SNG Townhill Introducing our plans for new affordable homes in Townhill Park SNG (Sovereign Network Group) has been appointed

by Southampton City Council to bring forward new affordable homes in Townhill Park.

These plans are part of the Townhill Park Regeneration Programme and will deliver new housing, vibrant green spaces, landscaping and pathways in the area.

We are consulting on our plans ahead of submitting a detailed planning application to Southampton City Council later this year.

SNG Townhill

The programme is ongoing. Future phases will introduce new community facilities such as local shops, cafes and shared spaces – helping to foster an ever stronger sense of community.

About SNG (Sovereign Network Group) SNG is one of the largest housing associations in England with a purpose to provide good, affordable homes that are the foundation for a better life – and create thriving communities, over generations.

In 2025, SNG was appointed by Southampton City Council to deliver new affordable housing on Plot 2 (located east of Meggeson Avenue, at the southern end of the Townhill Park area) and Plot 9 (situated close to the northwest corner of Townhill Park).

Alongside new housing, significant investment has already been made in the wider environment, including for new green spaces, improved lighting and traffic-calming measures to make streets safer and more attractive.

At its heart, the programme aims to create a better place to live. There are plans to deliver more than 600 new high-quality and energy-efficient affordable homes to meet a range of needs.

Our sustainable, place-led approach

Indicative materials

Our proposals focus on a sustainable design which fits in with the surrounding area to support the community.

• Affordability: providing a balanced mix of affordable homes that help to tackle long waiting lists in the area.

• Sustainability: our designs cut carbon emissions, use less paving to help reduce flooding, and create safe green spaces for residents. Each apartment building also includes planted rooftops to add to the area’s greenery.

• Community: a focus on social connectivity, walking and cycling, with open and landscaped public spaces for the community to enjoy.

• Private communal gardens will be included for residents. Our designs also include secure, garden-style rooftop terraces, offering another space for residents to socialise and enjoy.

• The materials will potentially include greytoned bricks that change colour with light reflecting on it to provide a shimmering and glistening appearance alongside matt panels that provide a softer, low-maintenance finish.

Private gardens for residents

Landscaping Our vision is to create new attractive areas of open space for residents and the Townhill Park community which link into the area’s green surroundings and enhance local wildlife habitats.

This includes creating three main landscaped spaces at Plot 2 – at the northern, central and southern areas of the site – to provide outdoor spaces for residents to enjoy and a new pedestrian pathway connecting to Meggeson Avenue.

Encouraging sustainable travel Townhill Park benefits from good walking and cycling routes, with Meggeson Avenue forming part of the Southampton Cycle Network Route 8.

The nearest bus stops are located along Meggeson Avenue providing frequent services across Southampton, including to the city centre, with additional bus stops on Townhill Way served by the number 14 service.

A Voi (e-bike) docking station is located at the top of Meggeson Avenue at the Townhill Way / Meggeson Avenue roundabout, directly opposite Plot 2.

Plot 2: Four car parking areas will serve the development, with two accessed from Meggeson Avenue, one from Townhill Way and one from Paulet Close.

Parking arrangements at Plot 9 are being developed and will be provided in line with Southampton City Council standards.

SNG Townhill New affordable homes for the community Plots 2 and 9 will deliver new affordable homes – a mix of houses, maisonettes and apartments.

These homes will be available through both shared ownership and social rent tenures.

Across both plots, all houses will feature private gardens, with areas of open public space provided for the maisonettes and apartment buildings. Each maisonette and apartment will have its own private balcony.

Plot 2: creating an attractive, open entrance at the south of Townhill Park Plot 2 will deliver around 110 affordable homes, located east of Meggeson Avenue, at the southern end of the Townhill Park area.

The development’s design mostly features two-storey residential buildings alongside a seven-storey residential building on the corner of Meggeson Avenue, at the south of the site.

Plot 9 Plans for Plot 9 are still being developed, and SNG is working with Southampton City Council to look at the best mix of properties that can be delivered on these sites.
