Home is where the heart is. And the office. And the classroom. Changes to our lives brought on by the COVID-19 pandemic have altered, perhaps forever, how we view our homes. For many, they're now offices and classrooms, in addition to remaining our more conventional living spaces. This expanded definition of home, and the need to do more than just live in them, is helping to drive strong growth in the real estate market on the North Shore. July and August are normally some of the slower months of the year due to vacations, parents driving kids off to college, and the need to soak up those last few days of the Midwest summer sun, But North Shore real estate professionals say they are busier than they've been in years. In Lake Forest, for example, market data shows closed sales up nearly 70 percent in July 2020 over July 2019, with sale prices rising 10 percent. By the same measure, inventory is down 37 percent. "We started staring at our computers in March and April and I did more Zoom calls than I ever wanted to do in my entire life, more

The first-time buyers would buy, and the second time buyers could move up into something," explains Eichelberger. "But the amount of activity and showings now is unprecedented."

training," says Daria Andrews, a broker with @properties in Lake Forest. "Then in mid-May and June it got really busy and July and August got insanely busy. Our whole year has changed, and it's been the real estate market up here along the whole North Shore that's been the silver lining." Properties that have been on the market for years in Lake Forest are suddenly moving, and many sellers are receiving multiple offers. Lisa Trace with the Trace Team and @properties in Lake Forest, says that when COVID-19 restrictions were lifted, the flood gates opened. "As soon as the doors started opening up a little we were flooded with demand. There was a lot of pent-up demand," Trace says. "This was in all price ranges but what was interesting

was the higher price range. You can't find anything in the million-and-a-half and two-anda-half price range in Lake Forest anymore. They're all sold." Other factors in Lake Forest's resurgence might also be at work. Joanna Koperski, an @ properties broker in Lake Forest, cites the traditionally low property taxes in the village. "I think Lake Forest is particularly attractive because we have the lowest property taxes on the North Shore," Koperski explains. "We keep our multipliers the lowest." Other communities on the North Shore are seeing similar activity. Winnetka-based @ properties broker Louise Eichelberger says in the past low interest rates have helped spike buyer interest, but she can't remember a summer like this one.

Eichelberger adds that August is usually the second slowest month of the year behind December but that's been turned upside down this year. She's surprised by the diversity of age groups that are looking to buy in Winnetka and surrounding communities. "I'm at the stage of my career where I work with a lot of young couples and I work with people my age," she says. "In the last couple of

weeks, I have sold three properties to three sets of grandparents—one from out-of-state, one from the city, and one from a suburb further away. Everything is being driven by their wanting to be closer to their kids and grandchildren." While most realtors and brokers North Shore Weekend spoke with for this report see a continuing trend in buyers wanting homes that are up-to-date, new, or little-used, it's a different story in Glencoe. Older homes are in high demand. "Since the market supply is so short, we are getting buyers who are willing to move here and fix up houses whereas before the pandemic buyers only wanted homes that were turnkey," says Jody Dickstein, a broker with @ properties in Glencoe. "Glencoe is a small community and has a lower population than the other North Shore communities, so it's always been a special place to live with fewer choices,” she says. “Ranches are in high demand and, pretty or not, they get swooped up. I love when someone asks for a ranch with a pool. I say, 'Get in line’.” The same trend can be found in Highland Park. Ted Pickus, with @properties in Highland Park, is seeing properties move at a brisk pace, particularly to the younger generation. "It's all due to the pandemic, and younger couples and families want out of the city. All of a sudden they want a yard," Pickus said. "A number of my clients told me they weren't going to do this for a few more years, until the kids got bigger, but they're ready now." The possibility of employers making workat-home permanent is also driving demand. "Before this a lot of them didn't want to commute. They were thinking commuting was cutting into their family time," Pickus says.

It features fabulous porches and terraces on a private acre. "But now that they can work from home and even if it's just for two or three days, it's worth it to move out." While many couples and families are buying

