More than a

DREAM HOME I n the community it’s known as the Y Dream Home, but to the TRU School of Trades and Technology and the local Canadian Home Builders Association (CHBA), builders of the Dream Home, it’s known as the Training House.

2019 marks the 29th consecutive year of successful collaboration between TRU and CHBACI. The Training House offers a unique opportunity to benefit both organizations as well as the community at large through the YMCA/YWCA programs funded by the proceeds from the Dream Home lottery.

TRU’s building trades students are directly engaged in the construction of the Training House, taking the knowledge gained in the classroom and learning to apply it in the real world.

The carpentry students, under the guidance of instructor Bryce Coombs, are tasked with building the foundation and framing the shell of the house up to the lockup stage.

The students’ experience on the work site goes beyond practical application of classroom knowledge. They also learn

there’s more to a construction site than building. Coping with bad weather, unanticipated scheduling delays, even finding reliable transportation to and from work, are as much part of the job as putting together the pieces to create a house.

While a student may not think dealing with these aggravations constitute much by way of marketable experience, it makes a favorable impression on future employers when they know an employee is able to overcome the kinds of adversity common to every construction site.

Along with supporting the next generation of tradespeople, the Kamloops residential construction industry benefits from the Training House through the opportunity to showcase new products and services as well as give back to the people who support their businesses.

Public adoption of the latest technologies and techniques in housing construction is a fairly slow process. A house is a big investment and not many are willing to take a risk on the unknown. Those limitations don’t

exist in the Training House. When the public tours the house during the Dream Home lottery they see for themselves what these enhancements can do to promote the livability of a home. When it’s time for them to build or buy, they will be looking for those same features.

The men and women who make up the construction industry are first and foremost members of the Kamloops community.

Their generous donations and sponsorships reflect their support of the aims and objectives of TRU and the YMCA/YWCA. And in the magic way of giving, what they offer through their businesses is received back in abundance. From TRU they receive skilled tradespeople as assets to their businesses. From the YMCA/YWCA they receive community services that improve their own and their family’s personal quality of life.

Each year there is only one person publicly declared the winner of the Dream Home.

YMCA-YWCA Dream Home

his year marks the 23rd annual Kamloops Community YMCA-YWCA Dream Home Lottery, and it is the biggest the Y has run to date. With more prizes than ever before, this year’s lottery is set to be a great one. While the home is the most coveted prize of all, there are many other prizes to be won. A total count of 639 prizes gives contestants a 1 in 23 chance of winning any prize; better odds than almost any other lottery, and great odds for any ticket buyers.

Prizes up for grabs include five cash draws of $1,000, a 2019 Chevrolet Spark from Smith Chevrolet, $2,000, $3,000 and $5,000 grocery credits at Save On Foods, a trip to Mexico and a travel voucher from Marlin Travel, Tobiano complimentary golf passes, Home Hardware Gift Cards, 2 $500 Shopping Sprees at Aberdeen Mall, Art Knapp’s gift cards, and much, much more!

In addition to the Dream Home Lottery prizes there is a second opportunity to win this year with the purchase of a 50/50 raffle ticket! Tickets are available at both Y locations, in person and over the phone and the Dream Home open house in Tobiano at 1 for $10, 3 for $25, 8 for $50 and 20 for $100,

with a potential maximum prize of $188,750 (actual prize total based on number of tickets sold). Last year’s lucky winner won $53,700!

Many people don’t know that the Kamloops Y is a charity, and that the Y Dream Home Lottery is the biggest annual fundraiser for the Kamloops Y. The annual Dream Home Lottery provides the Y with a source of much needed income, funding many important projects and aiding improvements at the various Y locations throughout Kamloops.

Part of the funds raised through the Dream Home Lottery and 50/50 Raffle will be going towards providing things such as new fitness equipment for both the Downtown Y and John Tod Centre Y. A bulk of the proceeds will also go to Y child and youth programming such as afterschool care, swimming lessons, basketball; and various other programs run through the Y that serve hundreds of children and families in the community.

Only 15,000 Dream Home tickets are available for purchase, starting April 2, 2019 9,000 of those will be sold as single tickets at $100 each and 6,000 will be sold as value packs of 5 tickets for $400.

The Y will be running the Dream Home Open House where you can take a tour of the home, and see everything that it has to offer. Open Houses run every Saturday and Sunday, April 6th to June 23rd, from 11 am to 5 pm, at 110 Cavesson Way, in the stunning community of Tobiano on Kamloops Lake.

