T

he real estate market in Northeast Mississippi hasn’t returned to its pre-recession glory, but it’s close.

Across the spectrum of residential, commercial, multi-family units and lots and land, the numbers have continued to grow since the market bottomed out in 20092010 with the residual effects from the Great Recession.

Last year, some 3,800 total units were listed for sale, with 2,011 sold. A year before, 3,622 were listed and 1,712 were sold. Six years earlier, only 1,315 were sold – nearly a quarter fewer than last year’s total.

“So far this year, through March 23, we’ve had 892 listings with 356 sold,” said Keith Henley, a Realtor with Tommy Morgan Realty and president of the Northeast Mississippi Board of Realtors.

“That doesn’t look all that good initially as we’re almost through the first quarter of the year, and if you multiply that by four, the total is less than what we sold the last two years.

“But we just got through winter when things slow down and we’re about to start our busy season when things pick up.”

In fact, this year’s first-quarter figures are higher than any other recorded for the same period dating back to 2010.

There is nothing permanent except change ou’ll notice this issue of the Northeast Mississippi Business Journal has a new

look.

I hope you like the design as well as the content.

We’ve been tweaking the Business Journal the past couple of months – adding new and different elements.

Admittedly, the product was getting a little stale. It’s essentially had the same look the past decade with a few tweaks along the way.

Each month we take a particular topic, write a few stories and include a few photos, include a guest columnist here and there and plenty of ribbon-cutting photos.

But with spring comes re-

newal – what better time than to roll out the new Northeast Mississippi DENNIS SEID Business Journal?

During the past couple of months, we’ve added a few elements to this monthly publication including: • A column from a regional economic development official to talk about what’s going on in his or her community.

• A financial advice column from Chris Cole of Hilliard Lyons.

• A calendar of business-related events.

• More graphics with facts

and figures to help tell a story – or simply some FYI. It’s been an imperfect process with plenty of trial and error, but the Business Journal will continue to evolve.

There will be a few hiccups as we look to add more stories, photos and information. We map out a plan of what we want to do, but as you well know, plans don’t always work out.

Sometimes we get caught up in what we’re going to provide readers without asking them. So, as a reader of the Business Journal, tell us what we can do to get better.

As real estate agents and brokers have said consistently, the region didn’t suffer the big dips in the market felt during and after the recession, nor did it enjoy the big boom before and after it.

Real estate is local, which means what happens in Tuscon, Tuscaloosa, Tampa and Toledo doesn’t necessarily mean it’s happening in Tupelo and Northeast Mississippi.

Last year, 325 total units were sold from Jan. 1-March 23, compared to 283 during the same span in 2014.

The commercial market is holding its own as well. In Tupelo alone, more than 4,000 permits valued at $118 million have been approved through the city’s Development Services department. At least five projects are under development or under construction in the All-America City.

INVENTORY CONCERNS

While the residential sales figures are relatively good, they are tempered by one looming issue.

“Our biggest challenge, especially in the residential market, is the lack of new construction,” Henley said. “Most of the new construction being built are custom homes. We are in desperate need of builders to build spec homes to build and sell.”

– only 51 were built last year and only 47 were built in 2014 in the area covered by the Northeast Mississippi Board of Realtors (Lee, Pontotoc, Union, Itawamba, Monroe and Chickasaw counties). The lack of supply is exacerbated by fewer builders.

“I know five builders right off hand that are no longer in the business,” Henley said. “Two of them are working fulltime at Toyota. ... they were home-builders fulltime. Two others were part-time builders, but now they’re doing something else.”

Still, residential sales are strong. The NEMSBR includes some 300 real estate agents and covers a significant portion of the region, including Tupelo and Lee County, the economic hub of the area.

Looking strictly at residential figures from last year, of the 2,718 homes on the market, there were 1,727 closings. A year earlier, 1,727 were closed of the 2,726 listings. In 2010, only 1,189 closings were

recorded, with 2,645 homes on the market.

While the total inventory of homes has risen, the number of new homes has declined.

