A vertically expanded high-rise with a compact floor plate preserves the podium for green open space. The pinwheel configuration minimizes common area wastage. The unit mix includes 3BHK, 2BHK, and studio apartments, all designed for cross-ventilation—three-sided for most, and at least two-sided for all. Terraces for duplex units are created through strategic subtractions at the top levels, offering private outdoor spaces and enhancing livability.
The design considerations for the development of the selected 3D massing option were guided by the site’s specific conditions and constraints. The massing was carefully developed to respond to contextual factors such as topography, orientation, access points, and environmental sensitivity, ensuring an optimal balance between functionality, aesthetics, and sustainability.
This selected 3D massing option was chosen from four presented alternatives. It achieves a green coverage of 93.36%, while successfully meeting all client requirements
Amenities have been thoughtfully distributed across various levels, with full compliance to fire safety norms. Activities have been strategically located based on their nature—outdoor or indoor—to optimize functionality and enhance user experience. The design intentionally reduces built-up areas on the podium level, promoting open and green spaces. The clubhouse is designed to accommodate a range of indoor facilities including indoor games, a spa, salon, and a table tennis room. Refuge floors have been incorporated into the tower design in accordance with safety regulations.
Staggered unit subtraction at the terrace and podium levels creates varied void heights, enabling diverse activities and enhancing spatial quality.

Monarch Celestial is a mixed-use design proposal integrating retail, residential, commercial office space, and a hotel. Careful zoning was implemented to ensure privacy and security across the different typologies. A central courtyard was introduced as both a visual focal point and a spatial buffer, enhancing privacy between buildings. Retail spaces were concentrated on the ground level for improved pedestrian access and connectivity with the courtyard. The landscaped courtyard features native plant species and water bodies, contributing to the project’s sustainability goals.
The different building typologies are strategically spaced, with clear segregation of pedestrian and vehicular circulation to enhance movement and safety. Priority is given to connectivity with the central courtyard. All buildings are designed for cross ventilation, promoting natural airflow and adequate sunlight.
Embassy Springs - Front parcel is a residential project located 10 km from Bangalore Airport, planned on a 15-acre plot adjacent to the existing Embassy Springs development. The project includes a mix of apartments and premium villaments, catering to diverse residential needs.
The site is a contoured plot with an elevation difference of 11 meters between its extreme ends, requiring a sensitive design approach to respond to the terrain while optimizing views and access.
Green coverage is significantly enhanced through grasscrete driveways, preserved virgin green spaces, and podium soil fill that supports light vegetation, promoting ecological sensitivity and sustainable landscape integration.
Basement levels are minimally excavated and designed for natural ventilation, reducing environmental impact.
Strong visual and landscape connections are established through open sightlines, layered planting, and strategic building placement that harmonizes built form with the natural topography, ensuring an immersive and continuous green experience throughout the site.
Site Entry/Exit points for apartment and villament segregated for better accessibility, privacy and security.
Basements are designed along the contour to minimize excavation, with natural ventilation provided on one or two sides.
The villament street is designed to include hedges for privacy, a dedicated pedestrian pathway, and a driveway finished in grasscrete, enhancing greenery and permeability in the area.
An experience centre and marketing office has been designed for an upcoming apartment project in Rachenahalli, showcasing the green-integrated concept of the towers. It features a fully functional 4BHK fully furnished mock up unit, along with office space for marketing staff and a model and material library to present various aspects of the project to potential clients. A light-filled, breathable residence rooted in brutalist sensibilities, where material texture and openness define the space. A sustainable dwelling with passive ventilation and abundant glazing, highlighting structural elements in their raw form.
Exterior elevation treatment, paint finishes, and fabrication work were modeled and finalized. Detailed modeling and fabrication drawings were prepared for sunshades, canopies, and duct covers.”
