INITIAL DISCUSSIONS
One of our experienced team will meet you at your home. You tell us your ideas, and what currently doesn’t work for you. We will talk through the options and offer guidance. We advise you what Planning/Building regulations will be required. We can offer advice as to what type of build would best suit your needs, the viability of the scheme; how feasible the project is.
SURVEYING
We will recap the brief with you to ascertain your specific needs. We will also answer any questions you may have about the process. At this stage we will come to your property to complete a measured survey internally and externally in order to produce existing plans. These inform the Planner about the current layout on site, and form the basis of our feasibility plans.
FEASIBILITY & CONCEPT STUDY
The feasibility drawings are our interpretation of how best to meet your brief whilst keeping within the guidance of what your Local authority will accept design and size wise. If a scheme is on the limits of what will be acceptable, we will advise you. We have many years of experience in submitting Planning applications. Having a good understanding of what Local authorities will and will not accept before a Planning application is submitted is the key to our success. We ensure good working relationships are maintained with Planning officers, meaning that today we have achieved a very high level of Planning and listed building consent approvals.
PLANNING & BUILDING CONTROL
MAS Design will prepare project drawings detailing the technical specification and design as required by the Building Regulations Authority and submit these on your behalf for approval. We work with both the private sector and Local authorities. Most new buildings, extensions and alterations are required by law to comply with the Building Regulations irrespective of whether Planning approval is required. We also work with a number of Structural engineers who will add structural information to our drawings to complete the Building regulations package to pass to your builder.
PROJECT TENDER
Once your new home has been designed and all appropriate documents are in place, we offer many other services if you’d like us to help you further. The services include producing tender documents for accurate costing purposes and managing tender procurement – inviting bids from trusted contractors to cost your project.
PROJECT MANAGEMENT
We also offer on site project management throughout your build – MAS Design has over 20 years experience of managing projects on site. We discuss with you which level of service you may require, and agree a program of management tailored to your specific project and budget.
MARK SCRATCHARD – DIRECTOR
Born and bred in Guiseley – Mark puts his heart and passion into his Yorkshire based company. Having founded MAS Design in 2002, Mark spent many years at the drawing board himself. He is mainly client facing these days; meeting clients, looking at their homes, discussing requirements and helping their dreams to become reality.
