, and in this market, it is more important than ever.”

THE HIDDEN GEMS OF HOME STAGING
HIDDEN GEMS: Sharing the Lesser-Known Advantages of Home Staging
Let’s delve into these benefits and unlock another tool in your marketing tool belt.
As a successful Realtor in this market, you’re well-versed in the importance of home staging when it comes to marketing a listing and captivating potential buyers. For example, you know that a majority of home buyers find that a well-staged home is instrumental in helping them see themselves in the home. And you know that a staged room looks and feels larger and airier than an empty room. But did you know there are additional benefits of staging that will help your homeowner appreciate (and embrace) the need for home staging? These lesser-known advantages of home staging can profoundly impact the selling process and contribute to your success.
1. Highlighting Functional Spaces:
14 • December 2023
You really only have one opportunity to showcase a property’s full potential to a prospective buyer. Home staging takes this concept to new heights. With the expertise of professional stagers, you can transform underutilized spaces into captivating areas that leave potential buyers enamored. Whether it’s converting a neglected corner into a cozy reading nook or creating a sophisticated home office in a room with a quirky layout, staging allows buyers to envision the possibilities and true value of each space. By going the extra mile to emphasize functional areas, you can expedite the sales process and exceed your client’s expectations.
2. Minimizing Flaws and Maximizing Features:
partner:profile
No property is flawless, but staging offers a remarkable solution to minimize imperfections while accentuating a home’s finest features. Through strategic placement of furniture, artwork, and accessories, you can divert attention from any shortcomings and redirect it toward the property’s most desirable aspects. Whether it’s drawing focus to architectural details, showcasing the spaciousness, or harnessing natural light, staging creates an overall positive impression and enhances the property’s appeal. This enhanced presentation significantly increases the likelihood of securing a successful sale and earning clients who appreciate your meticulous attention to detail.

3. Emotional Connection and Buyer Appeal:
In the fiercely competitive real estate market, forging an emotional connection between buyers and a property is @realproducers
an absolute game-changer. And guess what? Home staging wields remarkable influence in establishing this connection. By meticulously curating tasteful furnishings, creating inviting atmospheres, and evoking a sense of warmth and charm, staging elicits positive emotions in potential buyers. Whether it’s a welcoming living room that exudes comfort or a flawlessly arranged dining table that sparks visions of unforgettable gatherings, staging enables buyers to connect their ideal lifestyle to the home. This realproducersmag.com
emotional connection elevates buyers’ demand, increasing the likelihood of receiving compelling offers. 4. Standing Out in Online Listings:
You may think this is a given, and it is. But the opposite is also true. An unstaged home will pale in comparison to a well-staged home. As a seasoned Realtor, you grasp the significance of capturing attention and generating interest in a property. By advocating for home staging,
you ensure that your clients’ listings don’t fall short amid the competition. When potential buyers come across striking photographs of a professionally staged home, their interest is piqued, leading to scheduled visits and, ultimately, more offers. 5. The Power of Perception:

