GARDEN MAINTENANCE Unless otherwise specified it is your responsibility to water, cut lawns, prune trees and shrubs, and maintain the garden beds on a regular basis throughout the tenancy. We have a list of recommended gardeners and are happy to provide you with these details.

CONDITION REPORT The Condition Report provided at the commencement of the Rental Agreement must be signed and returned to us within five (5) business days after entering into occupation of the premises. If the Condition Report is not returned, the copy held by us will be accepted as conclusive evidence of the state of repair or general condition of the rented premises, as at the commencement of this tenancy. This document is as important as the Rental Agreement you signed as it establishes the condition of the property at the commencement and will be used as a comparison at the end of your tenancy as the basis on which your bond is refunded. Our property managers also take comprehensive photographs to accompany the condition report. Your condition report is available via your portal, or we can email it to you.

WELCOME TO JELLIS CRAIG TO VIEW THE RENTERS GUIDE, VISIT CONSUMER AFFAIRS HERE PAYMENT OF RENT You have been provided with a BPAY Biller Code and BPAY Reference number which enables you to pay your rent through your online banking. If you require any assistance or further information, please contact your Property Manager here.

INSURANCE It is your responsibility to insure your contents as the landlord’s policy covers building, fixtures and fittings only. ROUTINE INSPECTIONS A routine inspection of the property is carried out after three (3) months and every six (6) months thereafter. The second inspection will coincide with discussing lease renewals and rent reviews. We will provide you with adequate notice of these inspections, and you are welcome to be present when the inspection is conducted.

REPAIRS CONTACT DETAILS Please advise your Property Manager of the telephone number at the property should you have it connected. Also, if you change employment, please advise your Property Manager and provide the new number and email address. There are various reasons you may need to be contacted throughout your tenancy, such as repairs and inspections so having your up to date phone and email contact information is vital. Click here to email your property manager.

LOCKS/KEYS You may change the locks at your cost at the property, providing a duplicate key is given to Jellis Craig, however please contact us before this is done as some doors have specific fire ratings and require a licenced locksmith to attend. Whilst all due care and attention has been taken, we cannot guarantee that all keys to the property were returned by the previous occupants. To ensure total security, it is our recommendation that the barrels in all locks be replaced. If you are of the belief that any locks at the property are defective, we ask that you report this immediately to your Property Manager here.

As soon as a problem occurs, please advise your Property Manager immediately or click here to view our emergency trades list here. It is a provision of the Residential Tenancies Act 1997 that you advise us of any problem that occurs during your tenancy. If not, you could be held liable for any additional costs the landlord might incur. Your property may have RACV Emergency Home Assist, which will be in your Rental Agreement. If so, please contact them for any urgent repairs.

WELCOME TO JELLIS CRAIG

ENDING A TENANCY The process for ending a tenancy is detailed in the Residential Tenancies Act 1997. A tenancy only ends when one of the parties to the Rental Agreement gives notice to the other party. In other words, your tenancy does not automatically conclude at the expiry of the Rental Agreement. If you decide to vacate the property at the end of the Agreement, you must give written notice twenty eight (28) days beforehand, advising the date you will be vacating. You can also notify us of your intention to vacate online here. If you require early termination during the term of the Agreement, you will be breaking the Agreement and will be responsible for the rent until the property is re-let, as well as the landlord’s pro-rata costs in reletting. These are outlined in your rental agreement, and will also be explained to you at the time you advise of your vacating.

TENANCY TRANSFERS In the event that one of the tenants named on the agreement wishes to move out and arrange a replacement tenant, there is a process for this to occur. This transfer can only be completed with the full consent of the owner and the onus of completion of all documents remains with the outgoing tenants. Please contact our office and we will provide you with further information on the forms and costs involved.

COMPLAINTS We hope that our service will never give you cause for complaint, however if you feel there is an issue that needs to be taken further please visit our website for our complaints handling procedure here or contact our Client Services Team on 03 9810 5000. For all day to day issues, please contact your Property Manager.

