HELPING THE KIDS WHILE DARING TO DREAM Every year in Kamloops, hope springs eternal.

On a summer day that is usually sunny and hot, marketing maven Bryce Herman and his team walk into a stunning abode and prepare to draw tickets from a barrel, the final one inscribed with the name of the city's newest homeowner.

For 20 years, the Y Dream Home Lottery has served two purposes: giving ticket buyers a fantastic chance in a life-changing draw and using proceeds from those ticket sales to literally change the lives of children in the Tournament Capital.

Everybody who ponies up $100 to buy a ticket dreams of hearing the phone ring on the morning and hearing the unmistakable voice of Herman on the other end of the line.

Earlier this month, selfproclaimed "rock and roll guy" John Thorpe received such a call — and, within the span of a few short words, had his life changed forever.

That phone call has taken

place again and again over the years and will continue next summer and the summer after that and beyond.

The Y Dream Home is unique in that the odds of winning the grand prize — always a remarkable home built through the lasting partnership of the Canadian Home Builders Association of the Central Interior and the trades and technology school at Thompson Rivers University — is far greater than possibly any other similar lottery.

This year's lottery, for example, gave ticket buyers a 1 in 11,000 chance to win the grand prize, a magnificent 3,500-square-foot home on Hayward Place in Westsyde, valued at more than $635,000.

And the odds of winning one of the 372 secondary prize were good this year: 1 in 34.

Many dream of winning the home and most decide to sell and realize the windfall, while the Dream creations that improve so many lives have consistently won Keystone home-

THE TALES THE Y DREAM HOMES TELLS BRYCE HERMAN RECALLS THE HUMOUR AND POIGNANCY OF WINNERS’ STORIES Bryce Herman has been the face of the Y Dream Home Lottery for two decades.

And, in that time, boy, has he seen some things.

KTW sat down with Herman shortly after John Thorpe was named the 20th anniversary Dream Home winner on July 6, to hear some of his favourite stories from over the years.

Herman touched on everything from the heartwarming to the hilarious.

The Y Dream Home Lottery got off to an inauspicious start in 1996, then a fundraiser headed up by Brock Bingo, which would later become Chances Kamloops.

With less than two weeks remaining before the home draw, the lottery had yet to break even, hampered by ticket-selling restrictions imposed by the B.C. Lottery Corporation.

“Everyone was panicking,” Herman said.

But, staring failure in the face, it was Rick Laidlaw, then-regional manager of Cooper’s Foods, who

stepped in to sell the tickets at his stores, standing up to BCLC. The feud received frontpage headlines for days and the lottery went from likely losing money to realizing a profit of more than $107,000 in its inaugural campaign.

Following the initial hiccups, Herman’s stories have taken on a decidedly more happy tone.

There was the time they took a draw barrel out to the Rocky Mountaineer operations depot, prepared to draw for one of its prizes from the touring company.

But Herman and company ended up in the middle of a freak windstorm, one that knocked their plastic draw bin off its moorings and scattered entry forms down the railroad tracks.

“We were running around, running around, grabbing tickets, stuffing them back in the barrel,” Herman said as he recounted the disaster.

Had the group missed even one ticket, they would have run into disaster when they were later audited.

Luckily, they managed to retrieve every one.

“What are the odds of a dust devil coming along, right when you’re ready to do the draw?” he said.

There have been a handful of winners who didn’t believe they had won — one cursed out Herman on the phone, believing him to be his brother-in-law — and another who had a meltdown in the middle of Costco. One winner insisted

on finishing his round of golf before coming to pick up his keys.

Another notable Kamloopsian, Mayor Peter Milobar, got a little overexcited when Herman left him a voicemail asking him to return the call.

“He called me and he thought it was the day of the draw, so he says, ‘What did I win?! What did I win?!,’” Herman said.

Herman had been calling on an unrelated topic.

“I went, ‘Pete, the draw isn’t until next week.’”

Of the 19 people who had won homes prior to Thorpe this year, only three have moved into the grand prize — only one still currently lives in it — but the lottery has nonetheless positively impacted every winner.

