Tocami is a 44-acre community on the shoreline of Lake Glenville and includes 20, two-acre private homesites.
Select from a lake view, mountain view, or wooded homesite. Each homesite comes with a private boat slip in one of two Tocami community docks accessed by foot, side-by-side ATV, or golf cart and a pre-paid membership to GlenCove, Old Edwards' newest community and private club.
Some homesites sit high on the ridge overlooking the Blue Ridge Mountains, while others sit closer to the water with views of the lake, while some offer more privacy tucked away in the virgin hardwood forest.

Tocami is place where residents are meant to make their own fun, utilizing the woods and lake around them. We’ve added a few things we think are authentic to the surrounding area for everyone to enjoy…
Boat Docks – Each homesite comes with a private boat slip in one of the two Tocami community docks. The docks are for Tocami owners and guests to swim off, fish from or just enjoy being down on the water.
GlenCove – Each homesite comes with a pre-paid membership to GlenCove, a multi-generational adventure-wellness community and private club located just 5 miles from Tocami. As a GlenCove member, Tocami owners gain access to all the club amenities plus The Grill Room at Old Edwards Club. The membership extends two generations up and down.
Lake Club – Future plans include a lake club to be constructed along the Tocami shoreline adjacent to and overlooking the lake and the community docks. The building will include a casual living room area and fireplace, kitchen, restrooms, storage for lake toys, an outdoor deck, and grills for Tocami owners and guests.
The “Hub” – Located at the center of the community, the Hub is a hang and chill area that will include a vintage barn with a small ‘Honor Store’ inside offering cold drinks, snacks, fishing tackle, and sundries for Tocami owners to purchase on an honor system. Drop a few bucks in the counter jar and take what you need.
"Hub" Glamping – The Hub will include an upscale, safari-inspired canvas tent situated on a raised deck kids in the community can hang out in or spend a night in the woods; the Tocami version of an easy and fun camping experience.
“Hub” Games – Next to the barn, glamping tent and fire pit, the Hub will feature unique and easy games to play; horseshoes, axe throwing, and ring-on-a-string toss…. Outdoor games kids and adults can enjoy too.
Fire Pits – A large fire pit, outdoor patio and seating will anchor the Hub area, plus another community fire pit is down by the lake. Everyone loves to build fires, and Tocami will have two amazing fire pit areas to build one as big as you like.
Walking Trails – Walking trails will be carved into the woods making a community loop trail for exercise, peaceful walks or side-by-side ATV vehicles.

At Tocami, owners can build their own home, or we can help.
Tocami does not have a preferred builder program and permits owners to select their own architect, builder, and other consultants. If the custom home path to ownership is your preference, Tocami can offer a list of architects and builders. All construction projects must be submitted to and approved by the Tocami Architectural Review Board.
The development team is putting the finishing touches on two custom designed houses with plans to construct them in 2023. The homes are designed by Greg Busch and built by Stephen Geldard of Tuckasegee Construction. These homes can be customized and purchased prior to or during construction. Because Tocami owners may live outside the area, our proven Design Build Team which includes architect Greg Busch and local builder Stephen Geldard can make it easy to build from afar. We can help determine the best way to proceed (utilizing our Design Build Team if desired) based upon factors such as timing, budget and owner’s needs and preferences.
If your interest is to buy now, use Tocami and build later, Tocami does not dictate when an owner must start building their home.

The dusk hours are magical on the Saddle course. As the sun sets, the course can be lit for nighttime play. Background music played from speakers hidden throughout the course. Tocami buyers must submit a separate membership application to GlenCove Tocami buyers may activate the membership immediately, or delay up to 1 year after closing The membership extends two generations up and down Annual dues are currently $6,000 per year
The Opportunity
Tocami is a one-of-a-kind ownership opportunity that is meant to feel and live like a private family compound. With only 20 two-acre homesites, it will always be just a small group of families that get to be part of it.
Tocami ownership is by invite only for the time being as no outside agency is marketing this opportunity. We hope to attract likeminded families that share a passion for the Tocami vision and in some cases may know each other or be friends of friends.
Lake Access Only
While all homesites are suitable to build on, we believe some homesites may be purchased to acquire a private dock slip to keep a boat and gain access to Lake Glenville with no intent to construct a home in the near term. This may appeal to families who already own in the area but who do not have private access to Lake Glenville.
A very limited number of private boat slips exist on Lake Glenville that are not attached to a private lakefront lot. They are limited and rarely sell. The most recent comparable private dock slip sales range from $200,000 to $250,000 for a single slip, thus there is real value in owning a boat slip on Lake Glenville.
