For Louisiana statewide, the latest available real estate data shows a $250,498 median sold price, up 2.24% year over year, while homes are taking about 68 days to sell. Statewide conditions have generally favored buyers, which means pricing and concessions will remain important this fall. The Northshore/St. Tammany market looks stronger than Louisiana overall. July 2026 data shows a median sale price around $307,900, up 8% year over year, 374 closed sales (+2.5%), approximately 53 days on market, and just 4.6 months of inventory. Zillow’s data also show that roughly 63% of recent St. Tammany sales closed below asking price, reinforcing the importance of realistic pricing. Fall 2026 Projection — September through November This fall, I would anticipate moderate sales activity with stable-topositive pricing on the Northshore, followed by the normal seasonal slowdown as we approach Thanksgiving and the holidays. Higher mortgage rates remain the biggest headwind nationally; recent rates have been around 6.8%, which continues to affect affordability. For sellers, that means September and early October should be treated as an important selling window. Homes that are properly priced, well presented and move-in ready should have an advantage. Overpriced properties are more likely to accumulate days on market and eventually require reductions or concessions.

F
or Lenny and Kristin Lassus, home has always been about more than a place to live. It is where family gathers, traditions continue, and, now, the setting for the next generation. After 38 years of marriage and more than three decades of calling the Northshore home, the entire family— Lenny, Kristin, their two children, their spouses, three young grandchildren, and a beloved grand dog—now all live within minutes from each other. Lenny and Kristin moved to Mandeville in 1991 from the Southshore. Today, they are empty nesters, but their home is rarely empty for long. Their son, Ryan Lassus, and daughter, Emily Hodnett, both live close by with their families, something Lenny and Kristin consider a true blessing. “We are so thankful that both of our children live close by so we can be together as often as possible.” That proximity has allowed the Lassus family to build a life filled with everyday moments together, from Sunday dinners and holidays to bike rides, time at the Mandeville lakefront, and watching their grandchildren grow before their eyes. 10 | The Sanctuary Living
Building Their Forever Home When Lenny and Kristin became empty nesters, they knew exactly what they wanted for the next chapter of their lives. They envisioned a forever home with an open floor plan, a larger patio with an outdoor kitchen, and a three-car garage—a home that would be comfortable for the two of them but also designed to welcome their growing family. To them, The Sanctuary was more than just a convenient place to build; it’s serene, beautiful, well established, and thriving, all characteristics of a forever neighborhood the two craved. When they met Jonathan Walther of Premier Custom Homes, a well-respected builder who already owned the lot they were considering and a corner location on one of the highest elevations in the neighborhood, they knew they had stumbled on the perfect match. Finding Jonathan and his land was simply ideal, but building during COVID was anything but, bringing numerous challenges. After two and a half years of construction and design, Lenny and Kristin finally had their custom home. September - October 2026

At the forefront was a plan to design a home made to gather in—the kitchen, dining, and living areas are all part of one large, connected space, or a “great room,” allowing everyone to spread out while still being together. Whether the children and grandchildren come over to cook, eat, visit, or just sit around and play, this great room has become the natural gathering place. The kitchen and adjoining living spaces are made to be cozy and elegant at the same time. The 10-by-6-foot island at the center of the kitchen is a beautiful and perfect multipurpose spot. “The kitchen is one (out of two) of my favorite rooms,” Kristin admits, while the other favorite is the master suite, a room that instantly makes you feel as though you’ve checked into a luxury hotel. One of the key details that gives the main living space its character and style is the coffered ceiling throughout the kitchen, dining, and living areas, elevating the rooms while still keeping them intimate. And what makes the interior design most special, along with the intricately crafted design work throughout the home, September - October 2026
is that it was all hand-drawn and brought to life by their daughter-in-law, Ciji Lassus, a nationally certified interior designer and founder of CH Design Studio. Ciji sat down with her in-laws and understood their vision and the functionality they desired. She even sourced custom furnishings from across the country, along with select New Orleans-area stores. With all the personal touches in their home, Lenny and Kristin have still been able to narrow down the most precious space—a gallery wall filled with heirloom photographs of their grandchildren. It was a surprise birthday gift for Kristin and a gift the family says they will always cherish. “There are no words to describe what the photos capture.” Sunday Dinners and Family Traditions Some of the Lassus family’s favorite traditions are wonderfully simple. The family likes getting together on Sundays for dinner, and Lenny’s grilled burgers never disappoint. Chicken and sausage gumbo is another dish that is always a hit. Outside the house, the family enjoys bike riding, visiting the Mandeville lakefront, and spending time at local parks. Travel has also played a role in the Lassus family’s memories. Disney World has been a favorite destination over the years, and now Lenny and Kristin are looking forward to sharing the experience with their grandchildren. Their most recent trip took them to Las Vegas to see the Eagles at the Sphere. While there, they also visited Hoover Dam and the k The Sanctuary Living | 11
Grand Canyon, where they did a little hiking. Closer to home, the family enjoys dining at 527, Pardo’s, and The Hampshire. For something more casual, La Caretta is a family favorite. A Life Well Lived For Lenny, family is one important part of a life that has also been shaped by a 39-year career in the electrical industry. He spent 20 years working for GE and another 19 years at Nulite Electrical. Today, he is a division manager at Nulite, overseeing six branches in the New Orleans area. Outside of work, he enjoys fishing, cooking, biking almost daily, and his car collection. Kristin’s days have taken a different but equally meaningful direction. When she’s not spending time with her grandchildren, she attends women’s Bible study at First Baptist Church Covington, takes Barre classes at The Sculpt Studio in Mandeville, and has discovered a new hobby in playing Mahjong with the Mahjong Society. The Family at the Heart of the Home By design, Lenny and Kristin’s home is now full. Their son Ryan is a mechanical engineer for Chevron in the Deep Water Business Unit and is married to Ciji, whose career as a nationally certified interior designer has given her an especially personal connection to the home she helped design. Together, Ryan and Ciji have two children: three-year-old Waylon and soon-to-be two-year-old Adeline. Lenny and Kristin’s daughter, Emily Hodnett, is a preconstruction project manager for Shake Shack. She is married to Bryan Hodnett, who is vice president of business development and a partner at Donahue Favret Contractors. Their son, Harrison, is almost two. Then there is Hank, Emily and Bryan’s three-year-old fluffy corgi. Hank isn’t just a pet; he is part of the extended family and a “spunky grand dog” who spends time with Lenny and Kristin.