“I currently have three new-construction homes under contract,” Henley said. “I haven’t done three new constructions in the past three years. They’re selling. It’s a matter of finding them and having them available.”

Henley said the lack of new construction is pushing sales of existing homes – a good thing – but the already small inventory of new homes continues to dwindle.

“We have more listings on the market overall but there are fewer choices when it comes to finding new homes,” he said.

Area real estate agents agree that the demand is greater than supply to a certain degree.

Meredith Martin, an agent with Tommy Morgan Realty, said the market has changed in the few short years she’s been in the business.

“When I first moved here, there were houses in abundance to choose from,” she said. “Now, the housing market is limited. There’s not that many houses on the market. The supply is not as great as the demand. It’s exciting to be a part of the market right now, but it means we’re growing – and that’s great.”

Christa Estes of Coldwell Banker Southern Real Estate in Tupelo said that even with the lack of supply,the market is doing well overall.

“The way I like to describe our market is that it’s like a CD market and not like the stock market,” she said. “In a stock

Said her husband, Andy Estes, “We may see dips in the market, but we won’t see the crash like we had in 2008. We’ve seen it rise since then, and so there will be a fall,

but it won’t be anything like that.

“Overall the market’s not bad at all. But we’re a little low (on inventory).

While 3,800 homes on the market seems to contradict the “low inventory” concerns, it should be noted most of the listings are existing homes on the market – not the new homes many firsttime buyers are seeking.

number or forecast, but I think we could easily sell 100-150 new homes if they were available,” Henley said.

And they need to be in a variety of price points, he said. Homes are needed essentially in three price ranges: $90,000 to $120,000; $120,000 to $170,000 and $170,000 to $215,000.

Area real estate agents, brokers discuss their profession

TUPELO – Filled with nervous energy, Meredith Martin showed her first house as a licensed real estate agent with Tommy Morgan Realty in September.

She met a complete stranger, but by the end of the showing, Martin had made a close friend.

She knew every inch of this stranger’s home, an intimate privilege not everybody gets to experience.

For her, it was a natural progression to jump into realty with a sales background. She took the leap of faith and signed up for a 60-hour course on becoming a real estate agent.

Martin flew through the lengthy process as she learned about the fluctuations of the housing market and what to look for when helping clients.

While sales can be mostly intuitive, the class took realty to a deeper level that expanded upon the fine details.

After passing the state exam and receiving her license, she joined Tommy Morgan Realty and set a goal.

“When I first started this job, I really hoped that within a year that I would be on the top sell-

ers list,” she said. “I accomplished that in January of 2016.

It took four months. Now, I’m like I want an assistant.”

One day while driving through Crosstown, she saw her face on the huge digital billboard staring at her.

“Having the big picture at Crosstown was shocking,” Martin said. “It was like, ‘Yay me,’ but nope, it’s because of my clients that believed in me even though I was new. That was very humbling and wonderful.”

From the moment Martin wakes up, she rifles through her day planner, writing down objectives to look forward to. She follows hard timelines while allowing a flexible schedule. Usually, Martin works 10 to 12 hours a day.

For those that tease real estate agents for not doing any work, Martin has no idea what they are talking about.

“I guess that’s an option for some people, but I have not seen those people,” she said.

“Everyone I know works really hard.”

Currently, Martin juggles three closings, six clients looking to purchase and nine listings she’s trying to sell.

Before Martin started in real estate, she helped her friends find homes she knew they

would love. Now, realty has changed her life in a way she never imagined.

“It’s kind of connected the dots in a way that I didn’t know I needed to connect the dots,” she said. “I was so involved with the community because I’m a community-focused person by nature, and then being paid for a way that connects all of the things in my life is wonderful.”

LOOKING BACK AND FORWARD

Ellen Short, broker owner of TRI Realty, grew up in the realty business.

Her father, Bill Tate, pioneered the company in Northeast Mississippi as he became the first licensed real estate agent in the area.

When Short received her realty license in 1971, things were completely different. She lived in a time when interest rates on homes rocketed up to 20 percent.