Herman said that’s his favourite part of the program. One woman was in the process of moving to Calgary after the death of her husband, but the lottery win kept her in Kamloops and she raised her teenagers in the home. Another man was trying to figure out how to give his wife the kitchen renovation of her dreams in retirement and, instead, he was able to give her an entire house.

The Y Dream Home Lottery is as strong as it has ever been and it’s expected the proceeds from the 2016 lottery should push the program over the $3-million mark in total funds raised.

There’s no end in sight.

“Many of them very much made a difference

in peoples’ lives, without a doubt,” Herman said.

“We don’t know when this thing will end. It will probably outlive me.”

KAMLOOPS Y FEELS AT HOME WITH LOTTERY There are house lotteries across Canada, but the Kamloops YM/YWCA has operated a unique and profitable event for two decades.

Colin Reid, CEO of the Y in Kamloops, said he knows of a Y in Cape Breton that operates a lottery, but not for a home.

"There's dream home lotteries across Canada,” he said.

“Not many Y's are doing this."

The net revenue from the annual lottery typically tops $200,000. Reid estimates it

has brought in about $3 million in its lifetime in Kamloops.

Where does that money go?

To every facet of the operation in Kamloops, from fitness equipment to providing free outdoor camps for families that could not otherwise afford it.

Reid said the lottery forms a fundamental part of the Y's operations in Kamloops.

Without it, fees would be higher or programs would be fewer.

"I'd say we've had a very successful track

record," said Reid, who has led the organization locally and seen the success of the lottery for a decade.

Beyond revenue for the organization, Reid said the enduring partnership between Thompson Rivers University, local homebuilders and the Y is another key part of the program that sees trades students build the home.

"Students at TRU have had tremendous work experience,” he said. “The pride that comes from this project is incredible."

Reid said the lottery has brought the Y — and homebuilders, suppliers and students.

TRIO FORMS A PERFECT PARTNERSHIP This year’s Y Dream Home draw may be over, but the team charged with designing and building the annual charity offering has already turned its attention to 2017.

Even before tickets went on sale for the 2016 home in Westsyde, won earlier this month by John Thorpe, work on next year’s house was already well underway.

By March of this year — as the finishing touches on the 2016 home were still taking place — a committee was reviewing potential locations submitted by CHBA members.

Homebuilders president Matt McCurrach said the organization has tried to move the home’s location around the city. Previous houses have been located in Juniper Ridge and Dufferin.

“Before there wasn’t as much interest,” he said.

“Now that it’s moving to different neighbourhoods, we’re getting better community buy-in. The individual neighbourhoods have such pride in it now.”

Around the same time a location is chosen, meetings

also take place with the Kamloops YMCA-YWCA to discuss a design for the new home that will capitalize on current trends.

“The last few years it’s been open-concept family homes that we can have fun with,” Murrach said.

“And the Y has been good with that. They’ve said if you can have fun with it, throw some spice into it and maybe do some things you’re not going to see in your average house, then feel free to do it.”

In previous years, those extra features have included solar panels, smartphonecontrolled lighting and heating systems, and kitchen and bathroom fixtures with extra bells and whistles.

Once the home is designed, another partner comes into the mix, as students from the Thompson Rivers University plumbing, electrical and construction programs use the construction process to learn their trades.

Construction students arrive on site first, said TRU Dean of Trades Lindsey

Langill, and will work on the house from August until January, taking part in tasks such as surveying, pouring the foundation, framing, and installing windows and siding.

After the house reaches “lock up” stage, plumbing and electrical students arrive to begin their portion of the work.

“It’s a great training experience for the students.” said Langill. “It gives the kids a firsthand experience on building a real house and how it works, and working around other trades and sub-trades when they’re in the house.

They understand how the trades all work together at the same time.”

Students who build the dream home often get another benefit out of the project as well.

“A lot of those students that work on the house our members end up hiring,” McCurrach said.

“Once they’re done on the house they go directly to work with our companies.”

Brenda Combs remembers it well.

Twenty years ago, she received a phone call from a friend, Sonia Kosolofski, that changed her life.

“She called me at home and she said, ‘Are you sitting down?’ She said we won,” Combs told KTW. “I said, ‘What did we win?’ She said, ‘The house.’”

That was in April 1996. Combs and Kosolofski won Kamloops’ first Y Dream Home, located on Muirfield Road in Aberdeen.

