What does the prime rate drop mean for me?

Last week the bank of Canada lowered the overnight lending rate by a whooping 0.50% (a huge drop!) and thus the bank lowered their prime lending rate from 3.95% to 3.45%. A further drop is expected in the future. The 0.50% drop directly affects variable rate mortgages. Fixed rate mortgages (much more common) are affected by the corporate bond market. That said in the medium term this will help lower fixed rates as well. This week my clients have received some of the lowest fixed rates in history. When it comes to how much you can purchase the government rule (which all lenders must follow) is that you must qualify as if your mortgage rate was your actual rate + 2.0% or a qualifying rate of 5.19% (this differs slightly based on how much you put down on a purchase).

However, as of April 6, 2020, the government announced that the qualifying rate will no longer be set at 5.19%, but will change weekly to the average actual mortgage rate + 2.0% which the government will announce at that time. This means that we may see a qualifying rate of 4.69% or so, which will increase purchasing power by 5%. Not the change the industry was hoping for, but every little bit helps. These changes will lower variable rates, which will help lower fixed rates, and make your payments smaller, but until April you still need to qualify at 5.19%. If you want to know what the qualifying rate will be in April, or the size of mortgage you can qualify for right now, give me a call.
