Knowing exactly how much you can comfortably spend on a home reduces the potential frustration when looking at homes. It also strengthens your bargaining position when presenting offers to sellers. Pre approval includes filling out a loan application, typically online, having a conversation with a licensed loan officer, and giving him/her permission to pull your credit. Without these three things, it not a pre approval.

pre-shopping prep (How we are going to find your new place)

In order to maximize your time and efforts, we will set up searches based upon the prelim criteria you share with us. It can be adjusted at any time. This is your realtime source for up-to-date property information, as sites like Zillow, Trulia, and even Realtor.com can some times be lagging in accurate information as well as availability. However, we encourage emailing or texting us property information from those sites should they not come up in the MLS searches we set up for you.

for sale by owners (FSBOs)

When you drive by or see a property listed on Zillow by owner, please email or text us the property information so that we can a) be sure it is still available b) check if it has been listed by a real estate agency in the meantime, and c) check with the owner to see if they are cooperating with Realtors. We will never rule out a property if it checks all of your boxes, and do our best to work with the seller.

timing Our time is booked by appointment, so we will work around your busy schedule. We typically book 2-4 hour blocks, and see 5-8 properties per session, as we have found in our experience that after 8 properties, they all start running together! This way you will have time to process each one, decide if there is a Top 1 or 2, and go from there.

pre viewing If you are relocating to Atlanta and not currently in Atlanta, or you do a lot of business travel, or you do not have the flexibility to leave work during the work day, we will preview properties that seem to scream YOU as soon as they are available. For example, if an amazing home pops up on our MLS that matches your criteria, and you are simply not available to see it, we will preview it at our earliest opportunity to confirm whether or not it is as great as it seems, to rule it in or out, as a MUST SEE for you.

making an offer When you are ready to make an offer, we will walk through the Purchase and Sale contract, or P&S, so that you fully understand the contract, your responsibilities and the timelines to adhere to.
