It’s not just the North Shore real estate market that remains strong. The demand for second homes from Lake Geneva, Wisconsin, to Saugatuck, Michigan, is tight, with buyers facing a shortage of listings. What's driving the demand for second homes? While the desire for a "home away from home" in a bucolic, beachtown locale is not new, what has changed is how people are using them. With more North Shore residents working in remote or hybrid settings, the "lake house" is no longer reserved only for long summer weekends.

This week, brokers from the North Shore and resort communities along Lake Michigan told The North Shore Weekend that those looking for second homes in the region need to do their homework and hire a real estate professional that is knowledgeable about neighborhoods in their communities of choice.

Margaret Labus, a broker with The Starboard Group and @properties in Lake Geneva, Wisconsin, says a number of forces drove, and continue to drive, demand in the Lake Geneva market—including Wisconsin’s less restrictive approach to managing COVID-19 and the lifting of regulations on ownership of Airbnb and other vacation rental services.

“We’re a summer resort area for the Chicago market and before COVID-19, when you crossed the cheddar curtain, people were thinking, ‘We're going to move to Wisconsin’ someday because of the taxes or whatever it is,” Labus says. “Ever since it’s been like a tsunami of people.”

Whereas buyers three years ago were looking for vacation homes, the mindset is different with options to work from home.

“Before the pandemic, the buyer wanted something different,” she says. “But postpandemic, they just want to be where they want to be. They don't have to live in the suburbs; they can be anywhere and still do their jobs.”

Labus says the uncertainty of the coronavirus early on and the fact that Wisconsin remained fairly open throughout also motivated many families to look for homes in the area.

“Our restaurants were open, and schools were face-to-face,” she says. “One of the surprising things to me were people who had secondary homes up here moving their primary residence here so that their kids could actually go to face-to-face school. We gained a lot of families because of that.”

Labus says the best advice she can give to buyers is to work with a local, experienced agent who knows the territory well. In a tight market where decisions must be made swiftly, it can make all the difference.

“People are saying ‘goodbye’ to Illinois and saying ‘hello’ to Wisconsin, but we just haven't been building—just like everywhere else in the country,” she says. “We have such a limited supply of inventory.”

As a result, Labus says clients are looking

at areas further from the lake, including communities where there is newer construction and prices are cheaper than being on the water.

Across the lake in New Buffalo, Michigan, @ properties broker Liz Roch says it’s more of the same in Harbor Country as well. There’s been a considerable uptick in buyer demand mostly from second-home buyers, but some are making the move full-time.

“Recently, buyers have been frustrated by dwindling inventory, multiple offers, and rising prices, and active inventory has always been limited in our area, but the recent surge in demand has magnified the shortfall,” Roch says. “Higher prices have enticed some longtime owners to list and take advantage of favorable selling conditions. I believe this trend will continue throughout the spring, offering additional options for willing buyers, albeit at higher prices.”

Roch says those moving into the community are a mix of retirees and families with children.

With the work-from-anywhere mindset, she’s seeing a more significant percentage of buyers in the young families with children segment, and several new children have enrolled in local schools after relocating from Chicago in the past two years. She says the pace of life is appealing.

“There’s a desire to spend quality time with family and friends, away from the usual hectic pace of everyday life,” says Roch. “There’s more flexibility in work schedules and the ability to work from home, and Airbnb and competitors can help homeowners offset the cost of ownership.”

Winnetka Engel & Völkers broker Karen Arenson says the company recognized the trend of more people working remotely a few years before the onset of COVID-19. The surge of clients looking for second homes since prompted the opening of an Engel & Völkers office in Douglas/Saugatuck, Michigan.

“When we opened our Engel & Völkers North Shore shop, it was always our intent to expand into Michigan and Wisconsin, but not for a few years,” Arenson says. “As a result of COVID, the movement to own a second home in a more remote or spacious or rural area took off, and we responded. In January 2021, we initiated the opening of our third Engel & Völkers shop in Douglas/Saugatuck, Michigan.

We expedited our expansion because we did not want to miss the trend and activity.”

Arenson says restrictions during COVID made people realize the value of having a change in scenery, a place to escape, and a home-like retreat where memories can be made.

“We all had to put vacations on hold; most of us were forced to live, work, and school from home,” she says. “People were encouraged to conduct their work in locations where they could walk out their door when work was done to ski, swim, go to the beach, and more. COVID literally opened the door to enhancing our lifestyles by blending the space for work and study and play.”

Just south of New Buffalo, in Long Beach, Indiana, @properties broker Jordan Gallas says the market there is stronger than ever.

Gallas says that with limited inventory and strong buyer demand, pricing has steadily increased, and buyers are now looking at the concept of home differently. Space is a premium, and the more the better.