At that time, agents didn’t show as many properties as they do now. The market wasn’t overflowing with real estate agents, and there were few realty offices in town. With the rise of the Internet, Short saw a shift in the way information was shared.

Multiple listings

Andy, Christa Estes have sold at least 115 homes each of the last 15 years

TUPELO – Christa Estes and Andy Estes know a thing or two about buying and selling homes.

Working together over the years, the couple has become an unrivaled sales force of its own, listing and selling more than 3,000 units.

Recently, the Esteses were recognized by Coldwell Banker as one of the top sales team in the country for 2015.

“We were in the top 10 percent of the entire company nationwide,” she said.

“We’ve been doing this 22 years, so it didn’t happen overnight. It took a lot of work.”

The Esteses work at Coldwell Banker Southern First Realty in Tupelo, where they arrive early and stay late.

Last year, they closed on an astounding 151 transactions.

To put that in perspective, a real estate agent on average closes on 20-25 transactions a year.

Christa says there’s no real secret to their success.

“Hard work, long hours, great customer service,” she said. “That’s what we strive for – over-the-top customer service. If it weren’t for our customers and repeat customers we would not have this success.We really owe a lot to our clients who have worked with us.”

Because of their success in helping so many clients buy and sell homes, word gets around to other potential clients. It’s a multiplier effect of sorts in which the clientele based continues to grow.

“Some of the information is wrong – you can’t count on everything out there to be correct,” Christa said. “But it’s so much better than in 1994 when we started. There was no MLS. We had books back then printed every two weeks. You’d wait for the book to come out to find a home for a client, and it really didn’t have much information. It was isolated back then. There were no computers; you had to fax information to people.”

Now homes can be searched online and documents can be viewed and signed electronically as well.

“I like the information age,” Christa said with a smile.

Buyers and sellers also can easily pull up information about homes. They can see what other homes in the area are selling for, giving them an idea of what to expect.

“That’s good to have, but once we get the hard facts, they still need the knowledge and customer service of an agent,” Christa said.

She said being a seller can potentially be dangerous without the help of a real estate agent.

It’s important to get people who are pre-approved and qualified to buy a home, and an agent ensures that.

“You don’t want what we call tire-kickers coming into your home,” she said. “True buyers don’t want to look at home without money to buy. It’s no fun to go shopping without cash. It’s the same with real estate.”

As a broker owner, Short oversees a multi-operation business that includes a sales and listing side, multiple rentals, an appraisal side and a commercial side.

While she tries to stay ahead of the competition, she believes in working with other offices in order to make her clients happy.

It’s not about the money, she said.

Since the realty business is heavily people-orientated, she interacts with others in the market to ask for help.

“We are the only business in the world that is competitive but works totally together,” she said. “We understand each other’s problems. Sometimes we discuss those problems with other realtors.”

Like Short, Sue Gardner, broker owner of Century 21 Sue Gardner Realty, spent more than 20 years in the real estate business.

After her children grew up and moved away, Gardner received her real estate license. She was attracted to being able to choose her own hours. So she thought.

“It’s not really the way it works,” she said. “You work when other people are not working, and that means on weekends and holidays. That’s something I did not anticipate.”

Everyday as an agent is different. The first thing an agent should do, Gardner said, is get up and have their day planned.

“You need to go and look for for-saleby-owners either in the paper or riding around in the community or on the Internet,” she said. “They need to make calls. That’s what agents don’t understand is that they do have to make cold calls.”

But first and foremost, real estate agents need to like people.

For some buyers, buying a home will be the biggest purchase they will ever make.

The real estate agent needs to connect with the person to help them find the home they love.

With an unpredictable economy, real estate agents can see their business fall, especially during times like the 2007-2009 recession.

Gardner pushed through the economic downturn with the help of relocation company Cartus Global Relocation Services that brought in transferees for the Toyota plant in Blue Springs.

“We sold them a lot of houses,” she said.

“That’s what kept us going.”

Looking to the future, Gardner doesn’t worry. She said the state of the industry and the housing market improves every

day with fewer houses on the market that she’s seen in several years.

