Iceni Projects were appointed by Merchant Land Investment Ltd to provide Townscape, Heritage, and Visual Impact Assessment services in support of applications for a tall building development within the City of London.
The redevelopment of the Site included the demolition of a smaller, five storey office block, located within the eastern cluster. In order to realise the full potential of the Site, the development proposed a 20 storey building comprising office and retail uses designed by Assael Architecture.
The Site, being within the City of London, was within the setting of a number of highly significant heritage assets, including the Grade I listed Bevis Marks Synagogue, Grade II* listed Former Port of London Authority Building, and the Tower of London World Heritage Site. The team provided detailed assessment on the sensitivities of the Site and advised on the impact of the redevelopment on the setting of these heritage assets.
Additionally, the team provided a detailed analysis of visual impact of the 20 storey building within the wider townscape, with key views agreed with City of London Council including those within the London View Management Framework (LVMF).
