BA3 - Hybrid Building

Located in commercial road city centre, this new hybrid build acts as an hub for all those in the area. With the aim of the project being to tackle and hopefully aid in amending the lack of certain necessities in the local area creating envi ronments that the local community can make the most off, while also providing affordable housing both to those in the local area and also the new comers to Portsmouth, hopefully giving back to local community.

Earlier in the academic year we had a project which was set in the same area of Commercial Road, that project was a city planning and rejuvenation project, with us analysing the Com mercial Road Area and looking at ways to revitalize the area. 5 key points I focused on were Market,Education,Entertainment,FarmerstheVegetation,andcommunity, however a lack of affordable residen tial property was also an issue in the local area and this is an issue I wanted to tackle, within this project.

The site is chosen is located near the North East of overall the overall Commercial Road site which is an site located close to many of the main uses within commercial road.

On the site there was a building which was one of the many unused buildings on the site. The building will be torn down however some of the materials will be reused in the new build in order to reuse the materials which can be re - used and also to pay homage to the building which used to be a prevalent part of commercial road.

Initial Concepts and Design Approach

Step 1 After experimentation the second idea would make use of the similar ground floor, however it would have another entrance from the residential areas located to the East of the site. The ground floor would have multiple uses which are uses lacking in the overall area as well as uses based on the information and advice given by the meeting with local council members in the Portsmouth area.

Step 2 The Residential units will then be located on top of the mixed use areas, facing the direction of the south facing sun while also creating a sense of privacy as their apartments would be facing away from the more public areas located on the ground floor.

In order to understand what was needed in the local Commercial Road area to gain inspiration for the residential building, a few students and I booked a meeting with a local council member in order to gain more knowledge on what implementation would actually be important for the area and what focus would be key when building residential buildings in this area. She gave two documents to read as well as providing advice given to her from locals in the area

DESIGN SYNTHESIS -

As the building went upwards it would see staggered build of residential spaces and private green areas which the resi dents would have use too. However this initial idea made the building closed off to the central city centre as the entrances were covered and the building did not feel inviting.

The overall shape of the building was then adjusted again, curving more to the site and creating a more seamless building shape

An initial idea on how to build on the site, saw the building shape fit to the curve on the site, with points of entrances to the overall spaces located at the main points on entrance around the site. one from commercial road, the other from the train station and bus routes. The south sun would also bring light into the uses located on this gf.

Residential spaces would be stacked and staggered allowing for private roof gardens to be located in these areas where the tenants can make use of these areas

The goal of the uses are to add to the local community creating areas in which can be used by them, from rent able offices in which smaller local business can use, to an central farm ers market which the local farmers can sell their goods to the library area, an homeless aid area in which local homeless can get items in which they need for free and communal areas and atrium which can act as a sports centre space, which can be used by the children in the area as well as booked out to be a hall for any other use. The hope is this scheme will bring a more unified area of community to an environment which currently doesn’t have one. GF plan Communal Area Showcase Area Sports Area

For our 1st project in the 3rd year of university we were given the task of creating ways to revitalise Com mercial Road. An popular City Centre within Portsmouth which overtime has begun to lose it’s purpose, whether due to the change in society in how we purchase or due to situations out of they’re control such as a global pandemic. The goal was to analyse the site, understanding what is present, what is missing, what could be added and what could be improved in order to bring more life to this area bringing it back to it’s old glory.

After analysing commercial road a few things stood out to me in terms of what commercial road had or prioritised and what was missing or could be added in order to revitalise commercial road increasing it’s positive effect on the Portsmouth landscape.
