The OFFERING

James Capital Advisors is pleased to present this rare opportunity to purchase the 15 year sale leaseback of a multi-purpose industrial site located in Houston, TX. The tenant Futech Maritime Capital Partners (“FMCP”), a family office located in Mansfield, TX, will be consolidating the operations of two portfolio companies to this site, making this an essential location for their core investments. The facility includes a total of six buildings providing 28,783 square feet of warehouse, manufacturing and office space on a total of 6 acres of land, allowing for additional room for FMCP to expand the facilities.

Under the FMCP umbrella, MetCo, a premier metal fabrication and distribution business and Goldstar, a Marine Transport & Logistics Provider will operate and share synergies at this site. Each of these businesses will complement each other and share clientele, as well as support FMCP’s other investments in international shipping and importing & exporting. Combined TTM revenues for the two businesses operating at the site are more than $9 Million and are expected to grow substantially as they begin to operate in tandem.

At the close of escrow, FMCP will sign a 15-year Absolute Triple-Net (NNN) Lease. The lease will feature 2% annual rent increase throughout the base term and two, five-year options to extend. The subject lease will be backed by the corporate umbrella FMCP, which will own of all four portfolio companies operating on the site.
