BOARD MESSAGE
Summer 2026
As we move into another Northern Nevada summer, Somersett continues to demonstrate what thoughtful planning, strong financial stewardship, and community engagement can accomplish when residents, staff, and leadership are aligned around a shared vision.
This summer also carries unique national significance. On July 4, 2026, our nation will celebrate the Semiquincentennial, 250 years since the adoption of the Declaration of Independence. It is a milestone that invites reflection on the principles of independence, self-governance, civic responsibility, and community involvement.
Those themes resonate strongly here in Somersett.
One of the defining characteristics of our community since 2021 has always been our commitment to local leadership and internal management. Over the years, that model has allowed Somersett to operate more like a small city than a traditional homeowners association with greater responsiveness, operational efficiency, financial transparency, and long-term planning capability. As the largest internally managed homeowner association in Northern Nevada, we continue to prove that communities can maintain high standards while remaining financially responsible and forward-thinking.
This issue also comes at an important time for our partnership discussions with Sierra Canyon. Sierra Canyon’s transition into Somersett’s internal management structure represents a meaningful opportunity for both communities. By leveraging shared operational resources, professional staff, and long-term infrastructure planning, this partnership has the potential to strengthen efficiencies while preserving the unique identity and character that makes Sierra Canyon special. Most importantly, it reflects a broader vision of regional collaboration that benefits residents today while positioning both communities well for the future.
Strategic reinvestment also remains a major focus for the Association in 2026. In recent years, the Board has worked to prioritize projects and improvements that create lasting value rather than temporary fixes. From infrastructure maintenance and facility enhancements to fire fuel reduction efforts, technology upgrades, and long-range reserve planning, these investments are designed to protect property values and ensure Somersett remains one of the premier communities in Northern Nevada for years to come.
As residents begin gathering with friends and neighbors throughout the summer season, I encourage everyone to take advantage of the many events, amenities, and opportunities that make Somersett such a special place to live. Our Independence Day celebration at the Club will be one of many chances for neighbors to come together and celebrate not only our country’s history, but also the strong sense of community we continue to build here at home.
Thank you, as always, for your continued involvement and support of Somersett.
Sincerely,
Jacob Williams President, Somersett Board of Directors
Have you met Somersett resident and local author Tim Wulf?
Have you met Somersett resident and local author Tim Wulf?
When Tim and his wife, Linda, first considered moving to Reno, they toured Somersett and were immediately drawn to the community’s thoughtful planning, beautiful surroundings, and ideal location. At the time, however, they were focused on launching a new local restaurant franchise - Jimmy John’s - and prioritized business investments over personal ones, ultimately settling in Sparks. Over the years, they also lived in Caughlin Ranch and Lake Tahoe.
Eventually, the realities of “lake life” - including constant turnover from short-term rentals and growing crowdsinspired them to return to Reno, and Somersett was their first choice. According to Tim, there is simply nothing else like it in Reno. From the stunning homes and grounds to the amenities and sense of community, Tim and Linda were thrilled to finally make Somersett home in 2021.
Born in Salem, Ohio, Tim graduated from Mount Union College and George Washington University before embarking on a distinguished career teaching economics and business at Parkland College in Illinois. During his time there, he also coached women’s basketball and was later inducted into the college’s Hall of Fame. Beyond academia, Tim built a successful entrepreneurial career spanning retail, restaurants, financial planning, and real estate. Through it all, however, he remained an avid student of history. Extensive travels throughout Europe and countless visits to World War II museums eventually inspired the vision for his debut novel, Wings Over France.
Tim has worn many hats in his professional life, but his latest,
as an author, is deeply personal. Tim explains: “My lifelong passion for World War II history, my travels across Europe, and my time as a teacher inspired me to write my first novel. I wanted to honor the extraordinary bravery of those who risked everything for freedom and bring their spirit to life through fictional characters.”
Published in September 2025, Wings Over France quickly became an Amazon Best Seller. Set in Nazi-occupied Normandy during the tense months leading up to D-Day, the World War II historical thriller weaves together espionage, resistance, and romance in a gripping story of courage and sacrifice.
Another interesting aspect of Tim’s writing process is that he is visually impaired and incorporates AI tools into his work. By narrating his stories for transcription and then using AI for formatting and editing assistance, Tim is able to organize his ideas into a workable manuscript and listen back to the text to ensure the story flows naturally.
