Homesites may only be reserved by executing a purchase contract and submitting a 10% earnest money deposit to be held in escrow.

A purchase contract and a draft of all Tocami community documents are available upon request. These documents include the 1) Tocami Declaration, 2) Tocami By-Laws, 3) Tocami Rules and Regulations, 4) Tocami Design Guidelines, and 5) Tocami Deed Restrictions. Final documents will be provided prior to closing.

The purchase contract will require the Seller to provide 1) Evidence of marketable title, 2) Access to domestic water via a private or shared well, and 3) A valid sewer permit for the homesite.

A Buyer may terminate the purchase contract for any reason and receive full refund of earnest money deposit within 30 days of contract execution. Tocami buyers joining GlenCove must apply to the club during the Inspection Period. Thereafter, the earnest money deposit is non-refundable.

Closing is 30 days after the Seller has provided to Buyer 1) Evidence of access to domestic water and a valid sewer permit for the contracted homesite and 2) Final drafts of all community documents.

The first closings will occur in 2023.
