ROOSEVELT ISLAND, NY, USA Roosevelt Island is a theatre in the round. The length, width, and building density invites an audience. Spectators (Boroughs) v. Performers (Island) Historic institutions placed unwanted attention on residents. Past = spatial segregation, lack of “visibility” control Present = community, veils of sight + sound + shared space . Today requires a Visibility controlled through veils of the various senses. Residential structures are arranged in picturesque settings. Movement across the site becomes central to user experience. Site located near bus, MTA, air tram, and ferry public transit. The site features abundant community and outdoor amenities. The site receives almost constant daylight across the day. Prevailing winds typically move to the Northwest.
V O L (U) M E (x2) tapered, 5-story building volumes (x1) underground wellness center (x2) semi-private communities (x4) 2-story coliving units (x2) commercial spaces (x3) public classrooms (x8) retreat units Community amongst these pieces blur together, with the resident in control of their degree of visibility and engagement. Each unit has terrace access from living spaces and bedrooms. The wellness center’s underground integration provides direct access from each building and from a central public entrance. Building units are accessed from vertical circulation. Buildings have concrete foundations and mass timber structure. Each building is comprised of pre-fabricated modules. The facade has two parts. The inner facade has vertical framing. Framing tightens as spaces change from private to public. Outer facade is comprised of CNC-milled aluminum panels.

PHASE II
A rural city located 35 miles NW of Des Moines. The municipal airport is outside of town on the Eastern side. The site is surrounded by farm fields and typical farmstead typologies. Our master plan contrasts this context with a response centered on the movement of wind and sun.
AIRPORT DESIGN Models, made of paper and paste, provide inspiration for this redesign. The idea of a column and ribbon from these models, as well as the themes of veiling and atmospheric response undergird our site plan and massing form. Programming is centralized in one building. The exterior landscape sprawls with a flexible drone course.

Coop Coworking serves a community of up to 49,000 individuals aged 18-44 within a 20 minute drive.
This commercial client launched a coworking space inside their existing building. Coop Coworking empowers individuals to work independently and incubate their businesses in the place where ideas hatch. The secluded, closed-off business unit was optimized through the emphasis of transparency, quality, and biophilia. Interior furnishings, layout, + material palette maximize the capacity for collaboration.

this rigorous, iterative exercise seeks to question the core tenet of a construction site: change. when a moment of change is captured, its movement lies latent, betraying a stirring narrative of dynamism, depth, order, reflection, and suspension. these stories reveal a temporarily defined world, a concrete transience.