“That means buyers are buying and sellers are able to sell,” she said. “I think it has to do with our area. It’s a fast growing area, and people are moving in. We just have so many things going for in this area that’ll continue to bring people in.”

EYE OF THE STORM

Laura Watson, the top single sales agent with Coldwell Banker Realty, knew that realty would be a difficult job before she joined in 2010.

She saw people that jumped in thinking they could make a lot of money. They had a fantasy ideal of realty, but Watson thought differently.

“I could see how many real estate agents there were,” she said. “To me, it looked like only a few were successful. I saw that before I got in, and now I still think that.”

But what makes real estate so difficult?

Here’s a look at Watson’s daily schedule: wake up at 4 a.m., get on the phone at 5:45 a.m. for an educational call, complete a 30-minute practice with other agents between 6 and 7 a.m., make lunch, take her son to school at 8 a.m., go back home and cold call from 8 a.m. to noon and schedule showings in the afternoon.

Watson has an average of 12 pending homes and 30 listings. That’s 12 people, 12 mortgage companies, 12 attorneys, plus 30 listings, plus showings.

Watson sold houses for a year before she felt confident in her job, but she realized that being a real estate agency is not cheap.

Her first broker told her she made $14,000 her first year and spent $20,000.

Watson said new real estate agents are going to be looking at a few thousand dollars just getting into the business.

Watson suggested putting money into educating yourself and seeking sales training.

During her showings and meetings, Watson often absorbs the buyer’s stress.

Her job is to be the eye of storm.

“I want to be the calm while they are freaking out,” Watson said. “It’s very scary if they are buying for the first time. I have to absorb their stress and venting, and I have to not let it affect me.”

Location, location, location matters in marketing

his month’s Business Journal focuses on real estate.

For an elective, I took a real estate course in college. The instructor mentioned something that I had heard for years about the three most important points in real estate: location, location and location.

Location also is important in marketing. If a business cannot be found, it will not be frequented. The importance of marketing with advertising and public relations is to bring visibility to the business. The customer has to know the product or service exists before a purchase decision can be made. It sounds like common sense because it is. The fun begins in trying to choose the location in the best place for the eyes of the consumer.

The physical address is important. Proper signage is a necessity.

An obvious statement is that for visibility it is important to be seen.

There’s no need for direcTy Robinson tions to be given to get to a McDonald’s when the Golden Arches can be seen from a highway. Being able to be seen drives traffic to a store or business.

In marketing, location also means getting the message in front of the customer. Some businesses are destinations. Even with excellent locations, businesses need traffic drivers. There are many different methods that are used: direct mail, print advertising, television advertising, radio advertising, outdoor advertising, digital advertising and telephone directory advertising, just to

name a few. And, it’s best not to have “all the eggs in one basket.”

It is important to know the traffic pattern of the customer – literally and figuratively. When outdoor advertising companies suggest locations of billboards, along with the location of the board is data about the number of vehicles that pass the billboard, usually given by week. There are ratings for television and radio that give a percentage of the available population of viewers and listeners. Newspapers and magazines have information on circulation and readership – known as pass-along readership. For digital advertising, projections can be made as to the number of impressions. Telephone directory companies offer packages that can track the number of inbound calls or number of Internet inquiries through their system.

OTHER CONCERNS

Two other issues loom in addition to the lack of new homes under construction – the specter of rising interest rates and the November vote for president.

The Federal Reserve raised a key interest rate late last year and is mulling additional increases this year. That could pave the way for higher mortgage rates. That in turn could slow down the housing market. And any presidential election year brings up uncertainty to the marketplace.

“We’re at 4 percent, and if rates go up, it’ll go down a bit,” Christa Estes said.

“Our market is based on affordability. There are a lot of variables involved in buying a home. A lot of people are very leery

Still, it’s not a gloom-

and-doom picture anybody is trying to paint.

“From a volume standpoint we’re close to where we were at our peak,” Henley said. “But the picture is a little different in that money was really easy to get in 2006-2008 and some people were over-extended and shouldn’t have been buying. I think we have a much more stable market now. The fundamentals are stronger now, which is good. It’s easier to get money today than it was a couple years ago, but not like it was before the crash. Banks are making smart decisions in finding the right buyers.”

