Executive Message

Creamer: Built on the Foundation of Family

It has been a little over five years since my brothers and I sold J. Fletcher Creamer & Son to APi Group from New Brighton, Minnesota. As I look back at what the company was and what it is today, I’d like to offer these thoughts.

Prior to our sale, J. Fletcher Creamer & Son had been a very successful familyowned business for more than 95 years, beginning in 1923 with my grandfather at the helm. Our company was built by doing things the right way, as we here Dale Creamer at Creamer like to say, the “Creamer Way”. My brothers and I, as well as our employees, have always taken pride in the services we have provided and the work we have performed. Equally important is the pride we have taken in our clients.

There have been ups and downs over these nearly 100 years, including a great deal of change. However, the solid foundation upon which we were built remains.

Since the sale, I’ve happily seen the company continue to be a very successful business. I attribute the continued success to our new leadership team, myself included, continuing to build upon the foundation laid by the Creamer family while making the necessary changes to adapt to the current industry climate. We’ve also had deserved promotions and title changes, the roll-out of a new company Operating Code, the introduction of a new logo and a rebranding of our facilities and website.

What has not changed is the familial culture that was created during the company’s infancy almost 100 years ago. That culture is built into our Operating Code and is lived by our employees. We continue to care for one another, our clients and our work. That care and dedication remains the foundation of what makes Creamer a nationally recognized contractor while establishing it as a measuring stick for the other APi companies.

Speaking for the Creamer family, we are proud of what J. Fletcher Creamer & Son has become, and continue to look forward to the positive impact this company will make on our nation’s infrastructure.

After over 30 years of being a part of the Creamer Family, Bobby Campos is moving on to a full time position at Laborers Local 472. He started his career with Creamer as a laborer and was promoted to Foreman where he supervised sewer lining, water main rehabilitation, and fiberoptic projects in New Jersey and throughout the United States. For the past 12 years, Bobby has been well respected as Creamer’s 472 Labor Steward where he represented over 250 Local 472 laborers. His willingness to help everyone and provide support wherever needed will be greatly missed by all.

We wish Bobby continued success in his new journey!

TPR Updates Fleetilla Idle Reduction Team Team Members: Thomas Hercel, Gerald Donahoe, Gabrielle Grompone, Kurt Grotheer, Perry Kasturas It didn’t take long for the Fleetilla Software and Telematics System that was installed on Creamer assets as part of the TPR program to begin paying dividends.

Fleetilla is a GPS Telematic System that will track location and idle hours of Creamer’s equipment and vehicles, while also allowing operators to file real-time vehicle inspection reports that will document maintenance and any potential repairs. Its devices allow Creamer to gather information on engine fault codes, location, speed, idle hours, and utilization and produce several beneficial reports.

The system devices were installed on 1,655 company assets beginning in December. The installation carried through to mid-January with nearly 90 percent of the work being done in that first month, according to Project Manager Thomas Hercel. Positive results from having the new tracking system were being seen by March.

“Between March and April, we reduced our idle hours by more than 4,520 hours,” Hercel said. “We have been happy now that we have all the bells and whistles and a reliable tracking system. Our previous system wasn’t very reliable. This system is. We can get much more information than with the previous devices.

And we’re just getting started mining that data.

So, I think its meeting expectations.”

Hercel said there are still some kinks to be worked out because of the system’s intricacies.

One such wrinkle was adapting the device to the assets produced by Komatsu, which sports a 12-pin proprietary receiver. Initially, the Komatsu assets did not support the new devices, but the Idle Reduction Team worked closely with Fleetilla, Komatsu and Geotab Fleet Vehicle Tracking, the company that manufactures the telematics devices, to resolve the issue.

“There’s been a learning curve, like with anything new that’s starting up” Hercel said. “Bringing everything into the software, setting up new settings and making adjustments, assigning logos, and getting everything up to speed took about a month. But everything is in the system now and we were pulling accurate data for March and April.”

