Iceni provided Built Heritage and Townscape services for the large-scale development of a vacant 3.99ha site within the Meridian Water Masterplan (Meridian One, Phase 1B).
On behalf of Vistry Partnerships (now Countryside Partnerships), we supported proposals to develop Phase 1B of the Meridian Water site, including the introduction of three mixed-use blocks (commercial and residential) with two towers of 30 and 24 storeys and heights varied between 4-12 storeys otherwise and delivering a total of 676 homes.
Meridian Water is a flagship regeneration project of Enfield Council which will transform the local area, providing up-to 10,000 homes and 6,000 jobs across the whole masterplan, split into Meridian One and Meridian Two. Phase 1B was designed by Hawkins Brown and HTA Design.
We provided heritage and townscape advice through the design development of Phase 1B, supported pre-application discussions with the local authority and wrote the Townscape and Visual Impact Assessment Volume (with brief Heritage appraisal) for the EIA to support the application. We used Vu.City to scope the assessment and provide a selection of 3D modelled views for the assessment, alongside verified visuals. The surrounding area is generally low-rise and so robust townscape support was needed to support this regenerative scheme.
