Four items were established as criteria for finding a solution to provide space for recommendation. They are: 1. Space – The [Location] is landlocked that prevents horizontal expansion. 2. Bonding – Moving to additional locations delays appropriate response times builds complexity when acknowledging that bonding for the facility is a lengthy response. 3. Financial – Solutions need to make financial sense to business. 4. Costs – ROI on the solution needs to meet established goals.
Proposed Solution The addition of a mezzanine or mezzanines are proposed to meet the needs of the [Department] Facility BENEFTS
Space - A mezzanine allows the full use of the current buildings’ footprints and meets projected space requirements. Bonding – A mezzanine eliminates the need for additional bonding as the space provided remains within the buildings’ footprints. Financial – The cost of installing a mezzanine provides a footprint at a costeffective rate when compared to building new facilities. Costs – Mezzanines provide an off-the-shelf solution that meet OSHA and accepted engineering requirements (i.e., no permitting or municipal design approval) that is timely and rapid. RECOMMENDATION Option A - The recommended solution is to build a mezzanine over the East and West side of the building connected by a bridge. The mezzanine would be reached by an exterior stairway along the East Wall of the building.

RECOMMENDED DESIGN BENEFITS SPACE The acceptance of option A provides: 1. 1,158 Square Feet of plant space. a. This space includes 414 of shop space. b. This space includes 744 Square Feet of Storage Space 2. Moving the Facilities and Reliability Shop to the new location frees up an estimated 400 square feet of pallet space on the Main Floor of the [Company] Facility. Options B and C are shown on Pages six and seven. SPEED No additional bonding is required for this solution. The proposed manufacturer/sales organization said that the entire unit can be delivered within 12 – 14 weeks of the final drawing approval by Company Leadership. MANUFACTURER The recommended manufacturer is the Mezzanine Company. Their prices are close to the other bidders but appear to have a greater detailed commitment to their unique market. ELECTRICAL WORK The electrical labor budget is planned as worst case. It is expected that it will be lower. Completion of the proposed Exhaust Fan movement project should lower costs by providing power drops that will not have to run from the Northeast corner of [Department] where the breaker box is located.