Electronic EVIR Inspection Form Equipment Care Program Team Team Members: Frank Pietropaolo, Dakota Bush, Paul Corvino, Tom Faletta, Marisa Kooistra, Wayne VanOrden The introduction of the EVIR Inspection Form pilot program was “99 percent complete” in early May, according to Director of Construction Services Frank Pietropaolo, who added that the feedback he had received about the program from team members in the field was very good.

The EVIR Form is an electronic checklist that every team must fill out and submit each day on the equipment that they will be using that day.

The form, which only takes about three minutes to complete, is designed to cut down on miscommunication between team members in the field and those back in the shop.

“It’s a cookie cutter checklist but there is a process guide if they need to 2

get deeper into it,” Pietropaolo said. “It’s a guide that is a standard for each piece, things like where are the grease points for every machine. We have 15 different pieces of equipment (in test).

“We are testing the form on a couple of units in the field and they are reporting on it daily and the operators absolutely love it. They are seeing that when they report a deficiency it goes straight to the equipment planners. The process before when the operators saw an issue involved telling the foreman and he told his supervisor and it went up the ladder. This eliminates all those steps. Now, you check off the deficiencies on the EVIR, schedule a mechanic and he comes out and fixes the piece. There is no second-hand information. You type it in, and it goes straight to the planner.”

The pieces of equipment in the pilot program, which began in midMarch, are a Komatsu PC138, a Komatsu PC88, a Caterpillar 420, Caterpillar Skid Steer 299, and a John Deere Skid Steer 328. The program, according to Pietropaolo, paid dividends almost immediately.

“We had a hydraulic leak on one piece of equipment and a mechanic came out and fixed it right away,” he said. “You fill out the form, hit send and they schedule a mechanic based on the severity of the issue. Everyone loves it.”

Kickoff to Summer Contest Communications Team Team members: Angela DeLotto, Michelle Scerra, Robert Campos, Louise Marquez, Michele Platz TPR isn’t all about guidance systems and maintenance programs designed to make life at Creamer more efficient. It’s also about having a little bit of fun. At least that’s the way TPR Communications Team has approached it.

The Communications Team came up with TPR “Kickoff to Summer Contest”, which was conducted in April and May. The contest was open to all Creamer employees, who were eligible to win a series of prizes that featured a summer barbeque theme.

The Communications Team hosted a live meeting on May 19, during which the winners were selected from more than 90 submissions.

Assistant Superintendent Cody Turner took home the grand prize, which was a $200 Omaha Steaks gift card, a TPR-branded barbeque tool set and a TPR-branded apron. Project Engineer Intern Kamran Din and Claims Supervisor Diane Estabrooks were the Level 2 winners [a TPRbranded BBQ tool set and a TPR-branded apron] while Accounts Payable Manager Carol Bokma and Jagger Weglarz from the Hackensack Shop were the Level 1 winners [a TPR-branded tool set].

The contest was launched to increase employee engagement and increase employee involvement in TPR, particularly among new hires. A contest flyer went out featuring five questions, all of which had to do with the TPR initiative.

Everyone who filled out the questionnaire and sent it back was entered into a drawing to win three different levels of prizes. The higher number of correct answers, the higher the prize level would be.

The contest questions were all TPR-related and centered on the initiatives programs, teams, and previous giveaways.

A Literal 'Good Catch'

Creamer Safety Training in Action When Creamer made the decision to build its Training and Development Center [TDC] in Wall Township, New Jersey, its intention was to use the facility to provide technical training in order to educate its employees about how to deal with real-life situations and scenarios that could, at times, not only be dangerous but life-threatening.

The technical training was developed to ensure employee safety and for one Creamer team member the training did just that, saving him from serious injury or worse one day in late March of this year.

The employee and his crew were entering a 12-foot deep manhole in Trenton, New Jersey but not before following the Confined Space protocols in which they were trained. So, when the employee stepped on one of the steel ladder rungs embedded in the concrete wall while descending into the manhole, he avoided serious injury when that ladder rung snapped.

