TRU and CHBA

30 YEAR UNIQUE PARTNERSHIP T his year marks the 30th consecutive year of successful collaboration between TRU and CHBACI. And Rose Choy, Executive Officer for CHBACI, thinks that’s something special.

“We’re very proud of our partnership with the University,” she said. “The longevity and the success of the partnerships are very unique in the country. A University, a Non-Profit Organization and a Charity.”

The Training House offers a unique opportunity to benefit both organizations as well as the community at large through the YMCA/YWCA programs funded by the proceeds from the Dream Home lottery.

TRU’s building trades students are directly engaged in the construction of the Training House, taking the knowledge gained in the classroom and learning to apply it in the real world.

The carpentry students are tasked with building the foundation and framing the shell of the house up to the lock-up stage.

The students’ experience on the work site goes beyond practical application of classroom knowledge.

They also learn there’s more to a construction site than building. Coping with bad weather, unanticipated scheduling delays, even finding reliable transportation to and from work, are as much part of the job as putting together the pieces to create a house.

Along with supporting the next generation of tradespeople, the Kamloops residential construction

industry benefits from the Training House through the opportunity to showcase new products and services as well as give back to the people who support their businesses.

Public adoption of the latest technologies and techniques in housing construction is a fairly slow process. A house is a big investment and not many are willing to take a risk on the unknown. Those limitations don’t exist in the Training House.

When the public tours the house during the Dream Home lottery they see for themselves what these enhancements can do to promote the livability of a home. When it’s time for them to build or buy, they will be looking for those same features.

The men and women who make up the construction industry are first and foremost members of the Kamloops community. Their generous donations and sponsorships reflect their support of the aims and objectives of TRU and the YMCA/YWCA. And in the magic way of giving, what they offer through their businesses is received back in abundance. From TRU they receive skilled tradespeople as assets to their businesses. From the YMCA/YWCA they receive community services that improve their own and their family’s personal quality of life.

“Most people are just happy to be part of this project,” said Choy. “Because they can say, I was part of that house. And they take pride in that.”

YMCA-YWCA Dream Home Lottery

2020 BIGGEST YEAR YET

his year marks the 24th annual Kamloops Community YMCA-YWCA Dream Home Lottery, and it is the biggest the Y has run to date. With more prizes than ever before, this year’s lottery is set to be a great one. While the home is the most coveted prize of all, there are many other prizes to be won. A total count of 849 prizes gives contestants a 1 in 20 chance of winning any prize; better odds than almost any other lottery, and great odds for any ticket buyers.

Prizes up for grabs include five cash draws of $1,000, a 2020 Chevrolet Spark from Smith Chevrolet, $2,000, $3,000 and $5,000 grocery credits at Save On Foods, three $1000.00 gift cards towards any Transat Holiday from Marlin Travel, Home Hardware Gift Cards, 2 $500 Shopping Sprees at Aberdeen Mall, Art Knapp’s gift cards, and much, much more!

In addition to the Dream Home Lottery prizes there is a second opportunity to win this year with the purchase of a 50/50 raffle ticket! Many people don’t know that the Kamloops Y is a charity, and that the Y Dream Home Lottery is the biggest annual fundraiser for the Kamloops Y. The annual Dream Home Lottery provides the Y with a source of much needed income, funding many

important projects and aiding improvements at the various Y locations throughout Kamloops.

Part of the funds raised through the Dream Home Lottery and 50/50 Raffle will be going towards providing things such as new fitness equipment for both the Downtown Y and John Tod Centre Y. A bulk of the proceeds will also go to Y child and youth programming such as afterschool care, swimming lessons; and various other programs run through the Y that serve hundreds of children and families in the community.

Only 17,000 Dream Home tickets are available for purchase, starting April 7th, 2020. 10,200 of those will be sold as single tickets at $100 each and 6,800 will be sold as value packs of 5 tickets for $400. Value packs always sell out quickly, so make sure to get yours before they’re gone!