While he considers AI an incredible tool, Tim notes that it still requires careful oversight. “AI tries to please you,” he says, “so it may not always do exactly what you intended.” In addition to technology, Tim also credits Linda and several fellow Somersett residents for reading drafts and offering valuable feedback throughout the writing process.
Tim’s second book, Again, A Kiss Goodbye, is slated for publication in mid-2026, and he already has several additional projects in the works. He and Linda have embraced the world of self-publishing as they continue this new creative chapter together.
When they are not writing or traveling, Tim and Linda enjoy spending time in Scottsdale, Arizona, as well as with their children, Andrew and Megan, and their six grandchildren.

This executive par 3 walking course is the perfect choice for learning the game or a quick nine after work. No tee times are required. Play is first-come, first-served.
Summer at the Canyon 9
Summer is here, and there’s no better way to enjoy it than a round at the Canyon 9. With Reno’s brilliant sunshine, warm evenings, and stunning high desert scenery as your backdrop, the course is at its absolute best. As afternoon thunderstorms occasionally roll in from the Sierra, some areas may need time to recover from summer storms or irrigation work - please respect any marked or closed sections when you see them. A little care from our players helps ensure the Canyon 9 stays in great shape so everyone can make the most of this wonderful community perk all summer long.
Course Etiquette and Safety Rules
To ensure a safe and enjoyable experience for all residents and guests, please follow these golf course rules:
• Maintain pace of play – Avoid slow play to keep the course flowing smoothly.
• Care for the course – Repair ball marks, replace divots, and rake bunkers after use.

• Be snake aware – Rattlesnakes are present in the Somersett area. Do not enter natural areas to retrieve golf balls.
• Use soft spikes only – Metal spikes are not allowed on the course.

By Tray Palmer – Fire Fuels Mitigation Project Manager
As summer approaches and fire season intensifies, keeping our community safe from wildfire remains a top priority. Here’s an update on where we stand, what’s ahead, and how every resident can play a role.
Program Milestones
The progress since launching our fire fuels reduction program in 2024 has been significant. To date, we have mitigated approximately 450 acres of fire fuel, treated 146 acres with herbicide, and re-seeded 38 acres with fire-resistive wheatgrass and native wildflowers. Since January 1, 2026 alone, we’ve mitigated approximately 90 acres. We’ve also held two Dumpster Events to support homeowner cleanups and successfully completed our 2nd community evacuation drill on May 30th, with 117 participants taking part.
The Cheatgrass Challenge
Many residents have noticed the cheatgrass problem in our area and it’s a widespread regional issue made worse by this year’s warm winter. Herbicide treatment has been effective in some areas but not others. To get ahead of it, we’ll be applying pre-emergent herbicide to approximately 60 acres of highpriority areas this November and December.
Summer Fire Safety Tips
What’s Ahead This Season
To reduce the risk of sparking a wildfire, mechanical mitigation work will pause during the summer months. Our forestry crews will be working in Mammoth and are scheduled to return to Somersett in October to resume mechanical and hand mitigation, weather permitting.
While HOA resources are focused on the priority areas identified in our Community Wildfire Protection Plan, residents can also make a meaningful difference. Both Somersett and Sierra Canyon allow homeowners to encroach onto HOA open space to remove invasive and flammable vegetation within 30 feet of their property line. A simple onepage permission form can be found on the Somersett.com website by navigating to the Fire Fuel Mitigation page under the Residents tab.
Be Ready: Evacuation Preparedness
As temperatures rise, now is the time to make sure your household is prepared. Have an evacuation “go-bag” ready to grab at a moment’s notice and know the three main routes out of Somersett in case your primary exit is blocked. For early notification in a real emergency, register your address and phone number at www.smart911.com.
Small actions can make a big difference. Here’s what every resident can do right now:
• Off-roading: Limit off-roading in the hills above our community. Be aware that mechanical components on your vehicle can easily ignite dry vegetation.
• Towing: Make sure trailer chains are secured high enough that they don’t drag on the road and create sparks.
• Yard equipment: Use grinders, cutters, and power tools with caution - sparks from equipment can ignite nearby dry vegetation quickly.
• BBQs: Keep grills at least three feet from your home and clean them regularly.
• Solid fuels: Do not burn solid fuels outdoors.
• Fireworks: Fireworks of any kind, including sparklers, are illegal in Washoe County. If you see a neighbor using them, call 911. One spark can put our entire community at risk.