While all this information can help with the number of people who could be viewers, this does not mean that everyone who sees or hears the ad will observe it.

Also, not everyone reads the newspaper. Not everyone watches the TV shows that I like.

Not everyone listens to the radio station that you like. This is where it is important to know the information that makes up the audience of the medium and vehicle that are being used.

Marketers are students of the what’s and the why’s that make up a customer base. By knowing the customer well, the path can be built to get the customer to locate the advertiser and vice versa.

We can determine the best method to spread the word.

It is important to stay in the eyes of all potential customers, especially for retailers whose

products have a long life – like appliances or automobiles. Eventually, the item will need to be replaced, either for aesthetics or the cost of replacing the item is less expensive than repairing it. It could be years before a new one is needed. That’s where staying topof-mind is important. I don’t want my clients to be forgotten. I want my clients to be the first thought of when their product category is mentioned. While a storefront helps a lot, location in marketing also means finding where the customers are looking.

Investors have two options on IRAs, choosing matters

n 1981, with the passing of the Economy Recovery Act, Congress created the individual retirement account, or IRA. Anyone who was working could set up an account, deposit $2,000 that was deducted from taxable income, and have it invested and grow tax-deferred. While subsequent legislation has changed the basic rules and regulations, IRAs still remain an important part of an investor’s retirement savings plan.

There are two types of IRAs available to investors today. They are the traditional IRA and the Roth IRA. Both allow for contributions to made yearly totaling $5,500, plus an

additional $1,000 contribution for investors over the age CHRIS COLE of 50, the so-called catch-up option. Both allow for tax deferred growth, and both have the ability to be invested in a wide variety of assets. Both allow for no tax penalty distributions to be made provided the distributions are made after the investor reaches age 59-and-a-half. There are, however, some differences that investors should be aware of.

Traditional IRAs allow for contribution by just

about everyone. The only requirements are that the investor have taxable compensation equal to or above the contribution amount during the year and be under the age 70.

Your contribution may also be tax deductible provided it qualifies for such. he most basic qualification is whether or not you are covered under an employer-sponsored retirement plan such as a 401(k). If you do not have a retirement plan at work, you can deduct the total amount of your contribution regardless of your income.

If you do have a retirement plan, the amount you can deduct depends on your income. For 2016,

the amount you can deduct becomes limited at $61,000 for a single filer and $98,000 for joint filers. The deduction is totally phased out at $71,000 for single fliers and $118,000 for joint filers. During the time the funds are invested in the account, they grow tax deferred without any yearly tax paid on interest, dividends,or growth.

At the time of withdrawals from the account after reaching age 59-anda-half, any portion of the distributions that represents deductible contributions is taxed as ordinary income. If funds are withdrawn before reaching 59, and do not qualify under certain special circumstances, they are not only taxable but also subject to a 10 percent tax penalty. Investors also must take a distribution from their IRA each beginning in the

year they turn 70 1/2.

This is called a required minimum distribution and the amount is determined by a standard life expectancy table.

Roth IRAs were created in 1997. The major difference between Roth IRAs and traditional IRAs is that Roth IRAs do not allow for tax deductible contributions but do allow for tax free distributions after age 59 provided the assets are held in the account for at least five years. Distributions prior to age 59 are only subject to taxation and tax penalties when they exceed the amount contributed.

For example, if you have a Roth IRA worth $20,000 and $10,000 of that amount are contributions, you would only be taxed after you withdraw in excess of the $10,000.

Regular distributions after age 59 are not taxed at

any point and there are no required minimum distributions at any age.

Roth’s do have some income restrictions. Anyone who files as a single can’t contribute to Roth if his or her income is more than $132,000, and if they file jointly the amount is $194,000.

Choosing the right IRA is a matter of personal needs. While most experts would believe the Roth IRA would be more effective for long-term asset accumulation, the tax deductibility feature of the traditional IRA can be a valuable immediate tool to help individuals save on their tax bill. A financial professional or tax adviser can help you pick the right type of IRA for your individual needs.

