As we move forward into 2025, we reflect on the north Cornwall property market with cautious optimism. 2024 was certainly a year of economic, social, and environmental challenges and rarely have we seen so many obstacles arise in such quick succession. From elections and budgetary pressures, mortgage and interest rates to global political instability, uncertainty was the name of the game. And yet, through it all, one thing remained constant: the enduring appeal of this beloved county. What of this year? Despite the headlines, Cornwall’s incomparable coastline continues to captivate. In a year where the cons appear to outweigh the pros, we are seeing healthy levels of engagement. Undeniably, it’s a buyer’s market and one that has tested even the most committed sellers. Buyers are enjoying a rare abundance of choice, with opportunities arising to secure homes that may not reappear on the market for generations. And while the new taxation rules on second homes and local council tax increases pose their own fresh challenges, the UK remains a stable and attractive destination for property investment. Opting to look past the noise of global uncertainty and take a longer-term

Every pound raised tonight goes towards making real, tangible change for those who need it most.” Tamas Haydu, CEO, also expressed his gratitude: “It was a pleasure to gather with so many supporters at this wonderful event. The generosity of our supporters allows us to invest in grassroots projects that make a real difference in people’s lives. We are incredibly grateful for the ongoing support from individuals and businesses who believe in a Cornwall where everyone can thrive.” There are many ways in which to support CCF from oneoff donations, becoming a Friend of CCF with a monthly donation or adding CCF to your will. For those with an affinity to Cornwall, but who live and work elsewhere, membership of The Cornwall Club directly helps deprivation in the county. Businesses can also take an active approach to social responsibility with membership of The Business Club. Members’ annual fees are pooled together, and grants are awarded bi-annually to local community projects. Business Club members choose which causes to focus grant funding on and twice a year are invited to sit on the grants panel to vote on the projects to support. Members can also visit projects or take part in volunteering opportunities with their staff.

Susie Croft, Philanthropy Director at CCF summarised: “As you can imagine, many of the causes we support are really being hit hard by the cost-of-living crisis. We are seeing more organisations close down or reduce their services due to financial pressures. At the same time others are seeing more demand than ever for their help, whilst their operating costs have increased drastically. Last year we were able to grant £3M to just over half of all those who applied for support. Events such as our gala are vital in ensuring that we can support even more in 2025.”

An expanding aerial vision brings a unique perspective to new terrain; in conversation with contemporary artist Nina Brooke

ina Brooke has made her name capturing vibrant bird’s-eye views of shorelines and seas, but her latest body of work moves inland, far from the turquoise coasts she’s known for. Brooke, who studied at Falmouth University, is widely recognised for her aerial compositions depicting swimmers, paddleboarders and sunbathers against richly textured coastal waters. Her distinct style began to emerge during her degree, where she became “quite obsessed with how people behaved on beaches.” She explains, “They lie in a certain way, and then act differently when in the sea.” Nina uses drone photography to collect reference images on location before returning to her studio to paint. Her travels have taken her across the globe, with recent trips to the Caribbean, Costa Rica, and Sri Lanka. “I like to start by being in the environment. So, I’ll either be in the sea surfing, or out in the mountains, picking up on the senses, feelings and light around me and then storing them in my memory bank. I’ll also then fly my drone and take photographs of locations and terrain, capturing different groups of people that reveal themselves as figures and shadows. However, it’s also about picking up on all the patterns and colours. I’m interested in how humans contribute to the natural landscape, paying attention to their place on the earth; how they move, and the choices and patterns they make.”

The process begins by choosing a reference photo, and then Nina experiments with the level of realism she’s going to portray. With her new body of work, much attention is still paid to colour, but in relief – gone are the blues and turquoises of the sea, to be replaced with a more ethereal palette that reflects the snow: “There are actually lots of ways to paint a white painting, and I’ve spent a lot of time experimenting to get the correct shade and texture. It is not as simple as applying white paint, it takes many layers underneath. I’ll tend to build up the canvas starting with a dark slate colour, perhaps with a bit of burnt umber, and then adding in bolder colours like yellow, blue and pink as I paint in the figures. Then I work on top with mixed whites. It very much becomes more of a painting out technique, than a painting in technique, which I think creates additional interest rather than simply painting the person on top of the canvas.”