With the expertise of professional stagers, you can transform underutilized spaces into captivating areas that leave potential buyers enamored. Whether it’s converting a neglected corner into a cozy reading nook or creating a sophisticated home office in a room with a quirky layout, staging allows buyers to envision the possibilities and true value of each space. Gleason By Christine Bowen Photos by Miranda Adame, Miranda Adame Productions
Currently associated with PorchLight Real Estate Group in Boulder, Colorado, Clare Gleason’s journey is marked by a series of relocations, professional transitions, and a profound dedication to making a positive impact on the lives of those she encounters. Clare’s story unfolds with a childhood marked by constant movement. A self-proclaimed “corporate brat,” she moved from New York to Chicago, then to New Jersey, and finally found a semblance of stability in Pittsburgh, where she attended middle school, high school, and college. The art of fitting in became second nature to her, a skill set honed through navigating 12 different schools in as many years. Following her college years, Clare moved to Los Angeles alongside her boyfriend. Realizing that purchasing a home in LA was financially unattainable, Clare said she would relocate to either Boston or Boulder. Ultimately, they decided on Boulder, making the move without having visited the town beforehand. Clare found herself drawn to the unique atmosphere of Boulder, characterized by a vibrant community of climbers and Deadheads. This cultural vibe in 1988 resonated with her personality and became a defining factor in their choice.
18 • December 2023
Clare got involved in real estate through property management. Managing ten apartment buildings in Boulder for Boardwalk, she faced an 18% vacancy rate, a challenge she met head-on, reducing it to a mere 1%. It was during this time that she transitioned to becoming a resident manager at Harper House Apartments located on Thunderbird and Osage, where she connected with tenants who later became her real estate clients, many of them first-time homebuyers. Her ability to connect with people, born out of a childhood marked by constant relocation, proved instrumental in her real estate career. Clare’s knack for finding common ground and creating connections was cultivated in her early years and later refined under the guidance of her first real estate coach, Floyd Wickman. His advice to “take them to a safe island” resonated with Clare, as it echoed her own experiences of building bridges in new environments. In 1994, Clare obtained her real estate license in Boulder. In her current role at PorchLight, Clare reflects on her beginnings, having started her real estate career with Perry and Butler, a firm that no longer exists. Under the guidance of her broker, Paul Picchiotino, Clare says, “He was like a father to me and said I’d be good at this.” His belief in her capabilities was so strong that he loaned her the coaching fee when she didn’t have it. Over the last three years at PorchLight, Clare has taken on a mentoring role, providing support and guidance, particularly to women facing circumstances like her own. relied on coupons for basic necessities, Clare acknowledges the challenges she overcame to reach her current position. In the initial stages of her real estate career, her less-than-reliable car prompted prospective clients to request driving themselves during property viewings. Clare can laugh about this now, but at the time, it was very challenging. As a testament to her commitment to supporting others, Clare highlights the hiring of individuals like Heather Groff at PorchLight. Much like Clare in her early days, Heather, formerly in the dental field, has excelled in her current role under Clare’s mentorship. Clare finds deep satisfaction in relating to and aiding women like Heather on their respective journeys. Clare is currently directing her attention towards seniors, helping them in transitioning to new living arrangements. In her neighborhood, Clare recounts the story of her longtime neighbor, Joe, who had resided there since 1964. Clare states, “The prospect of dealing with the possessions accumulated over decades became overwhelming for Joe’s daughter. I am actively gathering resources, collaborating with estate sellers and organizers, with the intention of helping individuals facing similar situations. I want to guide them through the decision-making process, whether it involves selling the house as is, engaging with a wholesaler, or implementing upgrades based on the specific circumstances.” This strategic approach is a skill set Clare is honing, recognizing it as an area where she can offer valuable assistance. Community involvement is important to Clare, and she actively volunteers for Community Food Share, a charity close to her heart that addresses food insecurity in the surrounding areas. They operate a vast warehouse in Louisville where she volunteers regularly. “This facility offers an empowering opportunity for the 20 • December 2023
underprivileged, allowing anyone to access high-quality, fresh food. The experience is like shopping at Whole Foods, complete with refrigerators and well-organized displays, ensuring top-notch quality, not secondhand items,” Clare states. Clare and her second husband of 17 years reside on a spacious three-acre property by Baseline Lake where she loves walking her three dogs. Clare loves farm life and has even considered adding goats. She has also recently developed a keen interest in growing flowers, particularly roses and various vegetables. The abundance of basil and tomatoes in her garden reflects her dedication to this newfound passion. Reading and traveling are other interests of Clare’s. Hawaii, and Maui in particular, holds a special place in her heart, becoming an annual Christmas tradition for her and her family. Clare and her husband own a property there which they love to share with their family. As a mother of two adult sons, Duncan and Michael, aged 33 and 31 respectively, Clare takes pride in their diverse pursuits. Duncan, residing in Denver, works in the banking sector as a fraud specialist, while Michael, also in Denver as an Amazon ad specialist, is anticipated to return to Boulder in the future. Clare also cherishes her role as a grandmother, as her husband’s oldest son has two children, Jasmine and Evan, residing in California. The family enjoys their company during the summer for an extended visit. Clare’s advice to up-and-coming Realtors centers on the value of coaching, accountability, and maintaining the right mindset. It’s easy to get distracted and discouraged but she lives by her mantra: “Working works!” Yet, at the core of her belief lies the conviction that, in the end, success hinges on the human connection—an element that makes the real estate profession so special. @realproducers