territory runs from Lake Forest up to Lake Geneva, is seeing something of a "back to nature" movement at work. Morse believes that because of cancelled vacations and travel restrictions due to COVID19, many buyers have rediscovered their love of the great outdoors. That renewed appreciation, she says, is translating to strengthened interest in larger properties such as horse farms and country estates. She has seen high demand for two large properties in Mettawa, one that just went under contract and another that's just gone on the market. "The interest is f rom younger and older individuals. Everyone is a nature lover at heart, and it's been wonderful for that market," says Morse. "They're coming from the city and they're coming f rom right down the street where they have a half-acre, but they want five acres so they can bring their horses home." Morse adds that because of the pandemic, she sees people revamping their lives. Rather than having a vacation property, buying a larger property as their primary residence is now an attractive option. "I've been in this business almost 24 years and I think these are distinct changes," she says. "There's always been a nature market, but I think now it's much more broad-based." While the market is seeing increased demand for properties of all shapes and sizes, Carrie Tarzon, a broker with @properties in Winnetka, sees what's happening this summer as a continuation of what started as a strong market at the beginning of the year. year and then the COVID-19 shutdown—likely accelerated the decision for city dwellers to look at the North Shore, boosting demand. "I don't think it made them do anything they weren't going to do in the future, it's just what happened," Tarzan says. Those that do move up to the North Shore from the city do not need to sacrifice the sense of the community they may have found in more urban areas, explains Kelly McInerny, a broker with @properties in Lake Forest. Downtown areas, and even many subdivisions throughout the region, have plenty of community spirit to offer. "People coming to the city are used to having community, so they come up here and buy a bigger house with a pool, but they're going to find that they miss their community," McInerny says. "Middlefork Farms Subdivision is a bit further from town in Lake Forest, but it's a newer subdivision that has walking trails and is a really tight community." While the demands of buyers are contributing to the tightening of the market and to the decrease in inventory on the North Shore, the same factors that are motivating buyers are keeping people in their homes, causing fewer homes to come on the market. If you’ve got the space, keep it. Jena Radnay, broker with @properties in Winnetka, says there's been an explosion of rehabs on the North Shore because people want to stay in their homes and retrofit them with offices or study rooms to adapt to the postCOVID-19 era. "People are reinvesting in their homes right

Staying at home for months, Radnay says, also might've made people who were thinking about moving away f rom the North Shore reconsider, having had time to reacquaint themselves with the community's amenities. "It's people finally believing in the whole idea that the suburbs really are a destination for everything," she says. "There's a bigger lifestyle change that's happening now and a house is a piece of it, but it's everything else." Post-COVID-19 life Is going to continue to be unpredictable, so it’s challenging to try and analyze what’s happened this summer in the context of short or even long-term trends. Will this period of migration last, or is it more of a small bubble? Carly Jones, a broker with Engel & Völker Chicago North Shore, sees the beginning of a developing cycle. “Every once in a while, This home at 892 Oak Street in Winnetka (Jena Radnay @properties) closed last week. for 38 years. She has seen the ups and downs in the market over the decades and takes the long view when it comes to analyzing the current uptick in the market. "From 1998 to 2006, anything was selling. You could go in and err on the high side, price it almost anywhere, and it was still going to sell,” Friedman says. "Then we had the recession from 2008 to 2011, and what happened in our area after the recession, in 2013 or 2014, is that

we started gaining, but it never really came back." While the market now is strong, it's not what Friedman would call a boom market just yet. "It's not a boom market, that's not the case now," she says. "It's picked up considerably from where it was, but in order to get a house sold you still have to have it looking really great and it has to be priced right, or it still could sit."

HIGH FLYING OCTOGENARIAN GLENCOE RESIDENT ELYCE METZNER DIDN’T TAKE HER ANNUAL TRIP TO JUMP OUT OF A PLANE AT 10,000 FEET THIS YEAR AT SKYDIVE ARIZONA BUT SHE WON’T MISS IT NEXT YEAR—FOR HER 85TH BIRTHDAY. BY MITCH HURST THE NORTH SHORE WEEKEND

Elyce Metzner missed her annual trip to Skydive Arizona outside Tucson this year, due to travel restrictions from COVID-19. Now she'll have to wait until she's 85 years old to try again. That'll be next year. Metzner, who splits time between Glencoe and a retirement community in Tucson, made her first jump to celebrate her 75th birthday at a facility on the border of Illinois and Wisconsin. After one more jump there, she's been making her annual jump in Tucson ever since. "I always go tandem with the same person in Tucson, the same man," Metzner says. "I always joke with him that he's married and has two kids and that he doesn't want anything to happen to himself any more than me." Metzner has always enjoyed the outdoors. In the past, she loved horseback riding and her and her husband were avid skiers before giving it up a few years ago when they no longer felt it was a good idea. She finds her adventure now by jumping out of airplanes. "I'm not afraid of heights," she says. "I've taken my grandkids to the top of the Willis Tower where they have the glass and you can lean forward and look down. I'm not afraid of that sort of thing." It just took one jump for her to get hooked. "The initial jump, when you jump right out of the open door, you feel your blood rushing," Metzner says. "And then once the shoot opens, you're smooth sailing in the sky. You look right at the mountains and the land and it's always sunny and the weather is beautiful. It's so peaceful."

While the idea of skydiving is terrifying for most, Metzner has no fear at all of a mishap. She mostly just worries about her replaced hip. "I never worry about the chute not opening," she says. "I only worry about landing with my straight legs in front of me, not curled, so that I don't hurt my hip.” Metzner has become something of an ambassador for the sport, recruiting friends to make the 45-minute drive to the jump facility outside Tucson to join her. Metzner's tandem partner, Wes Moraes, an instructor and videographer for Skydive Arizona, said skydiving is actually a thing among people getting up there in years. "We have quite a few people between 80 and 95 who are interested in jumping," Moraes says. "It's people who always thought about doing it but never had the chance. Kind of a bucket list thing." Moraes says staff at Skydive Arizona are always happy to see Metzner walk through the door for one of her jumps. "When she did her first jump with me it was funny because she asked me if I was married and if I had kids," Moraes says. "She said, 'If you have a family, you don't want to die’.” Moraes says Metzner is a good jumping partner because she stays calm and enjoys the experience. "She's just fantastic every time. She's always super relaxed and she enjoys it," he says. "She always talks about the peaceful experience of floating." For now, Metzner will need to wait it out until her next jump next April. She's looking forward to it. "I've got a wonderful son who was born on Friday the 13th so I'm lucky," she says.

