The Joeris Way has been our north star for more than 50 years. We’ve lost our way a bit as a result of rapid growth and have decided it’s time to do a course-correct and reassess our mission, vision, and values. It’s all about

Leadership Feature Values-Based Leadership in a World with COVID-19 Recognizing the tremendous growth of the company has come at an expensive price — misalignment of values and culture. Kenny talks about his role as a servant leader, his vision of people empowerment, and how his faith guides him.
It was about this time last year, July 2019, when Joeris began a new journey. We undertook a big challenge – to evaluate our company’s position in the industry, our markets and with our own team members in an effort to get better at what we have always called the Joeris Way. Joeris has grown significantly over the years, from one office in San Antonio to our current four offices covering most of Texas; from 50 employees in 2000 to 450 in 2020; and from $50 million in revenue to $650 million in that same time span. This growth has not come without some growing pains! And we realized that we probably weren’t living up to our promise to our clients, our trade partners or our employees. That needed to change. Through our relationships with several clients including Credit Human, HEB, Holt, and Silver Ventures, we were introduced to some really great thinkers who also happen to be amazing people! These folks have been and continue to guide us as we hone in on our renewed Mission, Vision and Values. And it could not have begun at a better time. The work we did in summer and fall of 2019 certainly positioned us to handle the world we live in today, a world with COVID-19. Our values-based leadership has given us the guideposts to make decisions quickly, based not just on the guidance of the most educated authorities, but on what holds true to our core values of Safety, Integrity, Leadership and Excellence and our mission to Transform People and Places.
These values and our mission have informed each decision from things as seemingly minor as jobsite signage to choices that significantly impact the business, like working from home. And through it all, we have focused on transparency and communication with our team members and all of our stakeholders. We are so very proud of each and every one of our employees. They continue to weather this storm and serve with a sense of purpose and optimism and we are forever grateful for all of them. We salute them and all of you who also continue to work in this essential industry that helps to move our country forward. We would be remiss if we did not acknowledge the work of our educators who pivoted quickly to continue educating our children and, especially, the commitment of those in healthcare who are on the frontlines fighting an enemy that isn’t fully understood. Summer Crunch Our Joeris offices were able to pull together to wrap up 27 projects with 2020 summer deadlines! Our teams successfully accomplished these projects safely by following recommended COVID-19 health and hygiene guidelines.
This year Joeris has wrapped up one of its busiest summers to date! Since the start of May, projects teams across the state have worked diligently to complete 27 projects by the end of summer.

Battling the blistering Texas sun has not been the only challenge these teams have overcome this year. When COVID-19 swept through the country during March, our teams responded quickly. Installing handwashing stations, practicing social distancing, and screening team members, trade partners, and site visitors for signs of the virus were important steps to ensuring jobsite productivity and safety. TOM THUMB AT THE UNION DALLAS
Food Connects Downtown Dallas Towering 30-stories high and taking up an entire city block, nearly two million square feet of residential, commercial, and class A office space sits The Union Dallas. This gleaming display of refined and artful office space mixed with ultra-urban condos and a touch of a half-acre green space has excited residents and commuters of Downtown Dallas. But what has truly thrilled the more than 10,000 residents is the 70,000 SF space located at Field and Ashland - Tom Thumb Grocery. That’s right, a store comprised of only 3.5% of the entire 1.8M SF development is the anchor, and for good reason! Affordability and accessibility to a grocery store were missing in the once highly business-centric part of the city. Before the opening of Tom Thumb, downtown shoppers only had a couple of choices, Whole Foods and Royal Blue, both of which were more costly and offered limited products and services. Downtown Dallasites were hungry for a change!
Construction of the mammoth development began in 2016, with DPR as the prime general contractor for the project. When RED Development secured Tom Thumb as the anchor retail tenant, Joeris was selected as the contractor to complete the interior finish-out of the existing shell space. Project Description Tom Thumb was one of the first retail spaces to take root at The Union. The store is conveniently located on the first floor, featuring integral colored polished concrete, white painted concrete deck, porcelain and ceramic tile, plastic and laminate wall paneling, epoxy flooring, stainless steel trim and the latest Tom Thumb décor. The sales floor is covered in a four-inch integral colored polished concrete slab. Deli, Bakery and Meat departments feature Stonehard epoxy floors, while the Pharmacy and store entrances have carpet. Exterior walls have plastic laminate wainscot. Department walls highlight white 3’’x6’’ tile with color accent bands and stainless steel. The Union Tap bar area has Crossvile Cava tile at a four-screen TV wall. Cloud hanging ceilings at the floral, cheese and fresh cuts bars showcase oiled
olivewood laminate. More than groceries Tom Thumb serves not only The Union’s tenants, but also the development’s office and retail guests and employees as well as the local community members living in Uptown and Downtown Dallas. This grocery store’s urban planning design intentionally considered the needs of all shoppers and provides a unique experience for working commuters, tenants of the building, and the surrounding communities. Guests and patrons can access the store from the main lobby off Akard St; commuters can easily enter the parking garage from the tollway and enter via the first level; and tenants of the building can choose to bypass the main entry and enter off Ashland St. or have their groceries delivered. Scheduled completion The store was scheduled to open in November 2018, however because of delays in critical scope, the store didn’t officially open until April 2019. Enjoying more than a good meal The arrival of a full-service grocery store in downtown Dallas providing commuters, office dwellers, and city slickers with more than just a grocery store speaks to the shifting cultural

