Additional costs when buying a property


This week we are going to look at some of the additional costs one should budget for when buying a property and things to look out for.
When you are lucky enough to have found your dream home and have an offer accepted, your new mortgage will certainly be the biggest item coming out of your bank account but there are other costs that you just need to keep in mind so there are no surprises.



Legal Fees
As soon as you receive ‘Approval in Principle’ from your lender, you will need to choose a solicitor to help you purchase the property. Once an offer has been accepted for your new home, the selling agent will request your solicitor’s details. Your solicitor will conduct all the legal tasks to transfer ownership of the property to you. Your legal costs will vary depending on the solicitor and the price of the property but should be clearly set out from the outset.
Property Tax
Local Property Tax is an annual self-assessed tax charged on the market value of all residential properties in Ireland. It came into effect on 01st July 2013 and is collected by the Revenue Commissioners. Property Tax will need to be paid on your new home. It is a good idea to budget this into your monthly/yearly spending. Property tax is calculated on your property value and location.
MORTGAGE PROTECTION (MORTGAGE LIFE INSURANCE)
Mortgage Protection cover assures your lender that if you die before you’ve finished your repayments, your mortgage loan will be repaid in full. It is there to protect both the lender and the customer and is required by the Consumer Protection Code for all applicants that purchase a non-investment property, unless they are over the age of 50. There are some exceptions to this but as a rule of thumb, you will need to be prepared to budget for the additional fees each month. As with legal fees above, prices will vary across the board depending on your own personal circumstances.
Home Insurance
Of course, in the excitement of buying your new home the very thought of fires or floods will not be on your radar but home insurance is an essential add-on. It is required for all purchases. Prices on home insurance will vary depending on the policy type, the rebuild value of your property and location.
THE VALUER’S REPORT
As soon as you request drawdown of your mortgage, lenders will look for a guarantee that you’re paying a fair price to the seller, and that this price matches the value of the home. This protects both you and the lender. Lenders will have their own registered panel of valuers from which to choose to conduct the property valuation.

Yet another tax! Stamp Duty is a government charge on your home transaction and is calculated on the price paid for your house. The rate of stamp duty chargeable on a residential home purchase is 1% on the value of the property up to a value of €1m and 2% on anything in excess of €1m. This is a charge that should be budgeted for before purchasing your property.

To Mary and all the staff of Rockmount Day Centre who also supported Eddie in the care Joan and continue to support us each day.
A special thank you to Fr. Jim Lenihan for all his help in preparing for Eddie’s funeral Mass. To Aidan & Sean Moynihan for the beautiful music, to Eamon Mulvihill for the wonderful mass booklets and Mary & Mike O’Shea and their team for all their professional services provided throughout the funeral process.
We are so grateful for ladies of the “Kitchen team” who swopped in and took over the catering needs of the many visitors. We are also so grateful to Joan’s sisters & family who continue to rally round Joan and us, we know how much it meant to Eddie in the final days knowing ye would be there in his place.
Eddie’s passing caught many people off guard, and we are deeply grateful to the many people who continue to stop and share stories and tales of their times with Eddie, it gives us all so much comfort and peace. Dad, Harold may never have said it outloud but we know you how much he loved your friendship.
As a token of appreciation, the sacrifice of the mass has been offered for the intentions of all those mentioned as well as those impossible to mention.
First Anniversay Mass for Eddie will be Friday 12th May 2023 at 6.30pm in St. Mary’s Cathedral, Killarney.
