GUIDE PRICE VS RESERVE PRICE

A guide price is not necessarily what a property will sell for, but an approximation of value. It can be a single figure or a range, but may change at any time prior to the auction. A reserve price is a minimum amount that you are willing to accept for your property at auction. This is kept confidential between the seller and auctions team. If a property fails to reach its reserve at auction, offers will usually then be invited from all interested bidders to try and agree a sale.

At the end of 2023 data was released showing an increase in sellers opting to auction their properties in the UK With an increase of 2.3%, that’s almost 6,000 more homes compared to the previous year. Ian Denton, Director at Jackson-Stops, explains why we might be seeing these increases.

The property market is changing. Should you consider selling your home, or indeed buying your next one, at an online auction?

“People might be looking to auction because they need quick results,” he says. “You would think that with all the technology available to us, that the time between an offer being accepted and exchange of contracts and completion would have sped up, but it simply hasn’t.”

Online property auctions offer a much speedier option, whether you are selling a home or looking to buy one. While a private treaty (the traditional method of buying and selling through an agent) will take from three to six months, an auction transaction typically takes 20-28 days.

“It’s an excellent option in the case of probate or for people who want to move into somewhere in a hurry,” says Denton. There is also more transparency when selling at auction because a full legal pack is put in place prior to a property being

listed, so there are none of the surprises that can occur with traditional sales.

And once the gavel falls on an agreed price both parties are locked into a transaction. “With a private sale you might be hanging out for a buyer to offer you a bit more money, but there’s always the chance they never appear, or pull out just before exchanging contracts.”

Denton has overseen auctions both in salerooms and, increasingly, online since 1996, but has seen interest rise sharply in recent months. Traditionally, homes sold via online auction are probate properties, where beneficiaries want a quick sale at the best price they can get, though Denton thinks we may see more people choosing auctions as changes to their mortgage payments bite and they need to move area or downsize quickly. More individual homes might also benefit from exposure online. “A property in a village where

An online auction is an easier way to handle that interest than by private treaty. Everyone knows that there is a deadline by which they have to express their intentions. It’s a more manageable and open way of selling.”

SUPERIOR GRADE

Thinking about buying a Listed property? Here’s everything you need to know

Historic England estimates that there are some 500,000 Listed buildings in England. The general rule of thumb is that all buildings that date back to before 1700 and survive more or less in original condition are likely to be Listed, and that most built between 1700 and 1850 will also be. Some more ‘recent’ builds may also be Listed, but anything less than 30 years old isn’t normally considered of historic interest.

“Buying a Listed property is a fantastic opportunity to own something singular and historic, part of the rich fabric of the nation. You’re not buying something homogenous; you are buying something that distinguishes you as a conservator rather than just a homeowner,” says Nick Ferrier, Director at Jackson-Stops Midhurst. “People tend to associate Listed buildings, wrongly, as problematic. Yes, there is another layer of scrutiny but this is to ensure that the owners do not do works that betray these assets and change their authenticity and character. One of the things that really disappoints me is that people think they can’t do anything to a Listed property. You can extend a Listed building and, where appropriate, you can adapt it, you just have to be mindful not to disrupt the historic fabric of the building.”

“Listed properties contribute positively to the character and appearance of an area – and living in one offers quite an individual lifestyle,” adds Martin Anslow of The Listed Property Owners’ Club. “Listed property homeowners are part of a small, exclusive group. And, of course, Listed dwellings not only include those properties designed as homes from the fourteenth century to the twentieth, but also buildings that began life as castles, churches, factories, barns, granaries, windmills, workshops or gaols!”

In England and Wales, there are three categories of Listed buildings and all appear on the national register of Listed properties, searchable on the Historic England website historicengland.org.uk:

• Grade I (2.5 per cent of Listed buildings) buildings of exceptional interest.

• Grade II* (5.5 per cent of Listed buildings) buildings of particular importance.

• Grade II (92 per cent of Listed buildings) buildings of special architectural or historic interest.

Responsibilities that come with owning a Listed property include getting permission from your local authority, usually via the Historic Buildings Advisor, for any changes you want to make, including to the internal layout or adding an extension. You may also need to take professional advice to calculate the reinstatement value of the property for buildings insurance, as Listed buildings can cost more to rebuild than non-Listed, and you will need specialists to carry out works, often using specific materials. “There are many architects very well versed in historic buildings and lots of excellent specialist tradespeople who are well acquainted with Listed buildings. This helps make owning one hugely satisfying rather than onerous,” says Ferrier. “Listed buildings are unique, they are part of the UK heritage, there is a joy in owning one.”

