Possession Day WHAT YOU CAN EXPECT

Final Walkthrough: Expect the buyer to conduct a final walkthrough of the property on possession day to ensure it's in the same condition as when the offer was made. This typically occurs the morning of possession.

Key Transfer: You'll need to hand over all keys, garage door openers, and any other access devices to the buyer. Typically the front door key is given to your lawyer and the rest can be left in the home. Ensure you've collected and organized all keys beforehand.

Utilities: Confirm that all utilities have been transferred out of your name effective from possession day. Provide any necessary meter readings to utility companies if required.

Cleaning: The property should be cleaned and vacated by possession day. Make sure all personal belongings, trash, and debris are removed from the premises.

Tips For Sellers ON POSSESSION DAY

Be Prepared: Ensure you're organized and prepared for possession day well in advance.

Have all keys, documents, and belongings ready for transfer.

Keys and Codes: Ensure you hand over all keys, garage door openers, and any security system codes. If the home has a smart lock or digital security system, make sure to reset it and provide the new owners with the necessary access codes.

User Manuals and Warranties: Gather all user manuals and warranty information for appliances and systems in the house. Leave these in an easily accessible location for the new owners.
