Selling your home? Get to work on your kitchen

TUPELO – When it comes to home renovations, the kitchen is often the first thing homeowners want to tackle. More and more, the kitchen has become the gathering place in the home and an updated space can add tremendous value to it when you decide to sell.

But where do you start and what if you don’t have a lot of money for a remodel?

“If you have a little money and you need to get your home on the market quickly, you can achieve the look of an expensive remodel by giving your outdated kitchen a modern facelift,” said Melissa Crudele Burt, an interior designer in Tupelo. “The key to managing your budget is to follow the existing blueprint and add some modern updates.”

First, repaint the room in a neutral color, with the ceiling one shade lighter to help the crown molding pop.

“A monochromatic palette gives the homebuyer a blank canvas to work with, plus it has a calming effect,” she said.

Next, update the hardware on cabinets.

“Don’t get too trendy,” Burt said. “Stay away from shiny metals. Go with something like a nice brushed nickel.”

If you have wood cabinets that are showing wear, restain them if you have time.

“That gives a kitchen instant appeal,” Burt said.

If you can afford to replace appliances, do so, but go with mid-range brands.

“If you put a Viking stove in, this young woman looking at your home may be a microwave-girl and be scared to death when she sees that,” Burt said. “Also, if you buy more than one appliance from the same dealer, they’ll often give you a discount. Save those warranties.

“There are a variety of lowcost tiles and laminate hardwoods that are attractive, affordable and durable,” she said.

If your budget is so tight that paint is about all you can afford, then you need to fall back on something called staging to help your home sell. Staging is simply making a home look visually appealing to buyers.

“Staging was never in the limelight in the 1980s and ‘90s,” Burt said. “You couldn’t go to the bookstore and buy a book on staging. Now, you can take classes to be recognized as a stager.”

When it comes to staging,

Burt said you want to concentrate on the five senses: hearing, sight, touch, smell and taste.

“When you walk into a home, you’re looking around and taking in the aesthetics,” she said.

“Buyers need to feel like if they moved into your space, their quality of life would improve.”

First, remove all clutter. Take down all the artwork hanging on the fridge, which can be distracting. Remove personal photographs. Find another place for the stack of bills that usually sits on the kitchen counter.

“Declutter, even if that means having big plastic boxes available so when the real estate agent calls and says she’s showing your house in an hour, you can grab stuff and fill them up and take them with you,” she

said. “People will pay more if they perceive there’s more space, even if there isn’t.”

Make sure the room smells inviting. Bake cookies or put a roast in the oven. If you don’t have time for that, put an onion or some vanilla extract in a pan and put it in the oven on low.

Take out the garbage. Remove pets, their bowls and the litter box and take them with you or park them at your in-laws.

“If possible, find out who is coming to look at your house,” Burt said. “If it’s an older couple, you might put a pair of reading glasses on a folded newspaper on the breakfast room table. If it’s a young couple with kids, maybe you’ll leave a math book and a notebook on the table.”

Put a vase of fresh flowers on the counter or a bowl of fresh fruit or vegetables. Put a cookbook on an easel and open it to a recipe. Add a small accent lamp to the kitchen counter and turn it on for coziness.

“Turn some music on low,” Burt said. “If there’s a TV in the room or you can see a TV from the kitchen, put it on something neutral like The Weather Channel or HGTV and mute the sound. If your kitchen looks and sounds and smells amazing, buyers can see themselves entertaining and being more social. And that’s what homeowners want – they want the buyer to perceive a higher value for the home.” ginna.parsons@journalinc.com

TUPELO – Starting plants from seeds is as easy as following the directions on the packet, but a little advice from the pros never hurts.

To start, you need three things: the seeds, something to plant the seeds in and a potting medium.

“Make sure you buy seeds from a reputable source that you trust,” said Jeff Wilson, regional horticulture specialist for the North Mississippi Research and Extension Center. “And buy brands that you’re familiar with.”

For the potting medium, you want a soil-less mix, commonly called potting soil.

“Don’t use garden soil,” said Donna Tucker, a Master Gardener who oversees the Lee County group’s plant sale every year. “It could have diseases in it.”

Next, pay attention to the instructions on the packets. Most seeds need to be planted 1/4- to 1/2inch deep, while others you barely press into the soil, she said.

“The biggest mistakes people make are covering the seeds with too much soil and either watering

them too much or not enough,” Tucker said. “You just need to keep them moist, and that’s hard to do sometimes.”

Inside, you can start planting seeds about six to eight weeks before the plants need to be moved outside, Tucker said.

“Once they come up and get their true leaves –

usually when they’re a couple of inches tall – you can start to use a weak fertilizer on them,” she said.

When the time comes to put them outdoors, they need to be hardened off.

“Put them outside in the shade for a little bit each day,” she said. “Gradually increase their sun exposure so they can get used

to it. Plants are just like us.

If we go outside in the sun for the first time and stay too long, we’re going to get sunburned.”

After the last chance of frost, put the transplants into their permanent outdoor containers or into the ground.

spacing when you put them in the ground,” Tucker said. “Give them enough room to grow and keep them watered until they’re established.”

Some seeds need to be sown directly into the ground after the last chance of frost, Tucker said. These include sunflowers, poppies, beans,

peas, mustards, turnips, carrots, corn, melons and cucumbers.

And while any plant can be grown from seed, some are easier than others, Tucker said.