P O O L & S PA S A F E T Y - R E N T I N G R I G H T S & R E S P O N S I B I L I T I E S To check your pool gate or access door is working effectively, open the gate/door & let go. Allow the gate/door to close, then check to make sure it is secure. To be effective as a barrier, the gate/door should lock back into place immediately.

Top 5 Risks with Pools 1. Gates and doors that are no longer self-closing The pool gate is usually one of the first areas where safety issues arise as it is the part of the barrier that is constantly used. This is also commonly seen with doors that are able to be used as part of barriers for pools and spas that were installed pre 2010.

2. Gates and doors that are no longer self-latching General wear and tear of the locking mechanism means that many gates and doors will no longer self-latch when they close. If the gate or door is not properly locked, children may be able to gain unsupervised access into the water area.

3. Gates that are propped open Sometimes, especially during summer and pool parties, the pool gate is propped

open (e.g. with a chair, pot plant or esky) to allow adults easy access to the pool area while they are carrying food and drink. This practice is dangerous as it also allows children unsupervised access to the water area. Pool gates must remain closed at all times.

4. Ground movement Ground movement may cause parts of the barrier, including the gate, to shift. Even a slight shift may mean that the gate no longer functions properly or that gaps appear in and under the barrier, which may allow children unsupervised access into the water area.

5. Climbable objects near the pool barrier Objects located near the pool barrier or on the neighbor’s side of a boundary fence (e.g. BBQ’s, pot plants, pool pumps, chairs etc.) may enable a child to climb over and gain access to the water area.

Pool Fencing Laws

Tenant Responsibilities

Drowning is one of the leading causes of death for Australian children under 5 years of age.

Daily: •

Empty leaves from the skimmer basket. This will ensure proper flow of water.

•

Look at the pool water which should be clear and showing no sign of green or brown algae on the sides of floor of the pool.

•

Add the daily prescribed dose of chlorine or sanitizer to the pol water (for non-salt chlorinator pools)

•

If an automatic pool cleaner is fitter, make sure that it is moving freely around the pool and check for blockages if it is not moving.

Restrict Access

•

Check that the salt chlorinator output is sufficient.

• Pool gates should remain closed at all times.

Weekly:

• Gates and access points should never be left propped open.

•

• Objects located near the pool barrier (e.g. BBQ’s, pot plants, play equipment, outdoor settings) may enable a child to climb over and gain access to the water area.

Check around the pool equipment, for leaks and ensure that the area under the pump is dry. If there are any leaks, notify the agent without delay.

•

Check the output lights and any warning lights on the salt chlorinator.

•

Rake any leaves from the surface of the pool and the pool floor

•

Test the water for ph and chlorine levels particularly if the pool water looks dull or there is a sudden change in the pool water appearance.

Under Victorian Building Requirements all swimming pools and spas on residential properties in Victoria with a depth greater than 30cm (300mm) are required to be surrounded by a safety barrier (e.g. a pool fence).

Inflatable or temporary pools with a depth greater than 30cm also require safety barriers and must comply with council regulations

Children must be supervised • Never take your eyes off children around water. • Take your children with you if you leave the pool area, it may only take ten seconds for a child to become submerged. • Remain within arm’s reach of the child at all times.

Know what to do • Enroll in a resuscitation course so you are able to respond in case of an emergency. • Report any suspected issues relating to pool safety to your Property Manager immediately.

CLADDING SAFETY Most of these steps are straightforward, make good common sense and go a long way towards keeping everyone safe. If there is a fire in your apartment, you need to alert all the residents and take the following safety measures.

Whether you are a resident, an owner or a building manager, everyone has a part to play in fire safety. Combustible cladding on the exterior of a building doesn’t necessarily mean that your building is unsafe. However, once a fire starts combustible cladding may contribute to the spread of fire. This not only affects building occupants, but also bystanders and adjoining buildings.

• Safely evacuate the buildind and dial 000 • Tell the operator that there is an emergency taking place, what your location is and that you require assistance • If you cabable in using a fire extinguisher in the event of a fire, know where they are located and how to use them.

There are a few simple steps that you should follow to minimise the risk of fire and will keep you, your neighbours and your family safe.
