FINANCIAL INFORMATION

Prices include: home plan design, landscaping design, and interior design fees.
Prices do not include the lot cost.
Due to delivery issues, any material may be substituted with an equal replacement product.
A 15% deposit of the building cost (minus the Design Coordination fee) is due at the time the contact is signed. This occurs after the ARC stamps the approved plans.
Pricing is locked-in when the contact is signed.

Starting
There is a non-refundable $25,000 design coordination fee (included in the floor plan price) for the NHC Team to perform the following work in order to receive the conceptual and final review for ARC approvals. This is paid at the time the survey/topo is received by the NHC Design Team and work begins to prepare documents for the review process. This nonrefundable fee is credited to your 15 % deposit.
The breakdown is as follows:
$10,000 - NHC Plan Designer attends the preliminary site meeting, conceptual & final review preparation meetings. They prepare all the documents for the two ARC meetings.
$3,250 - Landscape plan design & attendance at both the ARC meetings by NHC Landscape Architect.
$1,000 - Designer consultation with the client to select exterior colors, front door hardware & front porch lights. These selections are presented at the Final Review meeting.
$4,600 - Structural engineer draws plans required by the ARC.
$2,975 - Soils test
$2,500 - Staking the house and driveway on the homesite for ARC review.
$675 - Builder Administrator Fees
$25,000 - TOTAL FEES
The total cost to build a New Home Collection home includes three parts: the current price of the plan, the homesite cost, and the development costs.
The development costs are:
$2,500 - ARC plan review fee due at final review.
$6,000 - *ARC refundable deposit.
$400 - Approx. cost of plan copies (includes 7 sets for ARC committee members).
$2,500 - Approx. cost of current survey & topo of the lot, if needed.
$4,000 - Builder’s risk policy held by the homeowner - approx. cost during construction.
TBD - Water and sewer tap-in fees (dependent on your homsite location).
TOTAL - $15,400 approx. costs (plus tap-in fees)
*A $12,000 refundable deposit is paid to the ARC once the complete plan package has been approved by the ARC. Of this amount, ½ is paid by the builder and ½ by the owner. This deposit is like a bond and returned to both parties at the end of the project as long as there have been no fines levied during construction.