For flowers, easy ones include cosmos, zinnias, marigolds, bachelor buttons, cleome, larkspur, yarrow, columbine, hyacinth bean, morning glory, balsam, cypress vine, shasta daisies and bee balm.

Easy vegetables to start from seed include peppers and tomatoes.

For some plants, you’ll likely have more success buying transplants at your local plant nursery than starting them from seed, Tucker said.

For flowers, these include Joe Pye weed, pentas, daylilies and passion flowers. Difficult vegetables include asparagus and onions.

“Remember there are a lot of seeds in a pack, so if you want less than 10 of something, it may be easier just to buy transplants,” Wilson said. “If so, buy the healthiest plants you can find. Sickly plants at a nursery equal dead plants at home.”

s gardeners across the state are starting spring planting, I want to urge everyone to consider the plants selected as Mississippi Medallion winners for 2016: Serenita Angelonia, rosemary, Drift roses and Cherokee Purple tomato.

Angelonia, also called GARY summer BACHMAN snapdragon, is a favorite in any Mississippi summer garden. Serenita Angelonia is a selection that is sure to delight, with its blue, blush and white colors. These tough but elegant plants bring long-lasting color with

very little maintenance.

They create a soothing sea of soft color in the landscape. Serenita Angelonias are heat tolerant and grow 12-14 inches tall and wide.

Rosemary is an aromatic herb with leaves that typically are dark green with silvery undersides. A favorite herb for cooking, its sweet aroma makes the kitchen an inviting place.

But rosemary can sometimes be tough to grow, so my advice is to plant it and leave it alone; it thrives on neglect. Just be sure that there is good drainage and that the plant receives full sun for at least six hours each day.

Plant rosemary by paths or steps where the slightest touch will release the sweet scent. There are many upright growing varieties, but I love trailing rosemary growing in a hanging basket outside

pliances like a blender with different settings that can prepare everything from smoothies and whole-food juices to soups, sauces, vinaigrettes, frozen desserts and more. Plus, because of its compact size, it leaves plenty of room for other kitchen tasks.

You can also arrange serving ware according to how often it reaches the table. Store items such as holiday dishes and platters in the back of cabinets or open shelving. Place everyday items like bowls and salad plates in easy-to-reach cabinets and drawers. Cooking utensils should be housed in a holder close to the stove.

The usual kitchen organization employs drawers, cabinets, shelves and countertops. However, you can also work with your walls to make your kitchen more efficient. Apply hooks to hang pot holders and aprons, ensuring they are a safe distance from the stove. Install a pot rack, which will make room in cabinets for appliances that are not used often -- just make sure your walls or ceiling are strong enough to support the extra weight.

To squeeze extra space out of your kitchen, hang magnetic strips for items like knives and kitchen scissors, freeing up drawers and removing the knife block from the counter. Spices can also be hung on the strips with the use of magnetic canisters.

If you simply minimize what’s kept on countertops and reimagine everyday items, you can optimize the functionality of your kitchen, making it a more user- and guest-friendly destination.

Make spring cleaning safer, easier If you love the results of spring cleaning, but not the process, it could be that the methods and tools you’re using to get the job done are making the work harder than it needs to be.

MAKE IT FUN Before you even get started, take steps to prepare yourself for an afternoon or day of chores.

Turn on some music to motivate you.

Open the windows to get some fresh air. Eat a solid meal so you’re fueled for the tasks at hand. You’ll already be in a much better mood.

AVOID REACHING Cleaning can be a pain in the neck – and back, and everywhere else for that matter.

Treat your cleaning like a workout. Stretch your neck, shoulders and torso beforehand.

Your walls will likely be the 60 percent color, your major fabrics will likely be the 30 percent and your accessories, like a floral arrangement or throw pillows, will make up your 10 percent accent.

The era of the “super kitchen’’ has arrived, say interior designers and trend-watchers: People are building or remodeling kitchens that include work and entertainment space, too. within easy reach, but protected from food and drink spills. Some add a built-in iPad docking area or laptop station on a counter, while others choose the less expensive option of adding a tablet dock mounted under a cabinet, with an arm that swings out.

Pop-up outlets are being installed directly into countertops. And homeowners are adding extra power outlets throughout the kitchen, and designing dedicated charging areas with power strips.

Another tech choice: Dishwashers that run almost silently, so they won’t distract you while you’re working in the kitchen.

And full-size televisions are being added to the main cooking area so you can do your binge-watching in the same place where you try to avoid binge-eating.

The traditional focus of kitchen planning – a

stove-sink-refrigerator triangle – has become a square, Welch says, with the TV added as a core necessity.

What to know when repairing a lawn mower

American kitchens have always served as more than cooking and eating spaces. Generations of kids have done homework at kitchen tables. Parents claim counter space to organize family miscellany, tap out work emails on laptops or install a television.

“Our findings show that homeowners expect kitchen renovations to go far beyond improving flow, storage or aesthetics,” said Nino Sitchinava, principal economist at Houzz.com, in announcing the site’s 2016 Kitchen Trends Survey. “The ‘super kitchen’ has literally become a living room, family room and office, with finishes, layouts and decor that challenge us to define where the kitchen ends and the rest of the home begins.”

Tips to spruce up your outdoor spaces for the season When the weather warms up, it’s all about relaxing outdoors. But it’s possible you’ve neglected upkeep on your home’s outdoor spaces during the chilly months of winter.