“The history of Listed buildings can be well documented and this provides owners with a chance to investigate the structural and aesthetic development of the property and even discover its previous owners,” adds Anslow.

Ferrier estimates that 5-10 per cent of the homes that Jackson-Stops sells are Listed. “We’ve always been synonymous with houses with heritage and character. In 2021 we updated our Listed Stamp, which gives buildings a seal of approval, an extra layer of authenticity,” says Ferrier.

“Some buyers do come specifically looking for a Listed home. They want something with character, history and gravitas.” If a first-time buyer expresses an interest in a Listed property, Ferrier and his team will offer guidance and advice on things to consider.

Jackson-Stops has been involved in the sale and preservation of many historic and important houses and estates and was the first company to submit a Capital Transfer Tax (now Inheritance Tax) exemption report on behalf of clients in the 1970s, acting for the Trustees of the Calke Abbey Estate. The Listed Property Owners’ Club

Jackson-Stops works closely with The Listed Property Owners’ Club (LPOC), which, as the name suggests, is a valuable resource for those living in a Listed home. The membership organisation, established in 1993, was created to offer Listed homeowners support and guidance on matters of planning, maintenance, specialist suppliers and advice on law and insurance issues.

They have a nationwide suppliers directory of restoration tradesmen. It’s in-house conservation advisors can also help owners navigate planning and consent issues. Working side by side with Historic England, Historic Environment Scotland, Cadw and UK Parliament, LPOC is a leading voice in the UK for knowledge, support and change within the Listed buildings sector.

How to bring year-round colour to your garden

With a little forward planning, it's easy to ensure your outside space is full of colour to elevate your mood across every season

As lovely as it is to have a garden of your own, even more wonderful is an outdoor space with everchanging waves of colour. Different hues can influence our emotional wellbeing in positive ways, as well as encourage more wildlife. Flower colour has evolved to attract pollinating insects, such as bees and butterflies, whilst the vibrant seeds and berries left behind are an invaluable food source for birds in winter.

If you’re concerned about the levels of maintenance associated with a richly planted garden, don’t be alarmed. Colour can be woven into your space in other ways, too – from containers and artworks, to mosaics, outdoor rugs and furniture in vibrant, upbeat hues.

PLANT AHEAD FOR EARLY COLOUR

The secret of good gardening is to plan ahead, and a few hours in November, spent tucking bulbs into the ground or pots, brings an early spring brimming with colour. Daffodils, tulips, crocuses and scillas can all be planted through grass, under fruit trees, in patio containers, or in great swathes across your borders.

“Over the years, I’ve added bulbs to my orchard,” says Cotswolds garden designer Sue Bradbury (@suebradburydesigns)

“The show starts with snowdrops in January, followed by snake's head fritillaries, English bluebells, daffodils and species tulips.”

And if you forget to plan ahead, swing by your local garden centre in January. “You’ll usually find bright pink cyclamen, seasonal bulbs in pots and primroses in a rainbow of colours,” says Emily Hillier, a London-based garden designer (@emilyhilliergardendesign). “I personally

love hellebores in a pot with trailing ivy, an evergreen fern and some cyclamen.”

CREATE SEASONAL CONTAINERS

“Plant some generous pots by your door or near a seating area,” suggests Bradbury, “or decorate a table with a collection of small pots, close to a window, so you can enjoy the blooms from inside the house, too.” Combine five or six plants in a large container of peat-free compost and let the plants scramble through each other – single colour combinations in different shades are particularly pretty.

THINK VERTICALLY

Climbers can add colour at different times of the year – look out for dainty clematis that flower in winter and early spring, and extend interest in autumn with the flaming foliage of Virginia creeper and ornamental vines.

SCATTER SOME ANNUALS

Annual flowers are brilliant for adding colour to new beds and borders. Just sprinkle some cosmos, nigella and clarkia seeds where you want the flowers to grow, and you’ll have a cloud of colour in a matter of weeks.

BE CLEVER WITH FOLIAGE

Foliage plants are incredibly versatile. Grasses, evergreen shrubs, clipped topiary and Japanese-style mosses will all keep your garden looking dynamic in the chillier months of the year. They’ll also provide an elegant foil for more colourful flowers in the summer season.