The Y will be running the Dream Home Open House where you can take a tour of the home, and see everything that it has to offer. Open Houses run every Saturday and Sunday, April 11th to June 28th, from 11 am to 5 pm, at #160-200 Grand Blvd, in Orchards Walk.

Training Home gives students real life experience

A

fter the lottery is drawn, the YMCA Dream Home will become some lucky family’s beautiful new home. But before that can happen, it’s the TRU training house, and a fantastic opportunity for local trades students to get some hands on experience on an actual build site.

Baldev Pooni, Dean of Trades and Technology at TRU, has seen the benefits of that opportunity first hand.

“It’s a real life experience,” he said.

“You’re getting something that you would not ordinarily get when you start your first job. The contacts that those students make with the people on site, the fact that people on site are actually getting to see students at work, a whole bunch of people get picked up before they even graduate.”

Students from the residential construction program work on the house and bring it all the way to the lockup stage, and in doing so get access to experiences that they’d never have in just a classroom environment.

And not only can students use the work on the Training Home as credits in their education, but the experience counts towards 50% of their apprenticeship training, meaning students will come away that much closer to being able to start their careers.

The Training House also provides the opportunity to test some newer technologies that might not be used in other home construction projects.

“This thing called the Step Code is coming along where homes have to be more carbon neutral,” Pooni said. “From an energy perspective, the house has to be able to generate as much energy as it uses.

“So the idea of alternate energy, solar for example, is coming into play.”

By incorporating these sorts of factors into the Training Home, TRU can ensure that their students are getting the most relevant and up-to-date experience possible.

“We can try new things, new materials, new processes to install different materials, and the whole community is learning,” he said.

Orchards Walk Development, home of the 2020 Training House

T

he location of the TRU Training House is usually changed up a bit each year. While last year’s house was located in Tobiano, this year’s was constructed a little closer to home, in Valleyview.

The house is part of the Orchards Walk development, and while it’s somewhat based on one of the existing designs for the development, it’s also been tweaked a little bit.

“We have nine floor plans for Orchards Walk,” said Jere Lorenz who was the developer and project manager for this year’s Training House.

“I took one of the most common floor plan and tweaked to suit the lottery home.”

Trying to create something unique without deviating too far from the existing design of the homes in the Orchards Walk development was one of the bigger challenges faced this year, and required

cooperation between a few of the different businesses involved.

“You sit down with the designers and see how we can add special features to the house,” Lorenz said.

“We changed a couple of things, as far as window locations, and where the kitchen window was, because we wanted a different type of kitchen, so that kind of stuff.”

One of the things that Lorenz thinks makes the TRU Training House program so special is how it gives local trades students the opportunity to get real world, hands-on experience at an actual worksite.

“You can see the ones that can make this a future,” he said.

“You can see the carpentry students light up like lightbulbs.”

This year’s house is 3,000 sq. ft. over three floors.

C

hoosing the colours for the interior of the home is only the first part of getting those colours onto the walls. The next step is painting.

That’s a service that Mike Boose and Custom Craft Painting have been providing for the TRU Training Home for about the last seven years.

“Anything that requires painting inside house, that’s what we’ve taken care,” he said.

Boose said that the Training Home is a great opportunity for those learning trades.

“I believe in the Y Dream Home, the project itself,” he said. “I think it’s great for young people who want to get into the trades to have some real life, hands-on work.”

He also points to all the good that the YMCA and YWCA do in the community.

“I was born and raised in Kamloops so I love that part,” he said.

Even for people who don’t luck into winning the home, just touring the building gives many people a better idea of many of the current trends in home design. It may even inspire them to pursue renovations in their homes.

This year’s home took about two weeks of painting time involving between two and four painters on any given day.

Custom Craft Painting is now in its 20th year and Boose said it’s mostly been a word-of-mouth sort of business, and projects like the Training House can be a great opportunity to show off the quality of their work.

“I have an incredible team,” he said.

BRINGING VISION FOR DESIGN TO TRAINING HOME

I

f you want you’re newly constructed house to look its best, you’ll need to involve an interior designer, and for this year’s TRU Training Home the CHBA turned to Portfolio Interiors to take care of that part of the project.