She doesn’t just sell houses; she attunes to her clients’ deep desires and sense of possibility, and helps them align with their dreams, leveraging real estate to do that. She grew up in the picturesque town of Mount Desert in Maine. One day, while flipping through a Yoga Journal Magazine, Ellen discovered Naropa, the only Buddhist university in North America, and felt the call to pursue contemplative psychotherapy there. After a ski season in Vail, she moved to Boulder. The city’s positive atmosphere during snowy days and abundant sunshine quickly endeared Boulder to her, making it a place she hadn’t anticipated staying long-term. Ellen says, “When it snows here, people are not grumpy, they’re stoked! Don’t get me wrong…Maine is a beautiful place; it’s just different here.”

Following her time at Naropa, Ellen ventured to Alaska, working as a therapist for youth advocates in Sitka. However, the lack of sunlight during the Alaskan winters proved difficult and prompted her return to Colorado. Upon her return, a pivotal moment occurred. It led to a decision to step away from being a therapist due to the emotional toll it took on her. “I hold immense admiration for those who can navigate the challenges of that vital profession. However, I realized it wasn’t the right fit for me.” Consequently, Ellen delved into various side hustles, from dog walking to driving a cab—anything to make ends meet, given the high cost of living in Boulder. “It was a challenging period, but I navigated through different jobs, recognizing their difficulties while seeking a better fit for my circumstances.” Boulder County Real Producers • 27

The turning point came when, during a moment of reflection in Denver’s City Park, her mother suggested she become a real estate agent. Taking it as a sign, Ellen embraced the idea, completing her classes and obtaining her license on January 1, 2019. Interesting story…prior to obtaining her license and during a cab fare pickup, Ellen encountered the top producer in Boulder at the time. She shared her thoughts about obtaining a real estate license, and this individual wholeheartedly persuaded Ellen to pursue it, highlighting the fulfilling aspects of the profession. Another sign that this was meant to be! Ellen started her real estate career with 8z, a small local boutique brokerage, and had a wonderful experience with them. She says, “My mentor, Krista Koth, is a powerhouse! She’s incredible. She taught me to negotiate fiercely while being kind and compassionate. I had the kind and compassionate skills but needed strength and direction.” Later, Ellen transitioned to eXp, where she appreciates the freedom to run her business independently. The skills she acquired as a therapist, including empathy, clarity, and directness, have seamlessly translated into her role as a Realtor. Ellen takes pride in helping clients navigate the complexities of real estate transactions, and because of her therapeutic background, is uniquely situated to help people move through the challenges of life that come with selling a home.
Whether it is the fear associated with first-time homebuyers, the stress of having to sell a home because of health issues, or the sadness that elders and their families face when handling the sale of an estate, Ellen makes the process feel like growth. Ellen loves helping new agents build thriving business because her own journey was so empowering for her. Her advice to new agents emphasizes the importance of taking a long-term view and building a solid foundation for their businesses. When Ellen was new at this business, she couldn’t predict how she’d like it. Nevertheless, she took the attitude of approaching it as if she’d be in it for the next 20 to 30 years. In doing so, she considered how her actions that day would contribute to building a great business in the long term.
I HAD THE KIND & COMPASSIONATE SKILLS BUT NEEDED STRENGTH & DIRECTION.
Ellen has contributed financially to support Greenhouse Scholars, a fantastic organization that provides financial assistance to individuals navigating college expenses. Additionally, she endorses Haven Ridge, which aids mothers facing domestic violence situations by offering housing support. On the volunteering front, she contributes her time to the Lafayette Arts Community, an organization responsible for the sculptures seen around town. It’s really rewarding for her to see the community interacting with and enjoying the sculptures placed. Her husband, Jason, is a renowned muralist and fine artist, so seeing the arts community thrive is a passion.
Ellen and Jason share a love for Maui, Hawaii. Both his parents and Ellen’s mom spend time there during January and February. Consequently, they make it a yearly tradition to visit, and it holds special significance as the place where they got engaged and married. “Our connection with Maui is truly cherished, and we love each visit. Our hearts go out to those who lost their lives, and homes in the fire. While this year I also explored Italy to broaden my horizons, our recurring destinations include both Maine and Hawaii.” Outside of work, Ellen enjoys the outdoors, participating in activities like paddleboarding, hiking, potlucks with friends, and football days. Ellen, who sings and plays guitar, used to perform before COVID, but now it’s more of a hobby to relax. Her love for music, particularly folk music and artists like Brandi Carlile, is complemented by her husband’s artistic talents. In addition to being a fine art muralist, he is also the owner of Apollo Ink Printing, a reputable and accomplished business that he has operated for over 15 years.