Let’s look out for each other and stay safe this summer!
The following pictures demonstrate just some of our achievements this year:
For Phil and Trish Nishkian, finding the right place to call home was about much more than buying a house, it was about finding a community where their family could thrive.
Married for 22 years, Phil and Trish originally lived in the Bay Area but dreamed of raising their family somewhere surrounded by nature, with room to breathe and a strong sense of safety and community. Their search first led them to Tahoe, where they spent two years experiencing mountain living firsthand, including the memorable winter of 2017.
“It was beautiful, but intense,” they shared. During that winter, a tree fell on their home, bears broke into a neighboring house, and the heavy snow often left them feeling isolated and concerned about access in and out of the area.
Eventually, they decided to explore Reno. With the help of a realtor, they toured several communities, including Somersett. After discussing their family’s priorities and touring the neighborhoods, one choice quickly stood out.
“Somersett fit the bill perfectly,” they said.
The Talented and Busy Life of the Nishkian Family
The family rented in the community for a period of time before purchasing their home, wanting to make sure it truly felt right. Once they found the perfect property, the decision was easy.
“There is something for everyone in the family, from the pool, to the Town Center, to the golf course,” they shared. “Having all of these things just three minutes from home is like living in a resort property.”
They also appreciate how the community continues to evolve. “We’ve noticed that the amenities are always changing and improving, growing along with the community’s changing needs.”
Trish - the family’s “Momager” - is the consummate manager, keeping everything running smoothly for her family while also serving in a management role at a local company. Phil brings his expertise as an arborist and ACRT vegetation inspector, working out of Grass Valley to help oversee an extraordinary network of roughly 100,000 miles of electrical lines and more than 2.1 million trees. Remarkably, this vast responsibility falls to a dedicated team of just 60 inspectors.
However, when it comes to a packed schedule, daughter Natalie just might be one of Somersett’s busiest residents.
Now 13 years old, Natalie has been working as a paid actress since she was just five. Over the years, she has appeared in commercials, short films, and regional campaigns, including work for Renown Health and the Reno-Tahoe International Airport website. Most recently, she appeared during Reno filming for ABC’s What Would You Do?
In Reno, Natalie takes classes at Take Two Performer Studio and is represented by the TruTalent Agency. She also has agents in both Los Angeles and New York. This gives her opportunities to pursue acting projects on a local and national level while continuing to live and study right here in Northern Nevada.
Despite the exciting schedule, education remains a top priority. Natalie participates in a rigorous homeschool program, balancing academics with auditions, rehearsals, and performances. Her favorite subjects include Social Studies, Math, Spanish, and Science. When Natalie works on acting projects, productions are required to provide on-set tutors and follow strict child labor guidelines that regulate how long and how often young actors can work.
Outside of acting, Natalie is equally passionate about music.
She is the lead singer of a local youth band called The Prototypes, made up of talented 13-year-old boys and girls who perform throughout the region through JamPro Music Factory. The band recently performed at the J Resort and continues to build a local following.
Natalie’s music taste leans classic rock, with favorites including AC/DC, Metallica, Green Day, and Journey.
Last summer, she also had the opportunity to sing at the popular Night in the Country music festival. This threeday festival has approximately 10,000 attendees. Quite an accomplishment to get on that big of a stage at the age of 13!
When she’s not performing or studying, Natalie enjoys a wide variety of activities. She participates weekly in karate and regularly attends homeschool skate meetups at Reno Ice. She also enjoys spending time at Urban Roots Farm School, where students plant and cultivate crops before hosting an end-ofseason Farmers Market for their families.
And while Natalie’s schedule may sound packed, she still has a clear favorite part of living in Somersett. “The pool,” she says immediately.
She also loves the wildlife throughout the community. “We see snakes and lizards all the time,” she said. “The parks are really pretty, and everything feels safe and like home.”
For the family, however, what truly makes Somersett special is the people.
“One thing we love about Somersett is that everyone is always so nice and welcoming,” they shared. “From the staff at the SOA to all the residents, everyone takes the time to smile and say hello and really seems to care about the community and each other.”
As Natalie continues pursuing acting, music, and school - all while enjoying life as a teenager in Somersett - her family remains grateful they found a community that supports both adventure and connection.
And if her journey so far is any indication, this talented young resident is only getting started.