Deadline to purchase tickets is 8 pm. on June 26, 2019. The draw for prizes will be held on July 3, 2019 at 110 Cavesson Way, Tobiano and will begin at 8 am. The draw will be filmed and broadcast on CFJCTV. Along with the opportunity to showcase Tobiano this year, Ternier also credits the TRU Training House as a great opportunity for the YMCA-YWCA, the Canadian Homebuilders’ Association and the university.

“It’s a win for the university, the Y and ourselves,” he said.

Because the house is located in nearby Tobiano, it provides a great opportunity to showcase what’s available in the growing community on Kamloops Lake.

“I think it’s going to bring a lot of people out to Tobiano,” he said. “It’s an opportunity for us to showcase our wonderful development out here, the residential side, the marina, the golf course, just the whole lifestyle at Tobiano. Designing WITH A VIEW

vory Winston was already starting to plan the design of the TRU Training House from the moment he first stood on the empty lot in Tobiano.

“I get inspired from locations,” Winston said. “It’s all about the site and where the sun’s coming up in different times of day.”

While viewing the site in Tobiano, he isolated what looked like an appealing view in the distance and started developing design ideas around that. Winston and his partner at Procad Designs, Dan Moore, eventually had a home plan to submit and, while the plan was approved, they did need to scale back their ambitions.

“I like to push the envelope a little bit,” Winston said. “And they have to fit a certain price point to

be able to get the students to build it. We shrunk the square footage down. It ended up looking very similar.”

This is the ninth TRU Training Home that Procad Designs has worked on and it’s something Winston enjoys doing.

“I really do enjoy designing for clients and seeing their vision come to life,” he said. “That really is fascinating. These projects are just a chance for me to explore that on my own a little bit, so that was fun.”

For Winston, whether he’s working on plans for clients or for the TRU Training Home, it’s just another day at the office.

“It’s kind of what we do,” he said. “Designing dream homes of one variety or another.”

Steel guides the Training Home to completion

A

s project manager of the 2019 TRU Training House project, Doug Steel found himself in the construction version of the director’s chair, organizing all the subtrades and building materials and overseeing the entire build.

The project was conveniently located, as Steel’s company, Diverse Contracting, is also working on other jobs in the Tobiano area. This meant he could be onsite at the Training House whenever necessary.

“You’ve got to be on site to do problem solving and address issues as the build goes on,” he explained.

This is Steel’s second time working on the Training House and he said it’s something he enjoys, in part because it gives him a sneak peek at the next generation of tradespeople.

“It gives us access to see the new students coming

up that’ll be available, hopefully, for work when we see some of our other trades start to retire,” he said.

“It gives us almost an interview process with some of these students.”

Steel followed the project from start to finish, noting he will be on site during the opening weekend to help out.

“It’s actually gone quite well,” he said. “For such a complex house, we did quite well. We did quite well scheduling-wise — we’re ahead of schedule.”

Now with two Training Home projects behind him, Steel said he would be willing to tackle another one in the future.

“It’s a great opportunity to work with so many other trades in the Kamloops area,” he said. “So many of them stepping up and helping out.”

T

he Y Dream Home is an important fundraiser for the YMCA-YWCA, but before there’s a dream home, there’s a TRU Training Home that allows students in trades programs at Thompson Rivers University to get invaluable hands-on training.

Bryce Coombs is a carpentry instructor at TRU and he oversaw the students who participated in the Training Home construction.

“We take students who are interested in carpentry and show them the ropes,” Coombs said, noting students go through a number of safety scenarios to ensure no one is injured before the “baptism by fire” of arriving on the home site.

“I guess it’s a slow build by any stretch, being that there’s a lot of bent nails and pulled nails, but we get

through it and, obviously, they gain confidence as the project moves on,” he said.

According to Coombs, the students’ work is focused mostly on the three Fs of carpentry: foundation, framing and finishing.

“We don’t do any of the drywall,” he said. “We might go out for a day in February if we can to have a look at the doors being hung.”

For Coombs, who has participated in the Training House for two years, it’s an opportunity to share a memorable experience with his students.

“I know when they’re 60 years old, they’re going to remember that first house they worked on,” he said.

“I sure do. They put a lot of blood, sweat and tears into it.”

Windsor Plywood GIVING BACK TO THE COMMUNITY

W

indsor Plywood was again involved in the TRU Training House project, providing exterior railings and glass, interior doors and trim, interior spindles and exterior vinyl decking on the outside decks.