Chad Gradowski, a broker in Coldwell Banker’s New Buffalo office, says that while the area is still primarily a second-home market, the pandemic has caused a shift.

“The trend used to be that people wanted a weekend or summer home and that is still the case about 70 percent of the time,” Gradowski says. “However, with the pandemic adding flexibility to many people’s work location, we are seeing people spending more time in these

have access to beautiful beaches, there is still a strong desire to have a second home to escape to,” he says. “New Buffalo, for example, offers more of a beach town vibe with incredible restaurants and wineries to boot. It truly feels like you are a world away and gets you out of your day-to-day with only a short drive from the North Shore.”

Glenview @properties agent Connie Dornan says for clients who still go into the office once or twice a week, a second home within a manageable commute has appeal.

“For clients that still need to show up to office at least once or twice a week, they are opting for second homes within a two-to-three-hour commute,” Dornan says. “For clients that no longer are required to be at the office and have no particular family ties to our area, they mostly have gone either to the Carolinas or Florida.”

With Illinois losing more than 113,000

people in 2021, according to new U.S. Census data, people moving out moving out of state is an important part of the picture that can’t be ignored.

ART AFICIONADO EXPO CHICAGO FOUNDER TONY KARMAN PUTS CHICAGO BACK ON THE INTERNATIONAL ART MAP.

At an early age, Tony Karman recognized his life was not the life of an artist—even though he loved to draw and paint and grew up in an artistic household, he preferred to work with artists rather than as one.

“I never felt like I had the talent,” says Karman.

“However, I loved—and still love—to create, so I knew it’d always be part of my life. And that has been my career for the past 40 years, working in performing and visual arts along with civic engagement. Those formative childhood years really stayed with me.”

When Karman first moved to Chicago in 1982, he worked on what was then the first international art fair in North and South America, the Chicago International Art Exposition, not realizing that 30 years later he’d be launching an international art fair of his own in the Windy City.

Between then and now, however, Karman worked throughout Chicago with organizations ranging from the League of Chicago Theatres, the Auditorium Theatre, and Merchandise Mart Properties to the Chicago City Council’s Committee on Special Events and Cultural Affairs, and the Metropolitan Pier & Exposition Authority.

“The Chicago International Art Exposition exposed me to another way to work with galleries separate from either working in a gallery or as an artist,” says Karman. “I had no grand plan at the time. It was simply a wonderful way to meet civic and cultural leaders in the city and to build a foundation for my career.”

After Art Chicago, as the exposition had come to be known, collapsed in 2006, it was saved by the Merchandise Mart. Karman was then hired to run the show. His tenure there helped project Karman back into the international arts community after his stints in City Hall and marketing for Chicago theaters.

fair that “was in keeping with the vision and aspirations of Chicago’s cultural community and its collectors and institutions.” Thus, EXPO CHICAGO, the International Exposition of Contemporary & Modern Art was born in 2012.

“The minute I announced in June 2011, I gained significant support from the civic and cultural community of Chicago,” recalls Karman.

“My experience had shown me what a great international art fair could be, so I took a shot to do it my way. Our first fair was in September 2012 and put a giant flag in the sand: Chicago is back.”

The timing could not have been more perfect, Karman says. At the time, many leading artists had chosen to stay and work in the city rather than depart for the coasts as had so often been the case in the past, paving the way for other artists to do the same. Think visionaries like sculptor Nick Cave, painter Kerry James Marshall, and social practice installation artist Theaster Gates. They all proved one could have an international career but still live and work in the Midwest.

And the gallery scene was growing, museum leadership was strong, and galleries were building reputations worldwide. EXPO only then served to amplify what was already happening in Chicago, taking advantage of a singular convening moment.

destination for arts and culture, EXPO CHICAGO hosts more than 135 leading international exhibitors presented alongside one of the highest quality platforms for global contemporary art and culture, all to highlight the region’s contemporary arts community and inspire its collector base.

Running concurrently with the exposition, EXPO Art Week highlights the vast cultural opportunities that Chicago has to offer to collectors, dealers, art enthusiasts, and tourists. Ultimately, though, we are in service to our exhibitors.”

EXPO returns this April to Navy Pier—after a two-year hiatus thanks to the COVID-19 pandemic—with a diverse list of dealers and leading galleries. This year, EXPO will also launch its inaugural Director’s Summit, which will gather eight emerging art museum leaders from across the country for a series of conversations about the future of museum leadership and institutional reinvention.

The program will augment an expanded, yearround Curatorial Forum program alongside EXPO’s annual Curatorial Exchange, which together gather curators from nine countries to discuss shared perspectives, goals, and challenges facing the field. The exposition’s robust curatorial initiatives support its larger mission to foster the critical international creative dialogues taking place in the Midwest today.

