KERRY SULLIVAN REAL ESTATE
The Elbow Cay Club is located on the 5 mile-long island of Elbow Cay in the Abaco Island chain of The Bahamas. Elbow Cay has 400 permanent residents and more than twice as many second home owners. It is located 50 nautical miles north of the capital of Nassau, and 160 nautical miles east of Fort Lauderdale, Florida. The Leonard M. Thompson International Airport (MHH) in Marsh Harbour, is 30 minutes away by boat or ferry.
Marsh Harbour (population 6000) is the commercial center of the Abacos where the majority of services can be found: large grocery stores, lumber yards, hardware, travel agencies, government offices, taxi services, a hospital, shipping companies, major banks, restaurants and resorts, full-service marinas, boatyards, boat storage facilities, and charter companies offering live-aboard sailboats and powerboats.
The airport is a 2 hour flight from Atlanta, and 1 hour from Miami. A 6100 foot lighted runway has facilities for private jets and customs clearance. Major carriers such as Delta, American Airlines and Silver Airways have direct flights from the USA.
A popular destination for second home owners, The Abacos have been known as a safe haven for boaters for centuries. The potential of the region has been realized by other exclusive private communities; Bakerâs Bay (The Discovery Group) and Montage Cay (Montage Hotels and Resorts) have achieved global prominence.

The property is minutes away from the historical and extremely charming village of Hope Town, settled by the Loyalist in 1785. Fondly known as âHollywoodâ by the locals, itâs the narrow laneways hedged with bright foliage and the colorful Bahamian-style homes that make the village so unique. The iconic candy-striped lighthouse (circa 1864) is a national landmark, being the only manned light station in the world fueled by kerosene, and is featured on the ten-dollar bill. Hope Town proper promotes walking-traffic only; golf carts are the main mode of transportation on the island. Oceanfront inns, grocery stores, boutiques, golf cart rentals, vacation rental homes, and an array of local pubs and dining options are available. Full-service marinas and boatyards can be easily accessed. Fueling stations, hauling, dry storage, trained technicians and a range of boat services are readily available.
Home of the Sea Spray Billfish Tournament, the area is known for ultimate sport fishing, as well as lobster and bonefishing. Several deep-sea fishing and diving charters operate in the area, and the high-quality reefbreaks attract amateur and pro surfers throughout the year.
The island has a natural, well-protected harbour. The surrounding clear aquamarine waters and white sugar-sand beaches, making it ideal for diving and snorkeling. Sea life abounds in this stunning natural environment.

All structures have been razed on the original 19 acres that once formed the Elbow Cay Club. What remains is a property perfectly suited for development with excellent elevation, a sandy beach on the leeside, and pilings for a 175â dock rebuild (grandfathered in).
The current owners purchased an additional 9 acres adjacent to the original Elbow Cay Club which has become part of this offering and includes âCliffsideâ and âSmugglerâs Coveâ.
Cliffside is a 4b/2.5b home built in 2009, with 2,816 sq. ft. of finished living space, swimming pool, full solar system, back up generator, and cistern capacity of 30,000 gallons. Click HERE for a 3D tour of Cliffside.
Smugglerâs Cove is a private, deep water, 10 slip marina, which may be accessed by one of 2 private lanes. The south entrance is truly enchanting, as it cuts through 500â of elevated limestone creating a 36â rock wall on either side. The marina is arguably one of the most protected basins on the island. Huge rough-cut limestone walls and mature native vegetation provide function and beauty in equal measure.
The area is ideally suited for almost any watersport imaginable.

The Elbow Cay Club had a big history on the island for decades. Bob Maltarp was a Danish engineer who built the Elbow Cay Club in the 1970âs, and turned it into a family-run resort that was known to be the âhotspotâ.
Bob was industrious in using natural materials from the island, the structureswere made from Abaco Pine with natural bedrock plastered inbetween the I-beams. Known as âthe King of Concreteâ, he made counters and furnishings all from concrete, all beautifully tiled, along with the mermaid design at the bottom of the swimming pool.
Bob ran the Club alongside his wife Annie and their sons, Michael and Kenny. Tourists came from all over including Canada, Germany, and the USA. It became a successful establishment that ran year-round, where âthe bar was always openâ. It had sleeping capacity for 68 people, with different sized cottages plus hotel rooms.
Excellent Bahamian as well as Danish chefs were employed, serving American and traditional home-cooked meals which were served in the large âfamily-styleâ dining room with long tables where guests all sat together. The resort staff dove for native fish, crawfish and conch everyday, and the resort stayed busy even in the off season with an âall-you-can-eat lobsterâ buffet. Live music was held in the Limbo Lounge four times a week by Micheal and Kennyâs band âThe Island Boysâ. The family hosted large parties on every holiday, and Annie is still known known for her famous Danish âSchnappâs partiesâ.
Son Michael opened a dive shop and before long divers were flying in from the States. In the 70âs it became one of the first windsurfing areas in the world with German windsurf teams coming to the Club to train for a month at a time and holding windsurf regattas on the Sea in front of the resort.

In 2021, plans were approved in principle by the government to develop the property and revive it as a full exclusive club with 17 hotel bungalow units and 32 keys situated along the waterfront. The plans include 6 multi-family shortterm vacation rentals placed behind the bungalows, and another 26 homes (3, 4 and 5-bedroom) positioned around the east-side of the property. The homes are designed to be nestled into nature, surrounded by thick, native vegetation. Amenities include: a pool bar & restaurant, fine dining restaurant, cafe, fitness center, yoga studio, destination spa, tennis court, pickleball courts, bocce courts, retail shops and expansive clubhouse that would serve as a common gathering place for guests, residents and members.
