Whether you are a long-time resident or new to the neighborhood, I want TerraBella Living Magazine to become your community hub. TerraBella Living Magazine wants to support local businesses that serve and positively impact your community. We promote the most positive aspect of living in TerraBella Village and the Covington area from locally-owned businesses to inspirational residents, these pages will be your guide.

Sincerely,

If you would like any information to advertise or include your family in Terrabella Living Magazine please email me at TerrabellaLivingMagazine@gmail.com or call me at 504-251-4818

Greetings,

Hopefully, by the time you read this, the much-anticipated cooler(ish) weather will be upon us! Fall is my favorite time of year. These are the best days for several reasons, but it is the colors that I have grown to appreciate. The autumn sky is that brilliant blue that you don’t notice until you just see it one day! This sky is the perfect canvas for the golden shades of autumn that I wish could linger a little longer. Here in Southeast Louisiana, the fall foliage is fleeting, so I make it a point to savor every moment.

Speaking of fall, the fall issue of Terrabella Living is fantastic! Continuing to get to know the residents is such a treat. The Miguezes, this issue’s Cover Family, are a delightful young family in every way. As a dog person, I fell in love with Marco Richardson, the charming pup of Linda and Rick Richardson. I was honored to hold and get acquainted with the newest Sims family member, Sir James. The photos of this precious baby boy and his sisters will make you smile.

I hope you enjoy flipping through the pages of your neighborhood magazine as much as I enjoyed writing and editing it.

Happy fall!

FALL 2023

THE MIGUEZ FAMILY

Although the Miguez family has only been residents of TerraBella for about a year, they love their neighborhood and are firmly planted in the idyllic and charming community that is their home. Embracing the many offerings of the New Urbanism community, this family of five—Stephanie, Jared, Lucy, Jane Anne, and Walter—find particular joy in the convenient proximity to Daddy’s office on Terra Bella Blvd, which was a key motivator in choosing Terra Bella Village as their home.

Stephanie and Jared met at LSU during their undergraduateyears. Stephanie is from Thibodeaux, and Jared hails from Alexandria. After graduating from law school at Loyola, the couple knew they were ready to settle in the Greater New Orleans area. Knowing they could get far more value for their money, the couple opted to move to the Northshore. Seven years and three children later, the Northshore is a place they love.

Choosing Terra Bella Village as their home was easy for Stephanie and Jared. The original plan was to build on the lot next to Jared’s parents, who are also Terra Bella residents. With starting Arena Collective and a new baby on the way, buying a home already built became more and more appealing to Stephanie and Jared. As luck would have it,

while on a family vacation, Stephanie, thirty-two weeks pregnant with Walter, saw a property for sale on Beauregard Pkwy online and was intrigued. Soon thereafter, she and Jared toured the house and added Stephanie, “I was in love, and I knew our family would fit perfectly here.”

Since the previous owners cared incredibly well for the home, it was move-in ready. Not having to make renovations made moving in with two small girls and a newborn much easier for the Miguez family. For design enrichment, they employed some help from decorator Jennifer Barron of Houston, who assisted in an overall decor plan. About the evolution of the ideal aesthetic for their home, Stephanie adds, “I love her plan, but as with any project, it is still a work in progress. There are many, many ideas I want to implement.”

The art pieces that hang in their home are an important part of their decor. Two unique pieces are from local artists Marianne Rodriguez and Alexandra Drake. The Marianne Rodriguez is a stunning abstract using complicated shapes and vibrant hues intermingling in a harmonious expression. The Alexandra Drake is a complete dichotomy. In muted tones of greens, blues, and white, this painting, made specifically for Jared and Stephanie, is of a small river surrounded by marsh. Drawn to her work because of the

10 | TerraBella Living Fall 2023

outdoor subjects, the Miguezes commissioned this one and loved the results.

As for favorite rooms, Stephanie says it is, hands down, the primary bedroom. She loves the big bathroom and the large closet but appreciates the large, attached sitting room the most. The sitting room has a sofa and desk, and, says Stephanie, “This serves us well because Jared usually has to work a little at night, so I hang out with him while he works. It has been nice.” The sitting room adjacent to the primary bedroom sounds like a perfect space for the busy couple to connect at the end of the day. Stephanie loves that her primary bedroom has a peaceful and calm feeling. The Alexandra Drake painting of the marsh adds to the tranquility of the bedroom. Stephanie is also working on a gallery wall of family portraits. The family gallery will be a special thing to have and view as the couple turns in for bed each night.