Instead of dropping 12 feet to the concrete floor of the manhole below, the employee was suspended in the safety harness that he was wearing. The harness was also connected to the fall arrest system, which is part of the tripod used for this work. His actions are part of the Creamer PPE [personal protection equipment] requirements for Confined Space entry.

“The employee followed all the technical training he received, was wearing the proper PPE and was utilizing the required safety-related equipment in a proper fashion,” Creamer Corporate Safety Leader and Director of Risk Management John Papandrea said. “Therefore, when one of the ladder rungs broke off, the employee was fully protected because he did everything he was supposed to do. He was wearing a full-body safety harness and he was attached to the tripod that has a personal fall arrest system built in. He would have fallen about 12 feet to a concrete floor and because he was connected, he did not fall and went into fall arrest.

“The employee was fully protected because he did everything he was supposed to do and, in the end, there were no injuries and the employee walked away and went home to his family. This is a testament to the investment that Creamer has made in the Wall Township Training and Development Center and to the commitment it has made to training and educating its employees.”

The Wall Training Center expansion and renovation was completed earlier this year. It was an overhaul that included a new classroom, office spaces, a new conference room and eight new individual computer training workstations. One Creamer crew attends classroom training each day and then proceeds to the mock workstations that have been created outside where they emulate what they are seeing in the field. They are provided training in a real-life environment so they can be prepared when they are on a job site.

“What could have been a catastrophic event ends up being nothing more than a near miss and something to celebrate because the employee did the right thing,” Papandrea said. “That’s our motto, ‘DO THE RIGHT THING’. Employees may say ‘Oh we have to do this [training]’ but what we are trying to enforce is that we ask them to do things and follow procedures for a reason. This man learned WHY we ask for their commitment. Otherwise, he may have fallen and could have ended up never going home.”

Papandrea said that the employee and his fellow crew members were recognized by the company for their actions and were presented with gift cards.

“This event was a great example of our crew planning by performing a Job Hazard Analysis [JHA] before starting the task, communicating the duties and responsibilities of all, following proper procedures for Confined Space work, wearing and using all required PPE and applying the training with which they were provided,” Papandrea said.

Central Avenue Pump Station Upgrade Yonkers, NY Sometimes the smaller things can present the most interesting challenges.

Consider the J. Fletcher Creamer upgrade project at The Central Avenue Pump Station in Yonkers, N.Y. as proof. The pump station, which was built in the 1950s, is located on a steep incline and is a very small, tight job site that required some out-of-the-box thinking to complete. While the intricacies involved in the unique project presented several tests for the Creamer project team, the finished product proved to be well worth the challenge.

“This was a tough job,” Project Manager Thomas Hercel said. “It was challenging, but that’s what makes it fun and rewarding.”

Site access was one of the primary challenges that Hercel and his team faced. The site is only about 75 feet wide and 210 feet deep and the difference in elevation from front to back is nearly 60 feet. The site also presented issues with work sequencing and storage because both the existing structure and the proposed structures occupy nearly 75 percent of the site. Additionally, the Creamer crew was required to excavate 860 cubic yards of rock on the steep slope behind the building for a proposed generator foundation and another 116.5 cubic yards of rock inside the existing building.

It was a very tight fit and the crew had to, at some points, perform the excavation by hand.

“At locations where wider doorways were to be installed, we broke out sections of wall on the existing station and used this as access to get equipment into the pump station,” Hercel said. “In addition, we had to take parts off a small machine to get inside the building. We also drilled holes in the rock in the basement and poured in an expanding grout. In approximately 24 hours, the grout hardens and expands, causing sections of the rock to break.

Originally, the entire basement was a confined space; probably only 20-25 percent of it was accessible to walk around. Now, the whole basement can be accessed.”