“All of the pieces are in place to return stronger than ever,” says Karman. “This has not been an easy time. I’ve learned a lot about my own resilience. I truly cannot wait to welcome the world into our city again and start anew.”

SHERRIED MUSHROOM AND WALNUT LOAF METHOD

I once lived in a big, pale-green commune of sorts, where vegetarian was how you cooked, if you cooked at all. (Raw food was the other way most people ate.) The best meals were communal, and one recipe I loved for its fabulous flavor was this sherried mushroom-walnut loaf—delicious hot with gravy and veg, and just as good cold, sliced as an elegant paté. Several moves later, I missed the recipe enough to recreate it for my family. A mix of sherry-steeped baby bella (crimini) mushrooms, onions, brown rice, and walnuts baked into a loaf with sage and parsley, this is a moist and meaty meal. Top it with mushroom gravy made with more mushrooms, onion, sherry, and stock, and serve it with some mashed potatoes and garlic spinach on the side.

Spray a 9 x 5 loaf pan with coconut oil spray or vegetable oil spray. Line the pan with parchment paper with lengthwise strips and width-wise strips, leaving overhang all the way around the pan. In a heavy skillet over medium heat, warm oil until shimmering.

Add mushrooms and onions. Cook, stirring, for five to 10 minutes until vegetables are mostly softened. Add ¼ cup water and continue cooking until onions are very soft and transparent and there is little liquid left in the pan. Add 1/2 cup sherry and stir for three minutes to cook off alcohol. Continue cooking until about 1/2 of the sherry has been absorbed into the mix.

INGREDIENTS

Season to taste with salt and freshly-ground pepper Stir in the parsley; crush the sage and stir in. Cook for two more minutes. Remove from heat. In a large mixing bowl, combine mushroom mixture with cooked brown rice, chopped walnuts, wheat germ and oat bran. Stir in eggs and mustard. Preheat oven to 350 degrees. Press mixture into prepared loaf pan. Cover surface of loaf with parchment paper overhangs; then tightly cover loaf pan with foil. Bake at 350 degrees for 1 hour. Remove foil and bake for five more minutes. Remove from oven when finished and let rest. Unfold parchment and use the overhanging bits to lift the loaf from the pan.

FOR THE LOAF:

1 Tbsp vegetable oil

•

12 oz crimini (baby bella) mushrooms, chopped fine (OR substitute button mushrooms - just do not used canned.)

•

2 medium yellow onions, chopped fine

•

1/2 cup medium dry sherry

•

Salt & freshly cracked pepper to taste

•

5 or 6 dried sage leaves

•

1/2 cup finely chopped parsley

•

1-½ cups moist cooked brown rice

•

2 eggs, lightly beaten

•

1/2 cup (or 1 cup, if you like the finished loaf crunchier) finely chopped toasted walnuts OR pecans

•

3/4 cup toasted wheat germ

•

1 cup oat bran

•

1 Tbsp Dijon mustard

While loaf bakes, make gravy. Heat oil in a heavy skillet over medium heat. Sauté onion and mushroom until very soft and most of the cooking liquid has been absorbed.

Add 1/3 cup sherry and sauté for two more minutes. Remove mixture to a bowl. Melt butter or coconut oil in skillet; whisk in flour and toast until slightly browned; whisk in vegetable stock until thickened into a nice gravy. Season to taste with salt and pepper.

Fold mushroom mixture back into skillet and stir with the gravy. Keep warm.

FOR THE MUSHROOM GRAVY:

1 yellow onion, finely chopped

•

1/3 cup medium-dry sherry

•

2 Tbsp butter or coconut oil

•

1/4 cup all-purpose flour

•

2 cups good-quality vegetable stock

•

Salt & freshly-ground pepper to taste

When ready to serve, invert mushroom walnut loaf on to a serving platter. Slice.

Serve piping hot with mushroom gravy, mashed potatoes and garlic spinach, or, cool and slice to serve as a vegetarian pate.

Charles “Corky” Leighton was a strapping lad while growing up in Toledo, Ohio. He had reached the height of six feet before the end of seventh grade, a veritable Gulliver among his peers.

The young Buckeye liked swimming and tennis. But the sport that made his heart go pitterpatter was baseball. Leighton, the son of a tennis coach/teaching pro, Art, and the grandson of another tennis coach/teaching pro, Cap, preferred being called an ace on a mound to pounding an ace on a tennis court.

“I loved baseball,” Leighton says. “I loved to pitch. But I threw only fastballs. No junk balls; no breaking pitches. In practice one day, a coach planted (an upright) broom between the mound and home plate and told me to throw breaking pitches around the outside of the broom.

“I kept hitting the broom.”

He’s been raking in awards and accolades ever since—in tennis. Leighton, 75, ditched his glove, focused on tennis, and later followed in Art’s and Cap’s sneaker steps.