The Miguez collectively like to spend time together in the open-concept kitchen and living room. Watching the children play in the living room while she cooks is a treat for Stephanie. “A typical day consists of anything from a kitchen dance party to a card game of Speed to puzzle making on the floor before bed. It can get a little chaotic in here, but I look around and recognize the blessed life we have, and I always praise God for

that,” reflects Stephanie.

As owner, managing partner, and attorney at Arena Collective, Jared’s demanding role often proves timeintensive throughout the workweek, so he uses every moment he can to make a quick zip home during the day to say hello or hug his young family, a welcome perk of working and living in the same small community. Stephanie also works at Arena Collective in operations, but her central position is running the Miguez home and raising their three children. I get the impression that she wouldn’t have it any other way.

Speaking of children, Stephanie and Jared have three beautiful children: Lucy is the oldest. As a five-year-old, she is already a born leader and budding socialite. She loves to meet people: “She makes friends with anyone she meets, whether they are a baby, a grownup, a boy, a girl, or a pet!” She is intelligent, strong, and a wonderful big sister who loves her younger siblings and enjoys helping her mom with Walt. This year, Lucy is in kindergarten at St. Peter’s and loves dance, piano, and gymnastics, and she loves anything chocolate! Stephanie and Jared are very proud of their sweet oldest daughter. Jane Anne is three years old and is excited to be in Prek-3 at the Key Cottage at St. Peter’s. Like her older sister, she is a sweet girl but also silly and fun. A little bashful at first, once Jane Anne gets used to someone, she keeps them laughing. She loves her people deeply and can be a little strong-willed, but she gives the best hugs. Like her big sister, Jane Anne likes dance and gymnastics. This adorable three-year-old has an artistic flair, colors beautifully, and enjoys picking her own outfits and accessorizing them accordingly. Jane Anne also appreciates a good popsicle for a favorite treat! Walter, or Walt as he is affectionately called, just turned one! This happy, easy-going little fellow is sweet and affectionate but doesn’t hesitate to tell his people when upset with a hearty grunt. He learned to walk at ten months because he had to keep up with his big sisters, whom he adores! He is always ready to give a high five and make his people laugh. Stephanie and Jared have to stay vigilant regarding Walt because he climbs on anything and everything. He is all boy and loves banging things together, rolling balls down ramps, scooting around the house on ride-on toys; Mickey Mouse is his absolute favorite. Walt has been instrumental in teaching his sisters a bit about sharing. The other family members are Bear, their fifteen-year-old black lab, Ollie, ten-year-old Maltipoo, and their seven fish living in k

the sugar kettle pond. The Miguez children enjoy swimming, a fun activity they all enjoy as a family. They love to frequent the kid-friendly TerraBella pool as much as possible. Lucy, Jane Anne, and Walt Miguez are a delightful blend of boundless energy, genuine sweetness, and budding intelligence. Undoubtedly, Stephanie and Jared beam with immense pride for their beautiful little trio.

Some Miguez family favorites include a trip to Pensacola Beach and Natchitoches, where their family has a camp on the Cane River. Time spent on the Cane River is the best as it allows them to slow down their pace by exploring the surrounding nature, playing in the sunshine, enjoying great food, and spending time with family. This past summer, they spent a week at the family camp on the Cane River. It was an excellent time to get away and recharge in a peaceful environment.

Close to home, if Stephanie and Jared can get away for a night child-free, they like to go to Tchefuncte’s with friends. They appreciate the great food and fun atmosphere that Tchefuncte’s is known for. They also like The Reminding. Jared loves the peanut butter and bacon toast, and Stephanie is pretty sure he eats it every day.

Stephanie and Jared love the life they are building with their young family in TerraBella. They are grateful for the opportunity to call their community the place of their home and their business. Stephanie says it best: “We believe Arena Collective is our vocation as a family, to serve the people of St. Tammany, and more specifically, Terra Bella, in a genuine, efficient, and helpful manner. Neighbors become clients. Clients are neighbors! They both become friends. We are surrounded by a fabulous community, and we all feel loved and supported here.”