“At the back of the existing structure they proposed to build a large retaining wall in order to install a one-megawatt generator,” Hercel said.

“Prior to doing that, there are three existing water mains that came down the hill from the Catskill Aqueduct and go into the existing pump station A section of the roof was also that required to be demoed. We had to removed for two vertical pumps tie into the three mains at the back of to be installed. The roof was then the site with a manifold and go down reconstructed.

Over 350 LF of piping, ranging from 16" - 30" was installed. to one 30-inch water main which goes into the pump station and is the new feed for the pumps.

“New York City DEP came out with new guidelines that SUEZ [the water company that owns the station] has to meet,” Hercel said. “This pump “Part of the issue that we faced was related to the design. We had to move the station receives water from the Catskill Aqueduct [which begins in Ulster entire retaining wall foundation four feet north and raise the elevation of the County, NY] and currently New York City DEP chlorinates its water footings. Creamer revised the design for the horizontal and vertical alignment upstream, but they are doing away with that. SUEZ had to upgrade its for the 30-inch water main to dive underneath the proposed footings and enter pump stations and add chlorination to meet the new standards and they the existing pump station at the correct elevation and location. must have it done by the end of 2022.

The retaining wall is 15 feet at its highest point and required an intricate footing, according to Hercel. There were multiple steps in the footing that involved the steep slope and precisely removing the rock. Originally there were only an estimated 200 cubic yards of rock to be removed, but it turned out to be 860 cubic yards.

“We had to complete this project before renovation on the next pump station could start. They couldn’t have both out at the same time, so it has been a big push to get this job done and get the next one started and completed before the end of 2022. We are also doing the next one [The Troublesome Brook Pump Station] in Eastchester, NY.”

The building’s interior also required some very difficult excavation.

The designer only called for 10 cubic yards of rock to be removed originally, but Creamer ended up removing 115 cubic yards of rock.

Hercel said that the current job, which began in June 2019, was expected to be completed and the station turned over to SUEZ by the end of May.

Growing Future Leaders Welcome 2021 Creamer Summer Interns Look no further than Martin Downs for proof of what being an intern at Creamer can possibly do for one’s career.

Downs began working at Creamer nearly 20 years ago when he was a student intern from Stevens Institute of Technology. He was hired after graduating and proceeded to work as a Project Engineer, a Project Manager, a Business Manager, and Vice President before being named as the company’s President in 2020.

“I am really proud of how far our internship program has come over the years and I’m excited for this summer,” Downs said. “We have a diverse group of more than 20 talented young men and women coming onboard. I think this is a testament to the time and effort we put into refining our program to maximize their experience here at Creamer.

“I can guarantee our interns won’t be filling their days making copies or running errands; they will be in the field and on our projects, really making an impact. From our perspective, if we can do that, we will not only be increasing the likelihood that they will choose to work here after graduation, but we will be paving the road for a seamless transition.”

“The summer internship is a three-month audition to prove their value to the management team. Interns learn the industry and prove that they have the skillset to work at Creamer. Now we’re broadening the program to incorporate Co-Op students, allowing us to have a continuous talent pipeline year-round.”

Schubert said that once the summer program ends that he looks to see if those interns who were successful can continue working during the semester, college schedule permitting.

The company will also bring back some interns for a second summer and “increase their challenges and expectations for the second go round," according to Schubert.

While becoming a Creamer intern doesn’t guarantee automatic success – not every intern will rise to the role of company president – it does provide the type of footing necessary for a solid career foundation. This year’s intern class features 21 students from 12 different colleges and universities. There are currently 32 Creamer employees that were originally hired as interns while there are currently nine that remain in an intern role as they pursue their respective degrees.

Traditionally, according to Creamer’s Head of Talent Acquisition Chris Schubert, most interns work as Project Engineers. This year, however, interns can be found working in Marketing, Human Resources and Estimating.

Schubert has been running the intern program for eight summers.

