SELLER FINANCING Seller financing is a type of real estate agreement that allows the buyer to pay the seller in installments rather than using a traditional mortgage from a bank, credit union or other financial institution. A seller financing agreement functions along similar lines as a mortgage loan, except that it cuts out the middleman and allows the home seller to own and oversee the debt instead of a traditional lender.

LEASE OPTION A “lease option” is a real estate contract that allows a tenant to rent a property with the choice to purchase it at the end of the lease term. This essentially gives them the “option” to buy the property, while the landlord is obligated to sell if the tenant chooses to exercise the option; this often involves paying a non-refundable upfront fee for the right to buy.

A lease option is a good choice when we are taking over a current mortgage but the seller is looking to purchase a property within the next 12 months. By providing a lease option, the seller can usually qualify for the next mortgage, by offsetting the current mortgage monthly payments by the rents as part of the lease.

MORTGAGE WRAP A mortgage wrap is when the seller has an underlying mortgage with a favorable rate and the buyer purchases the property through a land sales contract. Mortgage wraps are almost always turned into long term rentals, because the benefit of the purchase is through payments long term over time.

Thus is only done with the written permission of our seller clients. While some offers are lower than others, it really depends on the other terms of the offer on what the final price may be.