In a world often marked by divisiveness, Ellen sees real estate as an opportunity to foster a sense of connection and shared responsibility. Her vision goes beyond transactions; it is about building a thriving community where homeowners become stewards, caring deeply for the places they call home. Ellen’s journey from therapist to Realtor is not just a professional evolution but one that has deepened her connection to the land, empowered her to contribute, and inspired her pursuit of harmony in the beautiful city of Boulder.

Nestled amidst towering trees, this Boulder home exudes a harmonious fusion of modern design and the tranquility of its hillside perch. Limestone-clad walls define the lower level, a stunning contrast to the ethereal cantilevered spaces that float above. The custom mahogany and steel front door opens into a bright foyer that seamlessly connects to the upper spaces. Artful niches proudly showcase the owner’s collection, while sleek floating stairs carry you upwards to the heart of the house. Breathtaking mountain vistas stream through the expansive windows and spill onto the decks, forging a seamless connection with the outdoors. The main floor connects a gourmet kitchen and sun-soaked breakfast nook with an elegant dining room and an airy great room. A contemporary double-sided gas fireplace anchors these social spaces, a beacon of warmth and sophistication. Every turn reveals a new delight. A meticulously designed home office offers a tranquil workspace. Ascend further to discover a cozy family room, a cinematic haven for cherished moments. As day turns to dusk, the bedroom level unveils its treasures, each room a sanctuary of serenity. In the primary bedroom, a sweeping window seat offers a million-dollar view of the Flatirons. The primary bathroom is an oasis of modern luxury, illuminated by skylights and boasting a floating vanity, with a hidden window that frames the iconic Flatirons. This gorgeous home is more than just architectural allure; it’s a commitment to sustainability. A symphony of innovative systems converges for efficiency. Passive solar design, high-efficiency HVAC, “Tuned” Energy Star windows, foam insulation, and LED illumination. Adding solar power would make the home “Net Zero”. Elevate your lifestyle in a world where innovation meets luxury, where panoramic vistas and intimate moments coexist. Welcome to a reimagined reality where architectural ingenuity dances with nature’s beauty.

If there is only one lesson you learn this year, it’s this: You are the most important person in your entire universe. Your life is lived through your eyes, your interactions with the world and those around you, your thoughts, and how you interpret events, relationships, actions, and words.

We are constantly surrounded by chatter, but it is in silence that we can find calm, concentration, and creativity. Meditate daily, even if it’s only five minutes. KEEP LEARNING. Life is a journey, and you are going to hit some speed bumps along the way. If you open yourself up to those lessons, you will gain wisdom, which is one of the best presents you can give to yourself.
