WHY GET A PRE-APPROVAL? Before house hunting your first step should be to get a mortgage pre-approval, or ratehold. The quality of a pre-approval varies greatly. Many big banks simply input a few pieces of information about your income, and run a credit check. A calculator will spit out a number that represents the largest mortgage you can afford. This number has dubious value. You can use an online calculator to do something very similar yourself in about 35 seconds. The only worthwhile bit is the rate hold; but it is rarely their best rate. In contrast, a good mortgage broker will consider all factors of your unique situation and adjust your total purchase price accordingly. I will be on the look-out for common roadblocks that can sink an approval, but rarely come up in a bank pre-approval. Self-employed? Different rules apply. Part-time? Different rules.

Refinancing? Different again. Considering a property with a suite? You get the picture. My clients leave our first meeting with a concrete idea of readiness to buy, maximum purchase price, and monthly payment amount, so you can be sure you can budget it comfortably. I estimate property tax and closing costs for your purchase. I also identify any potential obstacles to an approval. Note that the rate hold is a benchmark only - if rates have improved come purchase time, I will always get you the best rate. It is important to know that a pre-approval is never a guarantee of financing, but I will carefully review your details and give you a very strong indication of how your approval is going to look.
