BEHIND the DESIGN

A maximalist home by Flack Studio

This bespoke Fitzroy home is a masterclass in maximalism. Designed by David Flack of Flack Studio, the home features a blend of materials and bold colours. The transformation of this 3-level terrace residence near Carlton Gardens, offers multiple living and study spaces, maximising every inch with style and function. Owners, Zahra and Nicholas entrusted David with free reign and one key request; no white walls. The finished result is an iconic Melbourne home with personality in spades.

We sat down with David Flack to discuss how the home’s strong sensibility shaped the unique interiors, and how the material selections effortlessly connect each room.

What was the creative brief for this project?

No white walls! Our client allowed us a full carte blanche to create this project, it explored the notions of materials that collide and work in harmony together, it’s a beautiful alchemy.

Could you describe the inspiration for the Little Fitzroy project?

How did you integrate this inspiration into the home's design?

A homage to Milanese design, the clash of materials, stone, terrazzo, deep and muted colours accented with punchy primary tones. Each room feels like its own world, a delightful journey even in a compact space.

Whimsical, warm,welcoming

The original floor plan must have been a challenge within its compact nature. What were some of the key considerations when designing the spatial flow of this home?

This is one of the most challenging homes we’ve worked on in the studio. The small footprint means more documentation and thought than a larger home, and every millimetre counted in this project. It was important to think through the flow and use of the home and work around this function, as ultimately it has to perform on a daily basis. Storage, spatial flow, natural light, and comfortable and engaging spaces were all key considerations in designing this home.

Over 212K Instagram followers look to Flack Studio for design inspiration. Who do you look to for design inspiration and why?

Always books and travel. This sounds cliché but they are our greatest source of inspiration to produce original homes and explore new and challenging notions of design.

It can be difficult as a designer to cement a ‘signature style’, but Flack Studio have mastered it. What advice would you give other designers or homeowners when it comes to cultivating your own unique style?

The architecture and period of the home will always tell you what to do. Paramount to a successful home is the spatial planning and materiality but outside of this, run with gut instinct and remember you’re designing a home for you. Finally, good design is enduring and lasts forever.

John Stack

John Stack, Director at Jellis Craig Whitehorse and father of two, has witnessed an evolution of the Whitehorse area in recent years as more and more young families and professionals move to the area. John contributes his success in the property industry to maintaining relationships with his clients and being present in his local area.

We sat down with John to find out his recommendations in and around Melbourne’s east and what he loves about living and working in Whitehorse.

Whitehorse is home to period properties and new contemporary buildings. Do you have a favourite property that you have sold in the area and what made it so memorable?

It’s a tough question because there are so many special sales I’ve made over my career. 14 Game Street, Blackburn was a very special home, the owner was a builder who completed one of the best renovations and extensions I have ever seen. It was done to such a high standard and the buyers absolutely loved it. We conducted a private auction and achieved an exceptional result for our vendors.

Tell us about ‘home’

Home is a renovated Californian bungalow that is in one of Mitcham’s leafy streets, walking distance to the shops and Halliday Park. We put in a little plunge pool in 2021 which my two kids Eleanor (5) and Alfie (2) absolutely love.

The quarterly price change for Box Hill is up 7.47%^. Why do you think this is and where do you see the demand coming from?

The Box Hill market is very hot at the moment. The area is an in-demand location with strong interest from local and international buyers alike. It’s such a diverse region that has seen significant investment in local infrastructure, a number of new high-rise developments, outstanding access to public transport and plenty of great restaurants and cafés. Box Hill and its surrounding neighbourhoods cater to families, investors, first home buyers and downsizers.

After building your career in property over the last 16 years, what do you love most about the industry?

I love the fact that every day is different. I love building long-standing relationships with my clients and getting to know them on a personal level that goes beyond just the transaction.

What is the best piece of advice you have received?

I have been fortunate to have great mentors over the years and I was encouraged in 2011 to become an auctioneer. Becoming an auctioneer transformed my business and gave me strong credibility as an agent. I love the fact that I get to be part of the entire process - meeting buyers, building relationships with buyers and sellers, and finally calling the auction on the day. My clients love the fact that their agent who is attending all the open homes, giving feedback, making recommendations is also the one calling the auction on the day.

What is a must-read book or podcast you recommend?

I am an avid listener to several real estate podcasts and one that I never miss is a series called Both Sides. The hosts interview high performing people from within the industry and I am consistently learning and implementing what the best in the business do on a day-to-day basis.

What is a new local business you would like to shout out?

Jeffries Provedore in Blackburn. They have recently opened their doors and everything they do is amazing.