This year, Hank and Emily even made their runway debut together at Mutts to Models. For Kristin especially, this stage of life has brought a new rhythm. After being a stay-at-home mom, she now enjoys helping with the grandchildren almost every day. The result is exactly the kind of family life Lenny and Kristin hoped their forever home would accommodate: a home where their children and grandchildren can come and go, gather around the kitchen island, spread out across the open living space, and make memories together.

Bridger
If Bridger could tell his own story, he would make sure everyone knew that being the smallest dog in the house doesn’t mean he is the least important. In fact, Bridger makes it very clear that he is in charge of neighborhood security, toy distribution, and keeping an eye on anything edible left on the kitchen counter. About 8 years old, Bridger was rescued by Hope and Heart 4 Paws, a nonprofit organization run by The Sanctuary neighbor Dee Cristina. The organization relies solely on donations and the compassion of like-minded people in the community who make sure all the animals find the right homes. That thoughtful approach brought Bridger home. And a thoughtful memory of their regular family vacations to Montana and their flight over the Bridger Mountain Range became the impetus for their new dog’s name. Mostly black with bits of brown and white mixed in, Bridger may be small, but he has what his family calls the typical small-dog personality/complex. Napoleon might have been a better name. He acts like he is much bigger than he is, even bullying his much bigger

Lab sister, Piper. The family previously owned both a Lab and a Chihuahua, so they loved the big-dog/little-dog dynamic. Bridger has embraced that role with enthusiasm. He patrols the perimeter and is always the first to notice an arrival. His favorite spot is on top of the couch in the kitchen, where he has a perfect view of both the front and back doors; it also provides an excellent vantage point for monitoring any food left on the counter. When his sister dog, Piper, is playing with a toy, Bridger has a simple philosophy: if Piper has it, he wants it, stealing almost every toy from her. For all his bravado, Bridger is very sweet. His family believes his favorite person is the one who feeds him most consistently. She is also home more than the rest of the family and can give him plenty of snuggle time; that would be mom. And then there is his Plume. That is what his family calls his tail, which is one of their favorite things about him. With its pretty array of colors, it certainly deserves its own special name. Of course, life with Bridger comes with a few accessories. He wears a diaper in the house because he kept lifting his leg on everything, making the diaper something of a conversation starter with guests. In the backyard, he wears a bumper pad to keep him from getting through the fence. More than one person has apparently assumed the bumper pad is some kind of floating device so Bridger can float in the pool. With his big personality, watchful nature, mischievous habits, and unmistakable Plume, Bridger has certainly made his mark. He may be the little dog in the family, but he has no intention of acting like it.