The program had five or six interns when he took over, and he has overseen its remarkable growth.

“Historically, many of the interns worked as project engineers and it [the program] has been very successful,” Schubert said. “Since we have been successful in hiring interns [who have worked as project engineers] into full-time jobs after graduation, we thought how can we have this great hiring process in other areas of the company?

Local career fairs provide Schubert with many of his intern candidates. Those usually take place in September and October and February or March though all the fairs were virtual this past year.

Schubert said he also gets referrals from current and former interns and advertises opportunities on job boards.

“I like the job fairs,” Schubert said. “It’s a long day but you get to know the individual in that short, five-minute discussion with them. You read their resume and can often decide on the fly if they are a good fit for the program. Factors taken into consideration are professional presentation, what work experience they have on their resume and, at times, it may come down to a gut feeling.”

Schubert pointed to Downs, and that it is “pretty amazing” that he started as an intern. During the onboarding process with interns, there is a slide in the welcoming presentation that highlights how many employees started their careers at Creamer as interns.

“It shows all the career progressions and that you can eventually be President,” Schubert said. “From a marketing standpoint, it has proven itself.

“I take great pride in the program. I’m very dedicated to the process because we have seen proven results. As much as I oversee the program, it is greatly supported by many departments and levels throughout the company.

TPR C.L.A.I.R.E.’s Event Revitalizing a CAT420 Backhoe The Total Process Reliability [TPR] program was designed to make Creamer’s day-to-day operations more stream-lined, efficient, and costeffective and it has done just that since it began in October of 2019. What one part of the program has also done, though, is give team members who work out in the field a better sense of how their equipment works and what it takes to keep that equipment running smoothly.

The C.L.A.I.R.E. [Cleaning, Lubricating, Adjusting, Inspecting, Repairing and Eliminating] initiative gives team members the opportunity to see firsthand what it takes to keep a piece of equipment in tip-top shape. Creamer held its first C.L.A.I.R.E. event of 2021 at the company’s maintenance shop in Hackensack. The event provided one team with a chance to get its hands dirty while performing maintenance on a CAT420 backhoe.

The weeklong event, which also featured guest lecturers from other departments in the company, allowed the team to spend time with mechanics, who gave them a glimpse of what they have to do when a piece of equipment is brought in for maintenance.

“After the machine is fully degreased and washed, it dries overnight and then the next day the crew sands the machine to prepare it for paint, so it has a nice smooth finish. They begin to cover the hoses and cylinders with foil or paper and tape, so those areas don’t get painted by mistake.

“After that, the paint mechanic paints from around noon to completion and by the time the crew comes in the next day, it's dry and they can start unmasking and putting the decals on the machine.”

The event included daily lunch and learns from other TPR team leaders, who were on hand to discuss their programs in the TPR initiative. Among the teams to present to the crew during the C.L.A.I.R.E. event were Idle Reduction Team Project Manager Tom Hercel, Shop Supervisor Jeff Yeckley from the PM Development Team, and Director of Construction Services Frank Pietropaolo and his teammate, Estimator Marisa Kooistra. Pietropaolo and Kooistra discussed the new electronic DVIR (Driver Vehicle Inspection Report)/EVIR (Equipment Vehicle Inspection Report) pilot program.

The event took one-week to complete which included the sanding and painting of the piece that was being cleaned.

“For the most part, the guys are in the dirt, getting all the debris and grease off the machine so it is ready for painting,” Matlosz said.

“Some of the guys were skeptical, thinking the program would be here for a few months then go away,” Matlosz said. “But after hearing from upper management and seeing some of the presentations, their attitude started to shift as the week went on. One of the incentives for the crew is the machine they worked on will go back with them out into the field. The biggest takeaway from this event is the crew taking care of the equipment and performing the periodic inspections that will be done to track the life cycle of the machine and see if this brings down the need for future emergency repairs.”