TerraBella Village has gifted the Miguez family with a wonderful feeling of belonging and fostered an environment where genuine relationships flourish, fulfilling their daily lives.

Your Everyday Getaway

When I asked what sets Stone Creek Club and Spa apart, Hope Riccobono, Director of Membership, emphasized, “Our facility is second to none. Stone Creek Spa and Club prides itself on giving people a different experience. This distinct and fabulous experience is what the staff calls an Everyday Getaway.

Just what is an Everyday Getaway? In short, the Stone Creek Club and Spa’s Everyday Getaway encompasses state-of-the-art equipment and over eighty weekly group fitness classes led by highly qualified instructors, including hot yoga, immersive cycling, and Pilates Reformer. Not to mention that their nationally certified personal trainers are second to none. The Stone Creek Tennis Campus features nine clay hydro courts, five hard surface competitive courts, and seven Pickleball courts.

The Everyday Getaway at Stone Creek would only be complete with a visit to the luxurious, full-service spa offering massages, facials, body treatments, and nail services, just to name a few. The Stone Creek Spa provides a serene and rejuvenating oasis where guests can escape the demands of everyday life and indulge in revitalizing treatments.

For the younger set, Pebble Creek, the Stone Creek childcare area, offers a variety of activities to keep the kids active, involved, and entertained. This space provides an environment where children can participate in age-appropriate activities while parents enjoy the amenities of Stone Creek, knowing their little ones are in capable and caring hands.

Finally, a tasty, healthy, relaxing meal is an integral part of any Everyday Getaway, and the Creekside Cafe is the place to find it! Stone Creek’s delightful cafe, available for members and guests, offers breakfast, lunch, and dinner. And they proudly serve PJ’s Coffee and fresh smoothies.

Last is Stone Creek’s Tower Bar, another feature included in the Everyday Getaway. Few things compare to having a cold beverage poolside after a grueling workout or tennis match. The very thought of the Everyday Getaway sounds inviting because it offers something for everyone.

These first-rate amenities in a sparkling clean facility and employees dedicated to their members’ needs make Stone Creek Club and Spa a health facility like no other. Your Everyday Getaway is in your own backyard at Stone Creek Club and Spa.

SECURE YOUR BUSINESS’S FUTURE: THE IMPORTANCE OF A BUSINESS SUCCESSION PLAN

While most business owners have considered their business priorities, having a succession plan is more than a priority – it is strategically imperative for the future of a business. A well-crafted succession plan ensures the smooth transition of leadership and ownership, safeguarding your business against unforeseen disruptions.

Most importantly, a succession plan guarantees continuity. Whether due to incapacity, unexpected departure, death, or even expansion, having a designated successor in place maintains stability and minimizes operational gaps.

Secondly, a comprehensive plan fosters talent development. You cultivate a skilled workforce ready to take the reins by identifying and grooming potential leaders from within. This boosts employee morale and engagement, fostering loyalty and dedication.

Moreover, a succession plan can enhance the value of your business in the eyes of investors, lenders, and potential buyers. Demonstrating foresight and preparedness instills confidence and reduces perceived risk, increasing the attractiveness of your business.

A business succession plan is not merely about the future; it’s about fortifying the present. It’s about ensuring your business’s legacy endures, thriving through seamless transitions and evolving challenges. Embrace the power of planning.

LEGAL TIPS FROM RESIDENT JARED MIGUEZ

TerraBella Institute THE

At the heart of Terra Bella Village lies The Terra Bella Institute, built upon the principles of fostering community, promoting altruism, and cultivating a deep reverence for the natural resources that surround it. This precise mission served as the fundamental blueprint guiding Terra Bella’s developers from the very early formation of the Village.

Established as a 501(c)3 organization in 2016, The Institute has grown through the commitment and generosity of sponsors, volunteers, and donations. With the help of these successful partnerships, the mission awareness and annual calendar of events continue to grow significantly in variety and popularity. The impact The Institute brings to local charitable organizations is increasing every year.

