BENEFITS Rendezvous Mountain Rentals and Property Management (RMR) was founded over 20 years ago to fulfill a critical need in the rental market and management landscape. RMR is the oldest and most established property management company in the valley. The primary goal of the company is to afford our owners a full-service and hassle-free property management experience. By emphasizing ease of ownership, prompt service, and a great working environment for our employees we have met this goal. Most of our employees have been with RMR for over 10 years. We strive to provide owners with a sense of security, ensuring that all things relating to the rental property will be handled professionally, promptly and treated as our own. We also have a large base of repeat guests, almost 30% of our annual bookings, who have come to rely on RMR’s incredible guest services.

WHY RMR? • Hassle free ownership. We offer bill paying, seasonal maintenance, coordination of cleaning, and full rental service of your property. We individualize our supports to meet the needs of our owners.

• Exclusive focus on West bank. RMR only manages properties located in Teton Village, Aspens, and the Pines.

• Village Road location. RMR’s newly renovated office is located Moose-Wilson Road, allowing easy access for guest check-in and close proximity for all of our housekeeping and maintenance staff.

• Local, long-term knowledge. RMR has a dedicated staff, many of which have been in the valley for over 15 years.

• Large on-site staff. RMR employs over 35 staff members; including two full-time maintenance staff and over 20 part and full-time housekeeping staff members.

• Dedicated on-site owner/general manager. RMR is owner-operated, allowing for immediate assistance for property owners who may have questions and/or concerns regarding their property • 24/7 availability of staff for guests and owners. Our offices are open 7 days a week.

We also have staff available for after hour support to manage all guest and property owner needs.

• Concierge and packaging options. RMR partners with Key Concierge for guest and owners to expand experience in Jackson Hole. These options include access to (but not limited): grocery services, flower delivery, massage, discounted lift tickets, transportation services, etc.

• Strong Marketing Presence. RMR partners with a marketing firm that specializes in vacation rental properties to ensure we are targeting appropriate markets to increase guest bookings.

• New website. RMR has a new website that includes enhanced search and booking features, as well as a dynamic platform that allows guests to book from all devices (e.g. mobile phones, iPad and computer). (http://www.rmrentals.com) • Platinum members of JH Air Airline guarantee program. RMR invested in JH Air to not only support the guarantees of uninterrupted flights in and out of Jackson Hole, but to allow RMR to sell discounted lift tickets and golf.

RENTAL MANAGEMENT FEES: Owners who contract with Rendezvous Mountain Rentals receive 70% of the Adjusted Gross Rent generated by their property. Adjusted gross rent is all gross unit rental revenue less the expenses associated with the unit. RMR will retain the other 30% as a management fee.

These management fees are used to pay the following expenses, which include but are not limited to: • • • • • • • •

Website development and maintenance Developing strong web presence and social media presence, engaging in various PPC, web, print, e-mail and social media marketing campaigns Staff on-site maintenance, housekeeping, reservation, bookkeeping, owner relations and administrative staff.

Large West Bank (Wilson Moose-Wilson Road) location for convenient guest check-in Linen rentals, guests and housekeeping supplies; RMR covers expenses related to guest stays Guest specialty welcome packages (e.g. Jackson Hole Winery, JH Pop) Covers expenses with setting up property for rental; including photography, keys, cleaning and initial stock of supplies for rental.

Coordinates with industry consultants to guide daily rates; supporting our knowledge regarding knowing when to push rate, how to package amenities and services with our properties to further maximize revenue for our owners.