A few months earlier, Kosolofski approached Combs and asked if she wanted to split the $100 Y Dream Home ticket she bought as a Valentine’s Day present for her husband, Gord.

“We were friends since 1980,” Combs said. “We worked together. She asked me if I wanted to share the ticket and I said, ‘Well, sure.’ I gave her $50.”

Combs said she didn’t believe Kosolofski, who has since died, when she called after their number was pulled.

“I thought she was pulling my leg,” she said. “They were big practical jokers.

“She said, ‘No, no, we really did.’ I didn’t believe her until we watched the news that night.”

Combs said the plan was always to sell the house, but she and Kosolofski did spend one night in it.

“Gord was working away — he couldn’t even get home to get his picture in the paper — so it was Sonia and her girls and me and my thenhusband and our two girls,” Combs said.

“We camped out on the floor.”

The home wasn’t furnished and the property was not landscaped. Combs said she and Kosolofski, along with plenty of help from friends and family, were able to get it done in a few days before it went up for sale.

Within days of the home being listed, they received an offer in the $215,000 neighbourhood.

“We turned it down,” Combs said.

“We were being greedy. But it’s like they say, you should always take your first offer because it’s probably the best one.”

months before another offer came in.

“I think it was September or October,” Combs said. “We ended up selling it for $207,000 or something. I think we came out with about $103,000 each.”

That money went a long way for Combs.

“We paid off our house and then we renovated the whole house — new kitchen, new floors,” she said, noting that she still buys a Dream Home ticket every year.

“I always keep hoping. But, I don’t mind. It goes to the Y and other programs.”

Y DREAM HOME HELPED WELCOME CITY TO JUNIPER WEST For Juniper West, 2015 was an exciting year as it marked the first time the Kamloops Y Dream Home was located in the neighbourhood.

The 2015 Dream Home at 1990 Qu’Appelle Blvd. is a gorgeous, two-story energy-efficient home on an 11,000-squarefoot lot, featuring large picture windows and an unobstructed view of the river valley.

John Thorpe was the big winner of the Y Dream Home Lottery’s most successful year yet.

The one-in-34 odds of winning any of the 300-plus prizes bode well for the 48-year-old Telus employee, who won the 2016 grand prize — a 3,500-squarefoot 2016 dream home in Westsyde valued at $636,500.

“Oh my god. I was just super stoked. I couldn’t believe it,” Thorpe said. “I’m still shaking and in shock.”

Thorpe has lived in Kamloops on and off for the last 20 years, and steadily since finding employment with Telus almost four years ago.

Though an occasional gambler, Thorpe had never purchased a Y Dream Home Lottery ticket prior to this year.

“I’ve been thinking about buying a Y ticket for years now, but just never had the money put aside to be able to do it,” he said. “This year I said, ‘I’m doing it’ — and look where we are now.

“I just put it into the universe that I wanted that house and it seemed to work.”

Thorpe rents in the Tournament Capital and has never owned a home of his own. With family in the area, he said he plans to retire in Kamloops — especially after the big win.

“I’m 48, but I feel like I’m 30 — no grey hair and I’m a rock and roll guy,” he said.

It will take some time to solidify his plans for the house, Thorpe said, but he hasn’t ruled out living in

it. He also has the option to sell the house for taxfree cash.

The house is the product of an award-winning partnership between the Canadian Home Builders’ Association’s Central Interior chapter and Thompson Rivers University trades and technology students.

It has four bedrooms, a finished basement and a xeriscaped yard. Proceeds from the lottery, estimated at more than $250,000, support various initiatives at the Kamloops Y, allowing it to continue its family and outreach programming.

It is the largest fundraiser for the organization.

This year’s lottery set a new record, selling out in just seven weeks — three weeks sooner than any other year.

In addition to the Westsyde home, 326 other prizes were up for grabs yesterday.

“When you get into a world like this, you think, ‘How long is it going to last?’” said Bryce Herman, lottery marketing manager.

“I think at 10 years we thought it might run a little flat, but it nothing but continues to grow momentum “I don’t see anything waning off at this point.

Obviously, with a record year in our 20th, there is nothing indicating this lottery is about to slow down.”