Millennials now buying homes more than ever

SALTILLO – Even after a year, Victoria Shanks, a 23-year-old field operations engineer, still can’t fathom that she owns her first home.

By society’s views, Shanks has her life together.

She graduated from the University of Mississippi in May 2014, landed her first salaried job in July 2014 and bought a three-bedroom home

months later.

As a millennial, Shanks fits into certain statistics from Consumer Reports: millennial buyers now account for 36 percent of U.S. home purchases, compared with the 34 percent of homes going to Baby Boomers.

“I sometimes feel like an adult, but others times, I’m like, ‘What am I doing?’” Shanks said. “My parents came up this weekend, and we had dinner. My mom said, ‘Can you believe you’ve almost been here a year?’

It’s just so hard to believe.”

Her friends, some still in college, couldn’t believe Victoria’s adult-like step and usually responded by saying, “Holy crap, you’re an adult” or “Oh my gosh, what just happened?”

Shanks rented in her early 20s. She landed a job in Tupelo, a place she used to drive to from Ackerman to shop and eat with her parents while growing up.

Caleb Hunt (renter): “I think a lot of people are wanting to go smaller. Not everyone needs a three bedroom, two bath with no family. I’d much rather have a giant open studio than a huge house. I think mainly because you have to clean what you own.”

Aaron Sather (owner): “I liked using real estate as an investment. After my first place, I’ll probably rethink that. Now that I’ve been here for a little while, there are some cooler places. Just not knowing, it was easier for me to look at houses to purchase than rent.”

ON RENTING:

Murphie Garretty (renter): “It was really hard to find places to rent as far as looking on websites.

It’s not like other cities. You can’t just Google places to rent in Tupelo. I like renting because it gives me mobility and time to build my credit.

When I’m ready for the commitment of a house, it can kind of help lower the barrier that’s hindering me from that.”

She started looking for rentals, but she had to take her poodle, Scarlett, into account. Most places in Tupelo she found charged a high pet deposit, and she needed a fenced in backyard.

Shanks asked advice from her dad, who told her, “If you rent, you’re paying somebody else and not getting any credit for it. If you get a house, you are essentially paying yourself back and gaining credit.”

She teamed up with Neel Dean from the Jason Warren Team Realty. He eased her stress about getting a mortgage, finding a home inspector and a painter.

Shanks didn’t want a project. The first house

she looked into required too much attention, and she didn’t want to come home everyday to a chaotic house.

Then she found the perfect starter home, the one she lives in now.

It wasn’t until she was in the attorney’s office signing the final papers that she realized the massive debt she would soon accumulate.

“I felt like I was signing my life away,” she said. “I was like, ‘I’m getting into a lot of debt right now.’ I was overwhelmed, but I kind of liked it. I can say that this is my house.”

Her mortgage payments ended up being much cheaper than rent. Many of the rentals she looked at had $1000 rents.

Shanks signed up for a mortgage with a payment plan to pay off her 30-year mortgage in 21 years.

She owes her youthful success to her parents, another way Shanks fit into millennial statistics. They rely heavily on their parent’s advice, according to John Oxford, director of corporate communication for Renasant Bank.

She doesn’t plan to live in the house forever, a house she said was a little too big for her and Scarlett. She bought the house for the resale value with intent to sell.

“In five to 10 years, I would hope to progress in my job and be married.

Not sure about kids yet,” she said with a laugh.

RIGHT OUT OF SCHOOL

At Renasant, Oxford stays ahead by researching trends created by millennials.

“They trust their parents first,” Oxford said. “They are big researchers. They don’t take the first offer given. They are very smart and savvy shoppers for mortgages and financing.”

Living in a digital era, by the time a millennial comes to the bank, they’ve made their mind up with what they are going to do.

The process of buying a home has “swung back” a little bit from two years, Oxford said.

At a minimum, firsttime home buyers getting a mortgage are looking at a three week wait.