Owner Dan Pan and her team planned the look of the home’s interior from lighting to flooring and almost everything in between.

Their goal was to create something that would be attractive but also functional for a young family, which is the demographic for the neighbourhood.

Pan said it was a bit of a challenge as the design couldn’t stray too far from the rest of the homes at the Orchards Walk development.

Portfolio also worked with the local businesses that were donating products to the Training House in order to create the most attractive design that included all the products the businesses wanted to feature.

“We have to make sure it’s cohesive,” said Pan. But it was a challenge the team was more than capable of handling.

“I think this house is going to be one of the most beautiful ones in the past 15 years,” said Kathy Grant, who handles communications and promotions for Portfolio Interiors.

“It’s going to have a lot of wow factors.”

Some of those factors include the wainscoting, a butler’s pantry in the kitchen, solid oak cabinetry, a full height rock fireplace and a master bedroom that features boutique hotel ambiance.

Though everyone has their own idea of what a dream home would be, Pan said that they were creating something that would be ideal for a new family.

“We created a dream home for a young startup family, maybe one girl and one boy,” said Pan. “So that’s what drives the design.”

Service Plus

WARM OR COLD, BRINGING QUALITY WORK TO HVAC

T

here are many different components involved in constructing a house, and some of the most important ones are the ones you hardly see.

Take, for example, the heating, ventilating, and air conditioning — or HVAC — which was provided to the TRU Training Home by Service Plus.

They’ve been donating to the project since 2013.

“The reason I do it is because the TRU students get to go work on it,” said Samantha Bentley, owner of Service Plus.

“And those are future tradesmen out there, and women. And I love that they’re able to go and actually build a home, in all aspects. They can do the plumbing, they do the framing, they do everything.

And I think that’s great.

Bentley explained that while there was nothing

particularly unique in the HVAC work they did for the Training Home, it is all higher end stuff, which means more efficient systems.

For example, they included a heat recovery ventilator, which uses the existing warm air in your home to heat the fresh air that is drawn in instead of having to constantly rely on the heating unit itself.

They also provided rough-ins for future gas appliances, like a barbecue or gas range.

Bentley finds that the Training Homes provides a great opportunity to give back to the city she calls home.

“I like to support local when I can,” she said. “I hope that people are choosing me over someone outside, and I like to try to do the same thing. I try to give back to the community in any aspect I can.”

Imagine the Room

LONG-RUNNING SUPPORTER OF TRAINING HOUSE

W

orking on the TRU Training House project often inspires businesses to support the project for many years after their initial involvement. One of those businesses, that has been working with the Training House almost since the start, is Imagine the Room Closets Ltd., though it was original known as Kamloops Klosets.

“My dad, Doug Sherwood, came to Kamloops to start a closet organizer business from the lower mainland 30 years ago,” said Tanner Sherwood, who owns the company with his father.

The elder Sherwood started out by working primarily on the retail side of the business, working with homeowners looking to renovate their existing closets with wire shelving and wooden shelving systems.

When those customers went on to build their own homes they contacted him to work with the contractors in designing and constructing closets and other shelving in these newly built houses.

“When the opportunity came to be a part of the dream home,” Sherwood said of his father, “he saw it as an opportunity to give back to the community that has provided a living for his family, and now the rest of our growing team, as well as showcasing the

benefits of organization in large and small closets.”

And they’ve stuck with the project through the years for a number of reasons, all positive.

“We appreciate the promotion of family values by the YMCA,” he said, “and what they do to support those that are struggling or just starting out as we’ve had to.

“Also, being a part of the community with the contractors that contribute is a great environment.

There’s something special about working with others that are giving of their time, materials, and talents freely.”

Sherwood said that knowing where the proceeds go makes a big difference in being able to support a project like this. “There are a lot of fundraisers and charities that it maybe difficult to see where the resources go,” he said. “But the YMCA provides a lot of value to our community and we definitely support that.

He also said that they will continue to support and provide products and services for as many years as the program runs.

“We look forward to growing our team so we can give more to the project beyond our goods and services.”
