HOUSING MARKET UPDATE MARKET SUMMARY If you think the Real Estate Market is softening, "You're Right". Cities in Santa Clara and San Mateo Counties have experienced a declining market since February 2018. Sixteen (16) of twenty two (22) cities included in this report are in a Slight Seller's Market, while Hillsborough and Los Altos Hills have crossed the threshold into a Buyer's Market. We're fortunate to live in the San Francisco Bay Area and Silicon Valley. Downturns in the Real Estate market here usually have a short life cycle. Eighteen (18) to twenty four (24) months locally compared to 48 to 60 months nationwide. Approximately 2 years ago, Economists predicted a market shift would occur and continue for around 18 months. If it started around February 2018, one could surmise we're close to the tail end. However, in Presidential Campaign years the Real Estate market has always been volitale. Never the less, even in down markets, there are Buyers who need to Buy and Sellers who need to sell. Look at it this way. We are entering a Real Estate Market of the likes we haven't seen in nearly 20 years. It's called a "Balanced Market". Don't blink though, this market disapears in a blink of an eye. It would be a shame to miss it because you had your eyes closed. Here's the hard facts: Buyers are hesitant to buy in a Buyer's Market because they're looking for the deal. So they continue waiting for the prices to drop. Sellers are hesitant to sell in a Seller's market because they believe prices will continue to raise. Since no one can accurately predict where the market's heading, Buyer's should buy when they find the house they like and Sellers should sell when they have an offer they can accept. This way Everyone wins.

STRAIGHT TALK: If you're serious about Selling your home, don't test the market by overpricing it. Doing so will tell Buyers you're not serious. Eventually, you'll have to lower the price inorder to entice a Buyer to make an offer. It's a losing strategy. So don't do it.