The Terra Bella Village events are much-

anticipated by residents and guests and have become a big part of the fabric of the community. Coordinator Ashley Del Buono explains that crafting the types of events for Terra Bella is a well-thought-out process. “First and foremost, all events planned and executed by The Terra Bella Institute must align with the mission and must benefit The Institute and the Annual Partner Charity.” Additionally, feedback from the residents plays a significant role in creating The Institute’s Annual Calendar of Events.

The Annual Partner Charity is a key component of The Institute’s purpose. According to Ashley, “Since The Institute’s inception in 2016, it has donated over $15,000 to local charities, donated over 5,000 lbs of food to the Northshore Food Bank, and collected hundreds of items for charity drives, including bears and coats for the Children’s Advocacy Center/Hope House and fishing items for the Wounded War

16 | TerraBella Living Fall 2023

Heroes’ excursions.” The community events presented by The Institute lend an additional platform for the partner charity to spread its mission by giving them space at the events. The Institute further draws awareness to the charity by tagging and sharing them on social media. This year, The Institute’s Annual Partner Charity is New Heights Equestrian Therapy. This life-changing charity is among the many recipients of the Annual Partner Charity’s generosity. The Institute fulfills its mission by organizing enjoyable events for the Terra Bella Village while contributing to the community through the Partner Charity initiative.

The Institute is grateful for the generosity of the donations, sponsorships, and countless hours of volunteers who support the mission of The Terra Bella Institute. Without their support, says Ashley, “The Institute would not be able to maintain the quality and success of our events, which add value to the lifestyle of our community and allow us to give back to local, charitable organizations.”

As the Terra Bella community gears up for fall, The Institute is planning some exciting events to usher in this long-awaited season. Some events to look forward to are “Pumpkins in the Park” and “Christmas at TerraBella.” “Pumpkins in the Park” celebrates fall and Halloween with a pumpkin patch, fall marketplace, food and drink vendors, and entertainment for all ages.

This well-attended event is a favorite for all. “Christmas at TerraBella” is an evening of merriment

that includes photos with Santa, the lighting of the Christmas tree, children’s activities, and shopping at the Holiday Marketplace, all the while surrounded by the sights and sounds of the season. “Friday Nights on the Square” is another popular event series with local talent performing under the new pavilion. With these well-planned, delightful celebrations, it is easy to see why residents of TerraBella love their community.

PROS AND CONS: NEW CONSTRUCTION VERSUS RENOVATIONS

Many people ask me if building a new home or renovating an existing one is better. In this issue, I give a brief breakdown of the pros and cons of each.

First, consider how much control you want over the project. For example, building a new home lets you choose every detail and customize the home to your specific needs completely. This may be ideal for some but overwhelming for others. This is generally the more costly option and could have a longer completion time frame.

Renovating a home may limit your choices because you

would have to work with what exists in the home and not start completely from scratch. This option may be best for those looking to refresh or update a space or keep costs lower. This option may also have a shorter time frame of completion.

There are many factors to consider when deciding whether to build new or renovate, and the best choice for you will depend on your individual circumstances. It is important to weigh each option’s pros and cons carefully before deciding.

At J Hand Homes, we will make a complicated process easy while creating a truly custom home.

Introducing Mr. Marco Robertson, the vivacious and spirited 6-year-old Italian Greyhuahua who holds a special place in the hearts of Linda and Rick Robertson, his proud owners. Marco radiates boundless energy and an infectious zest for life. He is equal parts a bundle of joy while perfectly blending the grace of the Italian Greyhound with the spirited personality of the Chihuahua. This mix of Italian Greyhound and Chihuahua is known as IG or Iggy, but the Robertsons say, “We like to refer to him as an Iggyhuahua.”

Ten years before Marco came on the scene, the Robertsons had two Italian Greyhound siblings, Orion and Lola Kay, whom they adored, but the two were a bit high-maintenance. When Orion and Lola Kay passed, Rick and Linda agreed to take a break from having the responsibility of a dog for a while. Soon after, Rick retired and began volunteering at the Northshore Humane Society. Linda explains what came next. “Much against our agreement, Rick came home one day with a tiny white pup in need of a home. Once he tested as part Italian Greyhound, there was no more discussion. Marco was a member of the family.”