Know the Signs of Dehydration Before It Becomes an Emergency 1. Don’t wait until you’re thirsty Thirst is a late signal — by the time you feel it, you’re already mildly dehydrated. Sip water throughout the day, especially if you’re outside or active. 2. Watch urine color, not just how much you drink Pale yellow means you’re well hydrated; dark yellow or amber is a sign to drink more. It’s one of the simplest ways to self-check. 3. Kids and older adults are at higher risk Children overheat faster, and older adults often have a blunted thirst response. Both groups need reminders to drink fluids, even when they don’t feel thirsty. 4. Know when it’s more than “just the heat” Confusion, dizziness, a rapid heartbeat, or not
urinating for several hours are signs of moderate-tosevere dehydration — not something to sleep off. 5. Water is usually enough — but not always For light activity, water does the job. For heavy sweating (sports, yard work, outdoor events), a drink with electrolytes helps replace what’s lost. 6. When in doubt, come in If someone seems confused, faints, or can’t keep fluids down, don’t wait — that’s an ER visit, not a home remedy. Rapid IV fluids can prevent a bigger problem fast.

Birthdays & All That Jazz The Brooke It Forward Foundation celebrated its inaugural Birthdays & All That Jazz fundraiser on Friday, June 12, 2026, at the Covington Country Club. Presented by Penny and Quentin Dastugue and emceed by Daniel Munn, the sold-out brunch marked seven years of spreading birthday magic to over 3,500 children throughout Southeast Louisiana. Led by Founder and Board President Marie Rudd-Gregory, Executive Director Jessica Valladares, Program Coordinator Melissa Ojeda, and Event Chair Heather Rietschel, the afternoon blended celebration with purpose. Guests enjoyed live music from the Felonious Monks Jazz Trio, made possible through the generosity of A Gift Given In Jesus Name, along with a delicious brunch, specialty coffees and libations, elevated BINGO, a silent auction, and the crowdfavorite Mini Masterpiece Machine, showcasing artwork by local artist Marianne Angeli Rodriguez. Thanks to the extraordinary generosity of sponsors, donors, volunteers, board members, community partners, and Brooke It Forward’s dedicated Birthday Buddies monthly giving program, the event raised over $56,000 to support the Foundation’s mission of sharing the love and hope of Christ by celebrating birthdays for children who have experienced abuse, neglect, foster care placement, homelessness, or food insecurity. How Brooke It Forward Began Created to honor the memory of Brooke Posey, the daughter of founder Marie Rudd-Gregory, Brooke It Forward carries on Brookes legacy of feeling valued and loved; after all, she was the person who remembered everyone’s birthday. The idea began in June 2019, when Marie saw a story about Bella, a third grader in Kentucky who was creating birthday boxes for children in her school district who could not afford a birthday party. The idea immediately resonated with Marie, who had lost her daughter Brooke in a tragic car accident two years earlier. As Brooke’s 20th birthday approached, Marie wanted to honor her daughter by donating 20 birthday boxes. She reached out to Bella’s mother, but learned that her family wasn’t equipped to accept donations. Instead, Bella’s mother encouraged Marie to assemble the boxes and share them in her own community. On June 12, 2019—Brooke’s 20th birthday—the first 20 Birthday Boxes were delivered to Children’s Advocacy Center – Hope House in Covington, Louisiana. Before leaving that afternoon, Marie asked Hope House Executive Director Thomas Mitchell, “How many boxes do you really need?”

Sarah Kate Drury
For Sarah Kate Drury, volleyball, family, and friends are a big part of what makes life special. Whether she is playing on the court, spending time with the people she loves, or enjoying her favorite activities, Sarah Kate always finds ways to have fun and make memories. This year marks Sarah Kate’s final year at Lake Castle. But before she could pack her backpack and head to school, she had the chance to make lasting summer memories with her family. June and July were a whirlwind, with two trips to Disney World! “I love the TRON ride; it’s my favorite,” she admits. In Orlando, the family was only a stone’s throw away from more family, Sarah Kate’s aunt and uncle, who live in Naples, Florida. And not far from Naples was Tampa, where another exciting summer activity Sarah Kate had been waiting for was—seeing Dude Perfect, an American sports and comedy group! Summer seamlessly came to an end, and Sarah Kate was excited to begin her final year at Lake Castle as an eighth-grader with the familiar faces of teachers and friends in the hallways. As much as she is looking forward to school, she is over-themoon to start the new volleyball season with her school team. At just 13 years old, she has already solidified her love and talent for volleyball by making the outside-of-school WD Nation 14’s 1 Team for club volleyball as the team’s setter. This is a highly competitive volleyball team, and Sarah Kate is loving it! After all, volleyball is her favorite sport and something she really enjoys putting her time and energy into. When she isn’t studying or playing volleyball, Sarah Kate loves hanging out with her friends, especially Sophia and Dyllan. Spending time with family is sacred. With six members in her immediate family, she has a special bond

with each one and loves a good family movie night, and maybe sharing her favorite show, Outer Banks, and her beloved cheese dip from Carreta’s with them. Next year, Sarah Kate will begin a new chapter at Mandeville High School. While she is excited about the change, she is also a little nervous. “I am excited but also a little nervous about starting high school and seeing what next year will be like.” But for this year, she will soak up all that eighth grade has to offer!