COVID-19 Impact on Texas AEC Vertical Markets The industrial and healthcare vertical markets are growing. The healthcare industry is growing in unusual ways. Providing solutions to owners will be key. There’s no doubt the Texas healthcare industry is in a state of flux during the pandemic. The entire AEC industry is anticipating new needs and concerns coming from owners as these medical community spaces are renovated and built in response to the challenges highlighted by the virus’ descent on our communities. These spaces include nursing homes, advancing surgical care centers, and hightech clinics with special attention paid to the aging population and keeping people safe from those who are sick at a moment’s

notice. E-commerce activity during quarantine elevates need for industrial spaces. E-commerce activity is leading to increase demand for warehouse space and industrial distribution, over 300 million square feet in Texas alone. Investment is way up in this market. Keep an eye on the US-MexicoCanada agreement. It will play a role in the growth of the industrial vertical market.
The office and K-12 education vertical markets are evolving or stagnant. Reliable and consistent growth in the K-12 market is no longer a given. In Texas, population growth will continue, but the passage of the education bonds to meet the needs of that population is not as certain. According to the Texas Bond Review Board, the total dollar value of atrisk bonds varies by region with North Texas carrying the largest at-risk bond value (West, $300M; East, $488M; Central $617M; North¬, $1.1B). Increased home schooling, parent fears, and distance learning

Workspace safety and how future offices will look during and after COVID-19 are the topic of endless think piece articles by mainstream news outlets and are also a favorite for AEC industry publications. With the stock market as a leading indicator, most transactions on office constructions have been halted.
The higher education, retail and municipal vertical markets are in a decline. Higher education isn’t going to make the grade Declining enrollments, reduced funding, trimmed endowments, budget cuts, staff reductions, distance learning, and parent and student fears are all negatively affecting the growth patterns of higher education spaces. More so than in any other vertical market, COVID-19 has initiated the expectation of a

change in the status quo of how institutions function and, by extension, are designed and built to meet future needs. The numbers show retail is in trouble. Grocery stores are a bright spot in the market. Stores and malls are experiencing significant challenges during COVID. Sales are down 6% from 2019, over 25,000 stores will be closing in 2020, not to mention a rise in bankruptcies from retailers large to small. With high unemployment and the end of the COVID-19 stimulus package in July, retailers expect to see continued customer drop off. According to CoreSight Research, there are a few areas of growth of retail space: grocery stores and stores that support online services or office needs. Budget uncertainty makings planning for the future near impossible for local municipalities. Capital projects have been put on hold as city, county, and government agencies work to understand the new landscape as it unfolds in front of them.
Key Takeaways The AEC industry is in a unique position to help owners move forward, to be there to counsel them as they consider taking on the risk of a project and what that means for them.
Business owners want to be profitable, create jobs and spur local economic growth in communities. So, as architects, engineers, and construction managers we want to work with our clients to find the right building solution that fits their needs. They are thinking long-term, and we do too. With concern continuing to grow about the spread of Coronavirus and the resulting illness, COVID-19, we want to assure you that you and your project are in good hands with Joeris.
As a general contractor, we’re laser-focused on ensuring that your project stays clean, our project stakeholders stay healthy, our teams stay vigilant, and our projects stay on track to meet your project goals.
Internal Protocols & Crisis Team Current August 2020 TRAVEL SAFETY MEASURES, EXPANDED Corporate Travel All non-essential business travel has been suspended. Personal Travel All personal travel is currently discouraged, and a process has been established for personal travel to be communicated to Joeris so self-quarantine routines can be implemented if needed. MINIMIZE PERSON TO PERSON CONTACT All meetings are to take place via digital means/methods. All offices are closed to unnecessary visitors. Telework/Work from Home is being implemented on a rotating basis for all office positions where it is feasible.
As of March 2020 JOERIS COVID-19 CRISIS MANAGEMENT TEAM (CMT) To ensure the safety and health of all Joeris team members, we’ve established a COVID-19 Crisis Management Team (CMT) to address specific issues and impacts of COVID-19. We’re meeting daily and making adjustments as more information is received. TRAVEL SAFETY MEASURES To ensure the safety and health of all Joeris team members, we’ve suspended all non-critical corporate air travel, and will continue to assess scheduled events for cancellation or postponement. We are implementing self-quarantined protocols for those who recently traveled.