Marco’s lineage from the Italian Greyhound is evident in his compact build, featuring a slightly elongated body and legs that provide a sturdy foundation. His appearance is marked by the distinctive black mask encircling his large, expressive dark eyes, accompanied by endearing floppy folded ears and a gracefully

slender tail. However, Marco’s snout shows a subtle deviation from the Italian Greyhound lineage, which exhibits a modestly shorter length. Embracing his Chihuahua heritage, Marco sports an adorable disheveled white coat, hinting at the possibility of a long-haired ancestor in his lineage. A distinguishing feature is the presence of a black shoulder patch on his left side, adding an extra touch of character to his unique and delightful appearance.

Marco is a big fan of window-watching. He has what the Robertsons call a “big-dog attitude,” which they attribute to his Chihuahua side. He is a talker with much to say when anyone passes his line of sight. Marco likes to cuddle or play with his tattered red stuffed fire hose when not in guard mode. The Robertsons have come to love how his head tilts when he tries his best to understand them. Yes, he is talkative, but the Robertsons also say he is charming. Marco enjoys getting to know people and is known in many social circles. As Marco arrives at his doggie daycare, the melody of “Where Everybody Knows Your Name” starts playing in the back of one’s mind. The lyrics, Sometimes you want to go where everybody knows your name, and they’re always glad you came, seem tailor-made for him and represent the daycare staff’s feelings for sweet Marco. His presence is met with enthusiastic greetings from every corner. Greetings that, without a doubt, are a testament to his undeniable charm.

ANXIETY IN YOUR PETS!

Having an anxious or aggressive pet can consume an owner’s life!

Let’s break down some aspects of Animal Anxieties.

1) Make a problem list and work to get a diagnosis. Aggression, separation anxiety, and hyper-attachment are some common behavioral issues we treat. Work with your vet to make a list of problems and then a list of TRIGGERS. A trigger might be food (dogs getting aggressive in the presence of food, treats, or bones), thunderstorms and fireworks, delivery people ringing the doorbell, or separation from the owner.

2) Get creative to avoid the triggers!

•Music therapy and thunder shirts can make a dent in noise anxieties!

•Applying frosted window film and hanging a sign by the door discouraging knocking can also help eliminate “defensive dog triggers.”

•Utilizing treat or peanut butter-filled Kongs (freeze them for extended use!) and giving them 10 minutes before the owner walks out the door can help distract dogs who suffer from separation anxiety.

•Treat-driven puzzles and other enrichment toys do wonders. The trick is to use them often and consistently.

•Desensitize your pet to your departure cues: jiggle your keys several times daily, put your shoes on and off, or press the garage door opener every few hours!

•Remember to reward calm and quiet behavior, like relaxing or sitting calmly.

•Pick up on old obedience techniques.

•Practice “sit and stay” when you are on a walk or in your house.

3) Non-prescription anxiety products

There are tons of “all-natural” products available for anxiety. Be careful, as most are not controlled by the FDA and, therefore, are often much stronger than the manufacturer states. We love Zylkene capsules, Calming Care Probiotic, and the Adaptil/ThunderEase & Feliway products (diffusers frilled with pheromones, thunder shirts- not just for thunder!) These things may help a small amount, but that adds up!

4) Time for the BIG GUNS!

Prescription anxiety medications may be necessary for pets that are truly “crawling out of their skin.” Medication can help your pet learn new behaviors and adapt to new routines. Don’t be surprised if your vet mentions that more than one prescription is necessary. Often meds work well when combined with two meds, and they require a lower dosage of each.

The following code will bring you to our quiz to help us better know your pet before it arrives so we are prepared for your visit!

Armed with the vast experience from a career spanning over two decades in diverse medical domains, including anti-aging specialization, further training, and eventual diplomate status from the American Academy of Anti-Aging Medicine, Reba opened the doors of Timeless Rx in 2012.

The Timeless Rx approach was founded on the premise that aging gracefully is more than skin deep. It is about cultivating harmony between physical, emotional, and mental facets. This understanding underscores their wellness programs. By focusing on inner wellness, they navigate their patients toward looking and feeling better—nurturing a sense of vitality that radiates from within. Patients are given the tools for lasting change and guided toward healthy habits that ultimately lead to longer and healthier lives, aligning perfectly with Reba’s original mission.