In a new series of work that will be released this autumn, Nina turns her drone’s lens to the snowy slopes of Japan, exploring the patterns and solitude of skiers from above using a new medium of oil and mixed media. “I have loved painting the seascapes because they’re so different, with such a variety of locations around the world to capture, but I feel that it’s time for a new chapter in my work.” Nina describes the feeling of being in the mountains as akin with surfing big waves. “Whether it’s the rolling height of a big wave or the sheer expanse of a mountain, you get a sense of relief and beauty from both… it’s a feeling of letting go, of clearing the mind from the build-up of daily detritus. Those little knots of tension can be everywhere and it just unties them. For me, that’s what my paintings are about; letting the viewer have that same moment of relief in their home – a sense of peace and joy.”

Nina has recently moved to a new studio space in St Minver, near Wadebridge, alongside fellow artists Jethro Jackson, and Alastair and Fleur Mackie. There are plans for events and shows in the shared gallery space and Nina’s own work can be viewed in her studio by appointment. www.ninabrooke.co.uk

IN TIME art

Nick Reader’s revival of 19th-Century photography in Cornwall brings a modern eye to antique traditions

R

ock-based photographer Nick Reader creates timeless portraits with a camera that dates back over 100 years, quietly reviving a forgotten craft and creating something strikingly beautiful in the process. In an age of digital immediacy, Nick offers an experience that is anything but. Nick’s authentic portraiture uses the 19th-century wet plate collodion process, producing portraits that are considered, methodical and intentional.

2012. The shift came partly from a desire to do something different with his skill set and partly from a curiosity about the roots of the medium. “I wanted to stay connected to the physical craft of photography,” he explains, “there’s a rhythm to it. It’s quite grounding.” The portraits are made in a purposebuilt gallery and studio in Rock, which houses the large-format process camera and darkroom. “People are curious about the process,” he says. “It’s not something you come across very often, and I think the fact that the sitter can see the image being developed in front of them — it adds something to the experience.”

Using a 170-year-old lens and a French made wooden camera, Nick uses handmade film to create the portraits. “The process itself is quite involved,” Nick says. “It takes about 15 minutes to make a single plate, and during that time, I’m pouring the chemicals, loading the plate, exposing it, and developing it all by hand.” The result is a tangible object that brings striking authenticity to his subjects.

In addition to portrait sessions, Nick has also created a series of wet plate still-life photographs featuring natural objects found nearby — shells, plants, fish and shellfish. Nick’s work can be seen in his Rock gallery, online and in exhibitions around Cornwall.

Owners Cathy and Julian embraced a collaborative approach to their new build in Trebetherick, working with Harbour Construction

Photography Doon Williams inding the perfect plot of land to realise your dream build often requires patience and instinct, which is why when Julian and Cathy found a site on the market with local agents, John Bray Estates, they wasted no time in offering, despite not having stepped foot inside.

“After eight years of searching, we finally found what we were seeking: a large plot nestled in a wooded valley with winding paths and sweeping gardens,” recalls Julian.

As with most build projects, the plot came first, and the inspiration followed dictated by the garden’s quirky slopes, the natural flow of the land and the potential for elevation amongst the trees. Fast forward to today and their new home, sited beautifully in a tree lined valley, is truly in a world of its own. Their story epitomises how the right project team can bring a design vision to life. “Building a new home is a significant project for any owner, and one that should be an enjoyable journey - a story you’ll be proud to share,” explains Ben Harbour, founder and co-owner of Harbour Construction. When architect Steve Heaver of Harrison Sutton Partnership recommended Harbour, he was confident in Ben’s ability to translate the blueprints into reality. “After meeting Ben and the team, we understood why,” explains Cathy. The project quickly became a joint endeavour of collaboration, creative ideas and skilled construction.