PLAY WITH COLOUR SCHEMES

Make individual flowers pop by using contrasting colour schemes. Obvious combinations are indigo blue with yellow and orange, or pink and purple with lime.

“I design new borders using flowering perennials planted in a very natural way,” explains Bradbury. “The colours are carefully planned to repeat through the season, and I always plant for pollinating insects as well as my human clients.

Studies have shown that colour can have a huge impact on our mood. Whether it be a singular focal point that draws our attention, or a swath of flowering plants, our gardens have the potential to be the perfect place to lift our spirits.

“Choose three or four of your favourite colours, then select plants in varying shades, repeated in drifts throughout the border,” she says. “Use pinks and purples for a romantic feel; reflect the sunset with orange, yellow and deep crimson; or combine whites, creams and limes for an elegant, calming effect.”

GROW TASTY EDIBLES

Many edible plants, like tomatoes, strawberries, pumpkins and purple beans, are naturally colourful and easy to grow – and you have the added bonus of being able to eat what you harvest.

EXTEND SUMMER COLOUR

Late-flowering plants and grasses are invaluable. “Dahlias come in every colour you can imagine, and asters also flower well into autumn,” says Hillier. “Two of my favourite late-flowering grasses are calamagrostis and miscanthus, which both look spectacular even in winter.”

5 ways to add colour without using plants

1. PORCELAIN TILES

Patterned paving is a glorious way to add energy at ground level. “Use porcelain tiles in an outdoor kitchen design, as risers on steps, to tile a wall, or to clad a concrete-block planter,” suggests Hillier. “Imagine a Moroccan-style water feature, in a small courtyard garden, with mosaic tiles lit up at night.”

2. INDOOR/OUTDOOR FURNISHINGS

“Small bistro-style tables and chairs are available in a variety of colours, and there’s now an excellent range of outdoor fabrics and cushions,” says Hillier. “Garden rugs can be used to define specific areas, and carefully positioned pots help to connect the house and garden.”

3. OUTDOOR PAINT

Revive walls, sheds, summerhouses and pergolas, or transform rendered planters with a wash of colour – try organic tones like olive green, wine-red or ochre-yellow. For long-lasting results, use water-based, weatherproof paint.

4. MAGICAL METALS

Metallic finishes, such as shimmering copper or rusted corten steel, are another way to help a garden glow whilst maintaining a minimal, contemporary feel.

5. ARTEFACTS

Garden art and sculpture elevates the simplest scheme. Position colourful artworks as focal points, or let them blend into the planting where they can take centrestage when the foliage and flowers fade.

The British have been using wallpaper since the 16th century. Early papers were used to decorate the insides of cupboards and smaller rooms in merchants’ houses – it wasn’t until much later in the early 1900s that it began to appear throughout the home, and ‘feature walls’, so beloved of interior designers and style bibles, wouldn’t appear until a century later.

“Wallpaper has the magical ability to transform any space,” says Jamie Watkins, co-founder of London-based Divine Savages. “Bringing bold colour and pattern into a potentially boring space that serves to be practical and functional can work wonders. It is also the easiest way to bring instant character and warmth to a room. With people becoming increasingly braver in their interior choices, we’re seeing wallpaper used in more unexpected places, even on the ceiling.”

Standout designs from the company’s collections include Geometric Aviary, featuring exotic birds, and Crane Fonda, which has the long-legged creatures wandering among palms.

Equally dramatic are Arte’s papers, whose new Le Couturier collection includes the chain-like Franges design (also available as a fabric), whilst those from Rebel Walls feature Soaring Cranes and Jungle Forest designs that would work well as a mural behind a bed or dining table. Bolder designs can be used in combination with vibrant coordinating colours,” she advises. “Used in period properties, our traditional wallpaper will feel natural and cohesive. Floral wallpapers in particular have a universal and enduring appeal, serving as a timeless and elegant backdrop.”

Italian company Fornasetti, most known for its highly stylised decorated plates, recently collaborated with UK heritage brand Cole & Son to produce Senza Tempo II, a range of papers that includes a geometric design with watermelon, a cityscape with floaty clouds and a paper featuring cheerful smiling suns, reminiscent of its plates.

Whilst the feature wall remains popular, Watkins wants us to “embrace wallpaper in a big space by papering all the walls. We always encourage people to be braver in their interior design. A bold wallpaper helps create a lavish sense of drama.”