The biggest hurdle for millennials happens when they have to put money down on a new home.

“Some have to put 10 to 20 percent down to pay into a house they want,” Oxford said. “That’s a problem for anybody, but especially someone right out of school like a millennial.”

SELLING TO MILLENNIALS

Sue Gardner, broker owner of Sue Gardner 21 Century Realty, noticed a trend when working with millennials.

“Young people want the

newest and the best,” she said. “Older people are more satisfied. I’m a Baby Boomer, and my house is not new. It’s got lots of charm about it that I like, but young people wouldn’t like that. It’s not young, new and crisp.”

Gardner knows the fear millennials feel when looking for a home.

Laura Watson, real estate agent with Coldwell Banker, baby steps her younger clients and reminds them of every little thing they need to know about buying a home like closing costs, home inspection and down-payment money.

“They get it all mixed up, so you have to go over it again and again,” Watson said.

Most of the younger clients she’s worked with want everything about their first home to be perfect.

“With a young adult, they weren’t necessarily taught by their parents on how to be handy and to fix things,” Watson said.

“They want everything to be perfect and fixed before they buy. They go more for looks and don’t necessarily think about re-

sale value or functionality.”

When catering to millennials, Ellen Short, broker owner of TRI Realty, emphasizes the fact that most younger people have student loan debt.

“That affects their borrowing power,” she said.

“That has to be taken into consideration when purchasing a home. There are so many millennials that don’t realize they have to pay those payments.”

Meredith Martin, real estate agent for Tommy Morgan Realty, sells houses to millennials all the time. They want small, compact and efficient, she said.

They are open to new things like buying a duplex to live in one half while renting out the other half to produce income.

“They buy property with the thought that they decide to leave, they can rent their property,” Martin said. “Their focus is more on an income and investment standpoint than a dwelling for themselves.”

Economic development, tourism on the move in Itawamba

tawamba County is bustling with activity.

Our program of work is centered around economic development and tourism.

The Itawamba County Development Council launched a new website for the county at www.itawambams.com.

The “Economic Development” tab provides information for starting or locating a business in Itawamba County by listing available sites and buildings, providing step-bystep instructions on “How to Start a Business” and offering selective reports to provide all necessary information needed to locate or start a business.

The “Visit Itawamba” tab provides an easy format to locate places to eat, to stay, to shop and to visit.

This new website represents

the vision of the ICDC board of directors and the collective effort of community VAUNITA MARTIN leaders, the Mississippi State University Extension Service and ICDC staff. Please take a moment to visit this attractive and informative website.

The Itawamba County Development Council assists Three Rivers Planning and Development District in enhancing recruitment efforts to industrial sites throughout the county, including the Fawn Grove Industrial Park. Following a recommendation by Tennessee Valley Authority officials to improve the entrance to the park, work began to

landscape the area. Walton’s Greenhouse designed the plan for landscaping around the sign and creating a tree-lined drive through the park. The Master Gardeners of Itawamba County assisted with the entire project from designing the landscape, choosing the flowers and trees to use and placing the plants in the ground.

Their assistance proved essential to finishing this project; the Master Gardeners, county workers and ICDC staff planted all of the trees, bushes and flowers in a single day. The Dorsey Water Association also helped with this project by laying the necessary pipes to enable the plants and trees to be watered. To say the least, this was truly a group effort.”

So what’s next? Soon, ICDC will launch the “Visit Itawamba Campaign” to encourage tourists to patronize local shops and eateries. The campaign will include advertisements for participating businesses geared specifically for visitors to the county. Publications promoting these discounts will be prominently displayed in the Mississippi Welcome Centers, local hotels and at Itawamba Community College.

ICDC Members may take advance of this opportunity to increase their revenue by driving business to their doors for free. Any business interested in this opportunity can contact the ICDC office at (662) 862-4571 for more information.

Finally, ICDC and the

Itawamba County Board of Supervisors will join forces to promote the Great American Cleanup for Itawamba County on April 23. Members of churches, school clubs, community organizations, and owners of local businesses may participate in this worthwhile effort.