The Northwest Resiliency Project Hoboken, NJ When Northwest Resiliency Park in Hoboken is completed it will provide area residents with a spacious, exciting new venue that will certainly be a community hub. Creamer is playing a part in bringing the park to life, contributing in a way that won’t be as obvious as a brandnew soccer field or playground but will be an important aspect of the park’s infrastructure.

The project location has a history of flooding with a poor and inadequate drainage system.

The new infrastructure will provide a method of draining storm water in the area, eliminating runoff entering the combined sewer system, conveying the captured storm water to a 1MG Tank and pumping the stored storm water from the tank to the existing plant outfall during and after wet weather events.

Creamer crews have been installing H-piles and helical piles for approximately 1200 LF of new, large diameter storm sewer pipes throughout the project. The three structures for which Creamer is responsible – a Pre-Treatment area, a Pump Station, and a Control Building – are Micropile supported. These piles are to be driven from final subgrade inside the cofferdam with specialized mini-drill rigs maneuvering within the waler-braced cofferdams Creamer began its work in December of 2020 with a large-scale test-pit program followed by the installation of two cofferdams. Twenty percent of the work was completed as of early May, according to Project Manager Donald Luxama.

The cofferdams will facilitate the construction of the Pretreatment Area and Pump Station whose concrete foundation slabs are located 35 feet below grade.

The 67’ x 31’ Pre-Treatment area, which has a 50-micropile foundation, includes the installation of stormwater grit separators. The Dual Stage Hydrodynamic Separator System features a Debris Separating Baffle Box [DSBB], which is an advanced storm water treatment system that utilizes a non-clogging screen technology and hydrodynamic separation to capture pollutants.

The Pump Station [47’ x 28’], which also has a 50-micropile foundation, will be used to pump water from a one-million-gallon tank to the existing plant outfall during or after a rain event. The Control Building [35’ x 40’] has a 31-micropile foundation and will contain the electrical and equipment rooms.

“While every project has some elements that are unique, we can say that this project, in its different challenges, constraints and complexities, is unique,” Luxama said. “J. Fletcher Creamer & Son, Inc. is still in the initial construction phase of the project with about 20 percent of work completed. We have a lot of work to come and we are looking forward to safely deliver quality work, for which Creamer is known.”

The park is being built on what was once marshland and the H6/H7 Project plus the previously built 1MG tank the storm water play an important role in the mitigation of flooding from frequent storm events and help relieve an overtaxed combined sewer system, according to the City of Hoboken’s website. The new infrastructure will be flood resistant and flood proof.

The city’s website also stated that, “Through innovative storm water measures within an urban public space, this water infrastructure will form a foundation for a park that promotes both physical and social resilience in a growing community.

While the park works to manage storm water, it will also provide a place for neighbors to meet, play, exercise, learn, and relax.”

Creamer’s Everyday Heroes First Aid Training Firsthand

Tony Correia is a people person. Have a two-minute conversation with the Kearny, N.J. resident and you’ll experience the boisterous, outgoing personality that leaves most people smiling.

That Correia was able to recognize the potential trouble the man was having wasn’t much of a surprise. When he was younger, he worked for the Ironbound Ambulance Squad in Newark.

It’s that good-hearted, caring nature that drove him to come to the aid of a Randolph, N.J. resident on April 27 after that person collapsed in his driveway while watching Correia and his partner, Henry Vega, who were doing a job nearby.

Correia began working for the ambulance squad when he was 16. His mother was a nurse and made him volunteer as a way of keeping him out of trouble. Correia ended up staying with the ambulance squad into his 20s before working for the State of New Jersey in a variety of roles.

Correia and Vega were performing a normal internet duct installment on Verizon Fios project near the resident’s home. The older gentleman had been friendly, chatting with and engaging Correia and Vega throughout the day before collapsing. That’s when Correia sprang into action.

While Correia points to his work with the ambulance corps for being able to spring into action, he also credits Creamer’s firstaid training taught by Michael Liguori.
