I am a Sustainability advocate and have been enagaged in Sustainable planning and strategies since past 10 years. In the next 15 years, about 200 million people will move from rural areas in India to the country’s urban areas.

The rapid growth of urban population is due to both natural and forced migration. While urbanization increases productivity and improves nations GDP per capita it also causes significant pressure on public utilities like housing, sanitation, transport, water, electricity, health, education etc of those urban areas.

How do we plan these cities to accommodate the growing population for living space, jobs, and transport?

This discrepancy has caused several problems: only 30 percent of sewage is treated, 24 percent of the urban population lives in slums, public transit usage is declining, and almost half of all city drivers spend more than 12 hours a week stuck in their car.

GREEN RATING SYSTEMS If the building is not operated as designed, it will never perform as intended. A daylit building is usually designed to save energy during daytime by switching off lights. However, if the user of building decides to add curtains, and switch on the lights, the desired savings shall not be achieved.

Hence green building performance matters and it is important to measure. Green Rating systems provides guidelines. The criteria list in the guidebook gives you a to-do list.

GREEN RATING SYSTEMS IN INDIA GRIHA GRIHA in Hindi means “adobe” is short form for Green Rating for Integrated Habitat Assessment, is mandated to promote development of buildings and habitats in India. GRIHA Council is an independent platform for the interaction on scientific and administrative issues related to sustainable habitats in the Indian subcontinent. It was founded by TERI (The Energy and Resources Institute, New Delhi) with support from MNRE (Ministry of New and Renewable Energy, Government of India) along with a handful of experts in the sustainability.

LEED India LEED stands for Leadership in Energy and Environmental Design, whose standards are backed by the Confederation of Indian Industry and has been in use in India since 2001. LEED INDIA rating system provides a road map for measuring and documenting success for every building type and phase of a building life cycle.

LEED-INDIA promotes a holistic methodology to sustainability by way of the fact that it recognizes the functioning of a green building in five of crucial matters listed in its criterias.

• Think about at what stage of construction of the building will you get this certificate (post occupany/pre occupany).

• Keep in mind the total time of construction.

Example - GRIHA process is simpler and undergoes less number of reviews compared to LEED. However the certification is given post occupany. So if getting a plaque earliest is your priority you may rate LEED higher than GRIHA.

• Think about how well known the certification is as a Brand this will help analyis how much efforts will you need to put in marketing your project.

• Think about how popular is it with the local Government to seek incentives.

Example - LEED certification process requires a compulsory charette before beginning the process.

Example - Currently LEED has much bigger market in India, multinational companies who built regional offices in India trust LEED and market it in their Corporate Sustainability Reports. However your client doesn’t care about CSR, then rate LEED lesser than GRIHA.

• Think about the initial investment.

• Think about payback and return on investment. (Refer what you rated for Popularity) • Keep in mind the companies current investment strength and viability.

Example - GRIHA certification is cheaper as the process is much simpler compapred to LEED. If this your first project you would not want to spend a lot now.

EVALUATE Which green rating system did you rate more, this should give you a fair idea which one are you more inclined for this project

Look at the list of criterias each rating system provides and write them down.

Compare the criterias you wrote down in Step 1 by a simple mathematical method of how many points does that criteria weigh out of Total points. You will need different colored pens to do this and the Guidebooks for reference.

Uttar Pradesh Housing and Urban Planning Department: GRIHA incentives. Free of cost 5% additional FAR (FLoor Area Ratio) for projects for complying with 4 or 5 Star GRIHA Rating.