Why Employee Culture in the Workplace Plays an Essential Role in Benefits

“Organizational culture” may be an overused phrase, but culture — and the employer-employee connection culture generates — has become part of recruiting, retention, and having the right benefits to engender long-term loyalty.

Culture and connection within an organization make a major difference in candidate interest and employee satisfaction with an employer: Mentioning culture in job postings increases engagement with the listing (67%).

Nearly one-quarter of employees say they’ll leave if they’re unhappy with an organization’s culture.

In fact, 15% of job seekers will decline a position because they don’t feel comfortable about an organization’s culture.

Culture and connection are important elements in building a benefits strategy based on Quality Employee Experiences, or QEX. This approach emphasizes the experience that employees have with the organization and how benefits can improve the quality of those experiences.

The importance of culture and connection is magnified by its role in the employee experience with benefits. Using technology and analytics, employers need to understand their employees’ needs, particularly those of individual employees.

Leaders can benefit from understanding what elements make up their organization’s culture and simply recognizing their culture. For example: “Caring” cultures emphasize a familial environment and will offer family-centric benefits. For example, covering fertility treatments, surrogacy services, and adoption costs.

“Learning” cultures emphasize personal and employee development through education, development plans, consistent employee

evaluations, educational reimbursements, and sabbaticals.

“High-performance” cultures focus on delivering value on time and under budget, whether to customers, internal clients, or vendors. These cultures make benefits robust, easy to choose, and not overly complex. These examples are not mutually exclusive, and there are many more types of company cultures than listed above, such as a “cause-based” or a “team-based” culture. In all instances, culture is often built less on an emotional connection to the organization than leaders may realize.

A common misconception is that employees love their work, the company, and its brand, but often, they are connected to their teams and teammates more than the organization.

Understanding the difference is important. Organizations should focus on strategies that reinforce the connection with teams or alter it with benefits that deliver on QEX’s promise.

Pulling it all together

Ultimately, organizations should examine their employee culture and determine what makes it that way rather than imagining their culture as something it is not. They should also fashion benefits with empathy in a manner that strengthens their culture and connection with employees. What’s more important than identifying a culture as “good” or “bad” is understanding its underpinnings — and, importantly, whether the culture aligns with the organization’s values and business strategy.

EMPLOYEE BENEFIT TIPS BY TERRABELLA RESIDENT

James Samaritan non profit

Foster parents since 2003, John and Julie Wondergem have an unwavering dedication to children in foster care. Over the past several years, their boundless compassion and love for foster children motivated them to welcome five foster children as their own through adoption. Their commitment to foster care, however, goes beyond adoption. Since 2015, the couple has been involved with James Samaritan, an organization supporting foster care children. Julie, a former special education teacher and mother of seven, stepped into the role of executive director in July. Simultaneously, her husband, John, who teaches at Madisonville Junior High, assumed the volunteer role of media and marketing director, all while expertly managing the demands of fatherhood.

While James Samaritan assists foster children and their families through various avenues, its core focus is on four major programs: Resources, Mentoring, Community Outreach, and Collaboration. These cornerstone initiatives collectively offer many resources and services that support every facet of the foster care system.

Through community outreach efforts, foster families can look to James Samaritan for assistance with needed and basic resources. When school returns after the summer, school supplies and services such as sports and school physicals, and haircuts are provided. In the winter, wellness physicals, coats, hats, and gloves are provided, and James Samaritan gives Christmas gifts to the children in the mentoring program and their families.

Working with foster care caseworkers, James Samaritan also provides resources for young adults in the extended foster program. This important program is for those young adults transitioning out of foster family homes and into independent living. This includes providing basic items needed to set up their own home.

The cornerstone of James Samaritan’s efforts lies within its mentoring program, which is the most vital aspect of the organization. John, with emphasis, says it best. “Mentor relationships are key.” With this in mind, James Samaritan’s objective centers on ensuring mentors are available for every foster child, starting as early as age six.

The basis of the mentor program is to give foster children one adult in their life that they know will love and support them. Growing up from age six into young adulthood with the same mentor makes all the difference for these children. Statistically, with the guidance and love of a mentor, young adults in foster care are less likely to drop out of high school and become involved in illegal activities. One caring and supportive adult can change a child’s life trajectory.