The world of tennis, especially in Illinois, is a better place because of the decision.

Lake Forest High School’s boys’ tennis coach since 2000 and one of the school’s girls’ tennis assistant coaches since 1997, Leighton guided boys to a pair of state titles (2003, 2004) and served alongside Scouts girls head coach Denise Murphy during state championship seasons in 2010, 2012, 2013, and 2019.

The National Federation of State High School Associations named Leighton Illinois Boys’ Tennis Coach of the Year in 2019, two years after he was inducted into the Illinois High School Tennis Coaches Association Hall of Fame.

Leighton, of Northbrook, had reduced his hours as a teaching pro at College Park Athletic Club (CPAC) in Bannockburn when he began his coaching career at the prep level, joining the boys’ tennis staff at LFHS in 1996.

“I felt I needed to cut back my commitment to private and group lessons,” says Leighton, who still teaches tennis on Sundays and occasionally fills in for colleagues at CPAC. “But, eventually, I kind of missed being on the courts regularly and helping players develop their games. I’m grateful for all the seasons I’ve been able to coach at Lake Forest High School. We’ve had some amazing teams, some amazing players.

“I try to make it easy for our players. I meet with the players’ parents before the start of each season and tell them, ‘The No. 1 goal is to see to it that each player knows the importance of academics.’ I also tell them, ‘But we are in the market to develop

the entire person—the student-athlete—mentally, physically, and emotionally.’”

Leighton, the tennis tyke in Ohio, learned all about tennis while serving as his father’s ball retriever during Art’s summer lessons at the Toledo Tennis Club. Corky would watch Art’s students strike shots. Corky would listen to Art offer advice. Corky would scamper to collect tennis ball after tennis ball after tennis ball and refill

I’m all for collaborative coaching. I like to get input from my players, my coaches, our players’ parents, and outside coaches.

“Made 25 cents an hour doing that,” says Leighton, a nationally ranked serve-and-volley netter as a teen and a two-time state runnerup in doubles. “Dad would pay me after a week of work. I remember telling him, ‘I want to save up to buy gut strings for my racket.’ Dad told me, ‘Fine, but you’ll have to work two weeks to earn enough for those strings’.”

The Leighton family moved to Springfield, Ohio, after Corky’s sophomore year in high school. The Leightons moved again a couple of years later, this time to Chicago when Corky was 18. Art Leighton worked as a tennis racket and strings salesman and once chair-umpired a professional exhibition tennis

match featuring a tempestuous John McEnroe.

Corky Leighton played scholarship tennis for two seasons at Toledo University before transferring to the University of Illinois-Champaign to major in math and psychology; he chose not to rip winners for the men’s tennis squad at the Big Ten school.

Leighton enlisted in the U.S. Air Force and served one year during the Vietnam War. Upon retuning stateside, he found time to teach tennis on the side (Highland Park Racquet Club was one of his employers) while working in the life insurance and public health industries.

“My (maternal) grandfather, Harold Kistler, was a doctor, a brilliant man, a calm man,” says Leighton, who, with wife Kathy, raised two children—Josh, Deerfield High School’s boys’ tennis coach, and Katie. “I remember talking with him one day and deciding to go into public health because of what he said. The world didn’t need more doctors and specialists, he pointed out.

What it really needed was more people who had the ability to convince people to take better care of themselves.

“He had a huge influence on me.”

So did Art Leighton. Corky, a teenager at the time, was leading 6-2, 4-1 in a tennis match when his opponent began crying during the changeover. Leighton asked, ‘What’s wrong?’

The player informed Leighton that a loss would result in a severe punishment at the hands of his father at home. A concerned Corky then asked a courtside Art what to do.

“My father,” Corky recounts, “told me to approach the net right before match point and shake my opponent’s hand. And that’s what I did. That kid won by default. That kid would not get beat up by his dad that night. My dad (who died in 2008, at age 84) came through, again, that day. That was my dad, a man who had a solution to everything, a man who liked to comfort the people around him by saying, ‘We can work this out.’

“Nothing,” the son adds, “riled him.”

The perpetually classy Corky Leighton exudes a similar aura for his Scouts during a tennis season, be it during an early-season dual meet in frigid temperatures or at 4-3 in the third set of a state championship match in blistering conditions. He’s your favorite teacher one minute, your favorite uncle the next, and your favorite tennis sage whenever you want him to be.

“I’m all for collaborative coaching,” Leighton says. “I like to get input from my players, my coaches, our players’ parents, and outside coaches. And I’m always encouraging my players to be appropriately assertive. By that I mean, be a good sportsman and stand up for yourself during competition.

“The most important part of my journey in coaching has been maintaining strong team unity; I love when I see that, because nothing’s better than that at this level.”