FIRED UP IT’S IMPOSSIBLE TO DOUSE TONY DEROSE’S ENTHUSIASM AS GLENVIEW FIRE DEPARTMENT’S FIRST-YEAR FIRE CHIEF. BY BILL MCLEAN ILLUSTRATION BY BARRY BLITT

How did Tony DeRose roll in high school? As a tire boy for his father’s Libertyville-based company, Berry Tire & Auto, that’s how. For years he’d deliver tires and change tires for the shop on Milwaukee Avenue. Who knows? Maybe he’d even dribble tires, two at a time, to improve his efficiency at work— and simultaneously sharpen his ball-handling skills in basketball—en route to jacked-up vehicles. To change things up at Berry Tire & Auto, Tony the Teenager would change oil. “I’d do light mechanical work, too,” recalls DeRose, whose father, Dan DeRose, served Berry Tire & Auto as general manager for nearly two decades before buying it in 2002. “I liked the mechanical side of anything. Still do. Work was a priority for me in high school, and I liked watching my dad work; he worked hard at Berry Tire, worked hard to provide for our family. “Dad,” the 1993 Libertyville High School graduate adds, “is a car guy, like I am. He took me to car shows. He grew up in a family of motorheads.” You could call Tony DeRose a red-truck guy today. Or a fire-engine head. The 45-year-old was named Glenview Fire Chief on July 1, after having served the village as interim fire chief following the retirement of former chief Ralph Ensign in August 2019. Prior to earning the lofty rank for a village of 47,000, DeRose attained nearly as many titles at Countryside Fire Protection District in Vernon Hills as the number of book titles on the shelves of a local library’s reference section. DeRose’s positions at Countryside: firefighter, lieutenant, division chief, and battalion chief. He majored in Fire Science Management at Southern Illinois University-Carbondale and in promotions at Countryside. The mission of the Glenview Fire Department and its 80 sworn members is to provide highquality suppression and emergency medical services in a fiscally responsible manner. The department has more than 60 State of Illinoislicensed paramedics who also function as firefighters. “It’s an incredible opportunity,” DeRose, a resident of unincorporated Grayslake, says of his new post. “I’m still learning, still excited. It’s been good, definitely good. Glenview is a great community that deserves the level of service our dedicated members provide. All of us in the department are prepared to meet the expectations of Glenview’s residents and solve any problem that arises. “The calls we get, they never get old,” he adds. “They’re never the same. You never know what you’ll have to face, and you do all you can to manage your emotions in the face of great pressure. Each call presents a new challenge. Each call keeps you thinking.” Each day the Glenview Fire Department has an adequate supply of personal protective equip-

ment. That’s certainly paramount in pandemic times. Priority No. 1 for DeRose, some 27 years after his senior year at LHS? “Public safety,” he says. “Chief DeRose,” Village of Glenview Manager Matt Formica notes in a statement, “has done an outstanding job leading our fire department during these difficult times of public health crisis. We are confident Tony’s sound leadership and extensive experience make him the ideal person to lead our high-quality team of fire and EMS professionals.” DeRose served for four years in the U.S. Air Force at a base in North Dakota. Shortly after the stint he worked part-time as a firefighter at the Countryside Fire Protection District and later toiled as a carpenter, remodeling kitchens and baths. But the most significant gig in his twenties might have been waiting tables at a restaurant, where he met a colleague named Casie. They hit it off in between orders and refills. DeRose socked away his tips and other wages and purchased an engagement ring. Tony and Casie got married and have two children, a 16-year-old son and a 15-year-old daughter. Early on in his firefighter days, DeRose worked a 24-hours-on, 48-hours-off schedule, meaning he’d get to spend three glorious days per week at home with his kids. On those off days he enjoyed hearing an alarm in the morning that had nothing to do with a five-alarm fire. It blared instead f rom a clock with a snooze button. “I absolutely love fatherhood,” DeRose says. “I cherish every minute of it, because it’s incredibly rewarding. My work is, too, and nothing is as important as having that lifework balance. I want to be with my kids as much as possible. I like hanging out with them on a boat, while fishing, while doing anything outdoors. My son and I ride motorcycles and check out car shows together. “My family likes to travel.”

Would anyone be surprised if the way Tony DeRose runs the show at Glenview Fire resembles the way Dan DeRose guides employees at Berry Tire & Auto?