To ensure the safety and health of all, any team member or worker exhibiting symptoms of respiratory illness or fever will be sent home. A work slip from a medical provider will be required to return to work. In addition, all employees and trade partners are obligated to report an exposure and/or positive test result.
Joeris project teams will continue to communicate to all OAC/trade partner team members regarding contingency plans should local or state mandates regarding project sites be implemented.
Joeris encourages all trade partners to comply with Joeris protocols and/or communicate their own protocols to the Joeris project team in writing.

With a combined industry experience of 150 years under their belts, our new leaders have set their sights on the future of Joeris. ALL SAINTS DALLAS RENOVATION WINS ENR BEST REGIONAL PROJECT
All Saints Dallas Faith in Downtown Dallas A new and thriving Anglican Church has found its home among the urban landscape of downtown Dallas. Their once small weekly Bible Study group was started ten years ago through the desire to embrace the Scripture, Sacrament, and Spirit in worship. Now, a decade later, the church has anchored their fellowship and message in a historical part of the city and seen a flourish in new followers.

Divine Craftsmanship Located on the main floor are the sanctuary and children’s area. The sanctuary has all wooden elements, including wooden pews and altar. The altar was custom made with sanded AC fir plywood stained to match each knot hand-picked to match another sheet of plywood placed next to it. This process took three attempts to achieve the look of a seamless piece of wood. Hanging behind the stage is a cross formed out of a structural steel angle.
Sign of the Times The new church sits at the corner of Ervay and Corsicana, across from the Dallas City Hall, in a building constructed in 1932 for the Packard Motor Company. Unlike the car lot dealerships of today, these luxury automobiles were kept inside the twostory building with a ramp connecting the second floor so the cars could be driven in and out of the building. After the dealership closed the building sat vacant for decades, attracting anyone or anything needing shelter from the elements.
Let There be Light! The All Saints Dallas Church welcomed their congregation in their new church in August 2019. Church members walked into a beautifully renovated building that has all the features and functionality to come together and share in the Lord’s message. With an abundance of glass windows in the sanctuary and throughout the first and second floors, the All Saints family can also bathe in His light.
Bridging Old & New The church decided to keep the modern, industrial design of the building. As such, all the floors are the original sealed concrete, there is exposed ceilings and ductwork, and exposed masonry on the inside. To further complement the exposed brick and give the space even more of an industrial feel a few areas have toothed-in modern gray brick, this is evident on the second floor game and youth area.
The sanctuary also features original terrazzo flooring that was filled, ground and refinished. The nursery has bright pops of color in the carpet and benches with built-in storage and cabinetry. Floor-to-ceiling glass windows comprise an entire wall in both the sanctuary and children’s area on the first floor. The large windows have opaque film from the bottom of the window to midway allowing natural sunlight to filter in while maintaining privacy.
A Place to Work & Play The second floor has offices for church staff, and an adult and youth education area. The industrial motif continues in these spaces with exposed brick, ductwork and pendant lighting. A completely finished wall separates the administration area from the adult and youth areas. The administrative offices are a large open-concept area with storefront windows and skylights. All original skylights were kept and provide more light in multiple areas throughout the second floor.
Let All That You do be Done in Love The All Saints Dallas Church has found a place of respite and of celebration in downtown Dallas. Among the ever-growing urban sprawl, this once small group has a home to grow into and spread God’s message of love through words and actions of its members.