The mentorship program begins with Royal Family Kids Camp and Club for ages six to twelve, which is sponsored directly by funding from James Samaritan. This week-long camp is where mentors, mentees, and counselors come together for a week of simple fun, and after the week, they continue to meet regularly to build on their connection. The next mentorship phase is for ages twelve to fifteen; it is called Teen Reach Adventure Camp and TRAC Life. This phase continues to build on the mentor support that began with Royal Family Kids. Later on, ages fifteen to twenty-one participate in Life Network. Life Network solidifies the bond between mentor and mentee, which is crucial as young adults transition into independent life. Mentors are there to offer support and advice as these young people face adulthood.

Finally, James Samaritan collaborates with other non-profits serving foster care children. This collaboration includes donating space at their Covington facility for staff meetings, therapy sessions, training events, and other uses for the non-profits that are invested in foster families. This cohesion is not only a convenience for the foster families and caseworkers but also builds a foundation of support that allows the children to witness a support team they know they can count on.

James Samaritan is tailored to support foster families and is pivotal in fulfilling their mission. The many resources James Samaritan provides for local foster families are greatly needed and deeply appreciated by those who benefit from them. Through dedication and comprehensive support, James Samaritan serves as a beacon of hope enriching the lives of foster children and families and forging a path towards brighter futures.

The Residential Real Estate Transaction Process Unveiled

Buying or selling a home is an exciting yet intricate process involving multiple steps and key players. Understanding the residential real estate transaction process can empower you with the knowledge needed to navigate this significant life event smoothly.

1. Preparation: Preparation is crucial whether you’re a buyer or a seller. Buyers should define their preferences and budget and secure financing pre-approval. Sellers must get their property ready for sale, which might involve repairs, staging, and setting a competitive price.

2. Search and Listing: Buyers search for homes through online listings, real estate agents, and referrals. Sellers list their homes, showcasing their property’s features and attributes.

3. Negotiation: Once a buyer identifies a potential home, negotiations begin. Offers and counteroffers are exchanged until both parties agree on the terms, including price, contingencies, and closing date

4. Due Diligence: The buyer inspects and researches the property’s history, ensuring no hidden issues exist. Contingencies might be removed or renegotiated based on the findings.

5. Appraisal and Financing: Lenders require an appraisal to ensure the property’s value aligns with the loan amount. Simultaneously, the buyer finalizes their mortgage and secures financing.

6. Closing: Both parties review and sign all legal and financial documents during this stage. The buyer pays the down payment and closing costs. The seller transfers the property’s ownership and pays the requisite fess for the seller’s side of the transaction.

7. Post-Closing: The process doesn’t end at closing. Buyers move into their new home, and sellers finalize their relocation. Change of address notifications, utility transfers, and necessary repairs might be on the to-do list.

Navigating the residential real estate transaction process might seem overwhelming. Still, with the support of experienced professionals like real estate agents, attorneys, and lenders, you can confidently embark on this journey toward homeownership or successfully selling your property. Remember, each step plays a vital role in ensuring a seamless transition and a satisfying outcome.

WELCOME TO THE WORLD

Baby James Ray Sims IV

The anticipated birth of their first baby boy, James Ray Sims IV, finally arrived on June 5 for James and Katherine Sims. A healthy boy, he weighed eight pounds, two ounces and was nineteen inches long. Katherine and James feel truly blessed to welcome a baby boy into their family.

“Sweet Baby James” is the baby brother to three doting big sisters, Grace, Georgia Kate, and Greta. These three sisters could not love their baby brother more. Georgia Kate loves snuggling with her “chunky monkey” and making silly faces so James will smile. Greta’s favorite thing about her little brother is when she gives him lots of huggies and kissies before bedtime. Grace, 16, is a huge help with her precious brother and calls him her “little chicken nugget.”

One thing the whole family agrees on is that James is the sweetest, most perfect baby. He is already sleeping for long stretches at night, which is welcomed by this busy family. And he is happy to sit in his baby bouncer and watch his sisters as they dance, play, and even perform gymnastics to entertain him. He finds them amusing and laughs at their antics. One thing is for certain: James will never lack in love or nicknames.
