STREAMLINING THE PROCESS: SMALL SUCCESSIONS IN LOUISIANA
The word “Succession” or “Probate” often brings to mind years of court dates and high legal fees. But for many Louisiana families, there is a faster way to preserve a legacy: the Affidavit of Small Succession.
As of 2026, if the total value of your estate is $125,000 or less, your heirs may be able to avoid a formal court-supervised succession entirely. This process is generally available if you died without a Will (intestate) or, in certain modernized cases, with a Will that meets specific criteria.
Instead of a judge signing a Judgment of Possession, your heirs and a surviving spouse sign a sworn affidavit. Once recorded, this document acts as a clear title, allowing the transfer of bank accounts, vehicles, and even real estate.
Even if you qualify for a Small Succession, disputes among heirs can force the estate into a full, expensive court proceeding. By organizing your titles and having clear conversations with your family now, you ensure they can use this streamlined “express lane” later. Preserving your legacy means not just leaving assets but leaving a process that doesn’t overwhelm the people you love.

In TerraBella Village, where thoughtfully designed homes and vibrant community life go hand in hand, the Serpas family has created a lifestyle rooted in connection, comfort, and intention.
For Stefanie Serpas, calling TerraBella home is the realization of a long-held dream. A New Orleans native, she moved to the Northshore before Hurricane Katrina when her children, Sophie and Zach, were just four and eight years old. While raising her family, she built a career spanning more than two decades in the medical field and now works in surgical medical device sales with Medtronic—a role she still loves today.
Her connection to TerraBella began years before she ever lived there. While running a race through the neighborhood in its early days, Stefanie immediately
felt drawn to it. “I remember thinking what a dream it would be to live here,” she says. That dream stayed with her, and, eventually, it came true.
In 2020, Stefanie purchased her Highland courtyard home mid-construction during the height of COVID. What could have been a stressful process turned into a smooth and exciting experience, and from the moment she moved in, she knew it was the perfect fit. The home reflects not only her personal style but also her love of gathering and creating a welcoming environment.
Today, that home is shared with her daughter, Sophie Serpas, a social media and content coordinator for Sweet Savings and Things. With Sophie working from home and Stefanie working in the field, the two balance each other seamlessly as
roommates, creating a rhythm that supports both of their lifestyles.
And after a long work day, the relax in the den, the heart of their home. It’s a space Stefanie calls their sanctuary where her and Sophie unwind after busy days, host friends and family, and share stories. Stefanie, a natural host, regularly opens her doors for gatherings, from casual get-togethers to larger celebrations. “I just love inviting people over to enjoy what I love most—my home and my loved ones,” she says.
That sense of warmth is intentional. Guests often remark that the home feels tranquil and inviting the moment they walk through the front door, exactly the feeling Stefanie set out to create. What makes life in TerraBella even more meaningful is the proximity of family. Stefanie’s
mother, son, daughter-in-law, granddaughter, and aunt and uncle all live within two blocks of her home, creating a truly unique, close-knit family dynamic that shapes their everyday life. Beyond her front door, Stefanie embraces everything the neighborhood has to offer. She describes TerraBella as unlike anywhere else on the Northshore, with its uniquely designed homes, friendly neighbors who feel like family, and a full calendar of social events that bring the community together. Whether she’s grabbing coffee at The Reminding—a favorite for this self-proclaimed coffee lover—or enjoying a quick, convenient bite at Rusty Pelican, she appreciates the ease and charm of daily life close to home.
In fact, home is exactly where Stefanie prefers to be. While her career takes her on the road, she doesn’t vacation often, choosing instead to fully enjoy the life she’s built in TerraBella and Covington. “Everything I need and have is right here,” she says, embracing a peaceful, grounded lifestyle.
Her version of a getaway is close by as well. Stefanie considers Stone Creek Club and Spa her second home, where she is an avid swimmer and prioritizes maintaining a healthy lifestyle. It’s her daily escape without ever having to leave the community she loves. k
Adding to the family’s presence in the neighborhood is Sadie, their beloved pup, who Stefanie jokes is known by just about everyone in TerraBella. She’s a familiar and friendly face woven into the fabric of the community.
At its core, the Serpas family story is one of simplicity, connection, and deep appreciation for where they are in life. Stefanie describes her family in one word: “tight-knit,” a reflection of the way they rely on one another for advice, support, motivation, and love.
In TerraBella, that bond extends beyond their home and into the neighborhood itself, making the Serpas family not just residents, but an integral part of the community they once only dreamed of calling home.

With a clear goal in mind and a hands-on approach to getting there, Alex Malkemus is already laying the groundwork for his future.
The 19-year-old TerraBella Village resident Alejandro “Alex” Evan Malkemus is in his first year at Northshore Technical Community College where he is excited to be studying his passion: welding. He was first drawn to the program for its practical nature—a hands-on environment that teaches you not behind a desk but in safety goggles and your fingers gripping a machine.
Before he began trade school, Alex spent several years playing tennis. Today, his focus in his free time has shifted. When it’s time to relax, he prefers to keep things simple, hanging out with friends and unwinding in his beautiful neighborhood.
At home, Alex is part of a close family that includes his mom, dad, sister Molly, and brother Matthew—and not to forget the lovable dog, Oliver. He truly values the exciting family time they spend together— especially when it involves traveling, another passion of his he wishes they had more time for.
Knowing that, given a full day with no responsibilities, Alex would not stay local. Instead, he dreams about traveling to Italy, trading routine for the chance to experience something new.

Meet Bourbon Rocks Becknell, a Husky mix rescued from Once Upon a Tail Rescue—which is truly ironic, as he has a nub of a tail! Bourbon firmly believes he is not the family dog but actually the third child. Named after his dad’s favorite drink and the street where his parents met, Bourbon spends his days going on neighborhood walks, ordering puppachinos, stealing food from his sisters, and vacationing at Camp Bow Wow when his family goes out of town. His hobbies include shedding, supervising snack time, and being a “good boy.”
When he’s not being a good boy, his sisters are sure to protect him from getting in any trouble whatsoever, so “Burbs” does what he wants. He spends his days managing the house and relaxing on the couch he’s not allowed on, while waiting for his family to come home at the end of the day.
People always say a dog’s purpose is to bring joy, loyalty, and unconditional love to a family, and Bourbon has definitely fulfilled that purpose in the Becknell home. He makes his parents laugh every day, comforts his siblings when they’re upset, and is always happiest when the entire family is together. He isn’t just their dog—he’s part of their family.
