1. The opportunity
In March 2026, JLL facilitated the €1.2 billion sale of Blackstone's Fidere portfolio to Brookfield, marking the largest Spanish multifamily transaction since the Global Financial Crisis. The portfolio of 47 freehold assets encompassing approximately 5,000 units across Madrid represented the culmination of Blackstone'as transformation of Spain's residential sector since 2013. JLL's integrated Real Estate Investment Banking, Living Capital Markets, and Debt Advisory teams delivered a highly competitive process generating over 10 non-binding offers, with Brookfield securing exclusivity based on superior pricing and execution certainty.
3. The approach as OneJLL
JLL deployed an integrated, cross-functional team spanning Madrid, London, and New York, combining Living Capital Markets, Real Estate Investment Banking, and Debt Advisory expertise. The team developed a dual-track marketing strategy presenting both rental hold and privatization scenarios, supported by detailed asset-level analytics and financing structures. Leveraging JLL’s global platform, the team targeted institutional investors across Europe, North America, and Asia, ultimately generating over 10 nonbinding offers. This competitive process, combined with sophisticated debt packaging and execution planning, enabled Brookfield to secure exclusivity based on superior pricing and deal certainty—achieving signing within six months and reinforcing JLL’s market leadership with approximately €2.5 billion in Spanish residential advisory mandates.
The challenge
Monetising Blackstone’s Fidere portfolio required navigating complex market dynamics in Spain’s maturing residential sector. With 5,000 units across 47 freehold assets in Madrid, the portfolio demanded a sophisticated exit strategy that could appeal to institutional investors with varying investment theses—from long-term income-focused buyers to value-add repositioning strategies. The challenge was generating maximum competitive tension in a market where €1.2 billion transactions remained unprecedented, while maintaining execution certainty and compressing timeline in a cross-border process involving multiple stakeholder groups.
By leveraging JLL’s global platform to target institutional investors and presenting both rental and privatization strategies, the team achieved signing within just six months—reinforcing JLL’s leadership position in Spain’s residential sector with approximately €2.5 billion in advisory mandates over the preceding six months.

“Blackstone’s decade-long commitment transformed Spain’s residential investment landscape. Generating over 10 credible bidders for a €1.2 billion portfolio demonstrates how far this market has come—and JLL’s ability to unlock maximum value for complex institutional platforms.”
JLL delivered an $800 million portfolio sale to Catena that exceeded expectations. The deal achieved a net initial yield of around 5.5% with pricing at $1,320 per square meter—strong results that reflected both the underlying asset quality and smart positioning in the market.
JLL’s Capital Markets team started by screening roughly 50 potential investors using anonymized materials, then narrowed the field to only the most qualified bidders who could realistically execute a transaction of this size. The deal came together through a carefully managed off-market process that balanced competing priorities from the start. What set this process apart was the team’s pragmatic approach. They built detailed net operating income models to reduce valuation uncertainty and stayed flexible on portfolio composition by evaluating bids on an asset-byasset basis. Throughout, they kept open, honest conversations with the client about realistic pricing versus book values.
The seller faced a tricky situation: how do you price properties with significant vacancy while keeping the sale confidential? The portfolio included assets that varied considerably in quality and location, making valuation even more complex.
The transaction closed successfully at $800 million, marking one of the year’s largest industrial and logistics portfolio sales in the region. Our client achieved a clean exit at market-reflective pricing while maintaining confidentiality throughout. The deal closed on schedule without re-trades, and the flexible bidding structure allowed us to optimize pricing across individual assets rather than accepting a blanket discount. Beyond the numbers, we delivered what mattered most: certainty of execution and capital freed up for strategic redeployment.

We’ve proven we can win the most complex, high-stakes transactions in European real estate. Now we’re building the structure to do it consistently - one team, one vision, positioned to outperform both traditional investment banks and real estate advisors.
1. The opportunity
A 17-hotel portfolio with 1,235 keys spread across Kyoto’s best tourism and transit spots came to market. With over half the rooms built since 2019, this was a rare chance for institutional investors to acquire a modern, scaled platform in one of Japan’s top tourism destinations.
The portfolio had a problem: its financials weren’t in USALI format, which is what institutional investors need to underwrite deals. With 17 properties each reporting differently, buyers faced a mountain of diligence work. Add to that the vacant possession structure, and investors needed clarity on how operations would continue post-sale before they could commit.
3. The approach as OneJLL
Our Japan Investment Sales team ran the process from Tokyo, while our Advisory colleagues in Singapore and Japan tackled the financial heavy lifting. We reformatted all 17 properties into USALI and built a single consolidated model that made investors’ lives much easier. We started with a controlled offmarket phase in May 2025 to engage serious buyers, then opened it up broader in August. This led to a competitive two-round bidding process that created real pricing tension.
4. The outcome
We closed the deal in March 2026 with strong pricing driven by competitive dynamics. The buyer is keeping the existing operations with the flexibility to rebrand down the line. By standardizing the financials and streamlining the underwriting process, we turned what could have been a challenging sale into an institutional-grade opportunity that attracted serious capital.

James Yukio Abe Managing Director, Head of Investment Sales Japan Hotels & Hospitality
“We’d built trust with the seller over years, but trust alone doesn’t close deals like this. The financials were in a format that would’ve scared off institutional buyers. Working with our Advisory team to rebuild everything in USALI changed the conversation completely—suddenly investors had something they could actually underwrite. Watching multiple sophisticated buyers compete aggressively in the final rounds, knowing they might have walked away months earlier, that’s what made it rewarding. We didn’t just broker a transaction; we unlocked value that was hidden behind complexity.

The M’s portfolio exemplifies how we’re evolving capital markets execution in Asia. Many institutional-quality assets across the region are trapped behind local reporting standards that don’t translate globally. Our ability to bridge that gap—combining deep local market access with the analytical infrastructure to reposition assets for institutional capital—is increasingly what differentiates winning mandates. This wasn’t just about selling hotels; it was about making a compelling local portfolio investable for international capital at scale.