According to owner and manager Bryan Ghering, Windsor has been a participant for more than five years — and it’s all thanks to outdoor salesman Gary Gow. “He’s been a member of the Home Builders forever,” Ghering said of Gow’s involvement with the Central Interior chapter of the Canadian Home Builders’ Association.

When Gow joined Windsor Plywood, he brought that connection to the TRU Training House.

Ghering is happy that Windsor Plywood is part

of the TRU Training House creation each year as he sees the project as a great way to give back to the community that has supported him for so many years.

“I think it’s spectacular,” he said. “I think it’s something that is unique in the industry.”

This year’s home is a bit larger than other projects from the last few years.

“You’ve got to build something a little nicer out there,” Ghering said of the home’s location in nearby Tobiano.

“You go there and you have a look around and you’re proud that you’re part of that whole thing,” he said. “I’ve always thought it was a great project. We’re one of the few communities that do something like that every year.”

M

any people consider the kitchen to be the heart of the home, which is why the area is a place that us special.

TROUT CREEK BRINGS TIMBER TO THE TRAINING HOUSE

“We did all the timbers and the staining, fabrication for the front entrance timbers and then the ones on the deck,” said operations manager Kyle Cavanagh.

“Pretty much any timber you see in the house.”

This year wasn’t Trout Creek’s first year involved with the Training House. The company has provided wood for almost every house since the project started, even if it was just a timber mantel piece or a few wood accents throughout the building.

This year, Trout Creek was a diamond sponsor, with a donation that was second in size only to its work on the 2011 Training House.

“That would be the largest,” Cavanagh said. “But this one was pretty big. We’re happy to support it.”

Cavanagh is pleased to continue to support a project that does so much good for the community in Kamloops, particularly training local students in the trades and preparing them for work in the construction industry.

Putting on the finishing touches S ometimes it’s the finishing touches that can make or break the look of a home, and that’s exactly what River City Rock Products offered the TRU Training House.

The company donated rock veneer for the outside of the home and paving stones for the patio.

Frank D’Amore worked with designer Deanne Roberts of Motivo Design Group Inc to pick just the right products for the Training House.

“Deanne and myself looked at the products and she’s the one that’s the expert in it, so she picked what she liked and we donated it and the rest is kind of history,” said D’Amore, a co-owner of River City Rock Products.

D’Amore and partner Frank Corea have made some changes to the business since they took over ownership three years ago. They’ve added landscaping products and retaining wall materials, while also expanding their veneer line.

“Although it’s a business that’s been here since

2009, we’ve increased its profile with respect to all the different products,” D’Amore said.

Though this is the first year River City Rock Products has been involved in the TRU Training Home, D’Amore remembers working on a similar project when he was in pre-apprentice electrical training.

“Back then, we were building garages,” he said.

“The carpenters would build a two-room garage and we would wire it — and then they would sell them.”

D’Amore is proud to have been a part of the 2019 project and thinks Kamloops as a whole should be just as proud.

“As a matter of fact, from what I understand, talking to some of the members of the Canadian Home Builders’ Association, it’s a bit of a leader in all of Canada with respect to the marriage between the university and homebuilders, and then the Y as the recipient of the benefits of the lottery. So that should make Kamloops proud.”

Appliances from City Furniture help making the Training House a home

F

or more than 10 years, City Furniture has been donating appliances to the TRU Training House project.

This year that means more than $10,000 from the local store, including refrigerator, stove, microwave, washer and dryer.

“We did the appliances and we are doing the furntiure as a showcase, just to show,” said store manager Sid Kandola.

City Furniture has been in Kamloops for more than 30 years. With three decades of support from the community, Kandola believes in giving back.

That’s why he supports the Training House and also donates to places like Royal Inland Hospital, Boys and Girls Club, the Kamloops Brain Injury Association and the Kamloops Food Bank.

“We believe very strongly in community health

and putting back into the community where we live and do business,” he said.

Kandola also credits the community for putting in all the hard work needed to get the TRU Training House off the ground.

“There’s a lot of people putting in a lot of time and we do appreciate the time and organizing all that for the community,” said Kandola. “It’s a huge part and adds to the Y to run the programs for the city, and we appreciate all their help and we want to be proud and part of it all the time.”

Kandola is looking forward to getting a look at the TRU Training House turned Y Dream Home in Tobiano when it is completed.

“Usually we get an invite when they get close to finished,” he said. “When it gets to that stage, I will be visiting it.”