For Julian & Cathy, trust was everything and they wanted a team that communicates openly and honestly every step of the way. Supporting local trades and team continuity was also important and thanks to Ben’s local trade network, every hand on site was not only skilled but personally invested. The regular in-person site visits were a chance for all to visualise the project together and discuss the next stages of the build with collective anticipation. “Ben’s team demonstrated a clear passion for their craft and a commitment to not just meet our expectations, but to exceed them,” says Julian. “From day one, there was a shared excitement - an energy that carried through every stage of the project, which remained tangible well beyond completion,” adds Cathy. When challenges arose, as they invariably do, they were met with honesty and flexibility. Building on a hillside isn’t for the faint of heart. It adds layers of complexity for access, storage and vehicle movement, which requires thoughtful planning and creative solutions. Harbour’s wealth of experience meant they could deliver practical solutions. The result is a timeless and cohesive space, where colour is often secondary to the interplay of texture – natural linens, raw wood, hand-crafted ceramics – all working together to create depth and warmth. Textures play a pivotal role in achieving the desired balance: “A lot of our designs focus on layering textures rather than introducing bold colours. We might take a single hue – such as earthy greens or soft taupe – and bring interest through materials like woven fabrics, raw plaster and untreated woods. This creates a sense of depth and tactility without overwhelming the space.” The choice of furniture follows this ethos, with pieces that feel timeless rather than trend-driven. “We favour well-crafted, understated furniture that will last. We source a lot from Scandinavian and Japanese designers, but we also love incorporating pieces from local makers when possible.” Koto Living’s approach is always flexible, and client led: “Some clients come to us for a complete turnkey service – we furnish everything, down to the cutlery. Others may have key pieces already and just need help pulling the space together. We can be as involved as the client needs. While we have worked on a hotel, mostly we focus on residential spaces. And whether it’s a new build or a renovation, we always aim to create a home that feels like a natural extension of its surroundings.” Looking ahead, Koto Living continues to expand its reach. Redefining the takeaway, Rock Fish and Chips uses the finest local fish, filleted by the best and cooked with care

five gluten-free flours, cider and sparkling water to make a batter that is crisp, cleaner and holds little oil. And this philosophy of excellence extends beyond the fish: “We buy the finest potatoes and follow very strict procedures in terms of oil regulation. Our fryers are arguably the best in Europe and we use rapeseed oil which is filtered regularly through a precision system. It might sound like a boring detail to most people, but managing oil quality is one of the biggest things a busy fish and chip shop faces. Keeping all these things as dialled in as much as possible enables us to provide the best fish and chips we can.”

ock Fish and Chips might look like a traditional shop from the outside, but its standards quietly rival some of the best kitchens in the country. Owner Jack Biggs is uncompromising in his approach: “We buy the best fish we can get and we keep everything as simple as we can.” Fish is sourced daily from respected fish merchant George Cleave, who selects and prepares fish landed at Newlyn each morning by its day boat fleet. The choice of fish changes daily, depending on what is caught. Hake, haddock, megrim sole and monkfish scampi are often on the menu, with a grilled fish special always available: “If we can’t buy it fresh, we don’t sell it,” says Jack. “I won’t use big-boat fish. Everything comes off the day boats. It’s better quality and kinder to the coast. In fact, we use the very same fish that’s supplied to top London and Michelin-starred Cornish restaurants, expertly processed to order by George and his team,” Jack explains.

To complement the incredible fish used in the shop, a BBQ fish box service is also available. Boxes are perfectly curated for ease of cooking with little to no preparation to be done and offer a selection of fish and shellfish from the day’s catch, filleted, prepared and packed ready for collection. Lemon wedges, fresh parsley and some simply prepared sauces are all that is needed to create your own fish feast at home. Simply put, this is fish at its finest.
