For generations, this stretch of Pine Knoll Shores was never part of the open market.
In 1949, members of the Roosevelt family conveyed this land to the Diocese of East Carolina with a clear purpose: to preserve it as a place for gathering, retreat, and reflection.
The property was intentionally restricted for use as a camp and conference setting, and remained under those conditions for more than half a century.
While the surrounding coastline gradually evolved, this tract was held apart — protected as maritime forest, shaped only by time, wind, and tide.
Only now, after decades of stewardship, has the land been thoughtfully prepared for its next chapter.
Roosevelt Reserve represents the final release of this preserved landscape — a limited collection of eight homesites set within one of the last untouched maritime environments on this stretch of the North Carolina coast.
Here, the character of the land remains intact: mature live oaks and native forest canopy natural dune formations, a quiet, private setting removed from through traffic direct access to the Atlantic shoreline
Each homesite offers the opportunity to create something enduring a home designed not just for today, but for generations to return to.
In a region where most oceanfront land has long since been subdivided and built out, Roosevelt Reserve stands apart not as a redevelopment, but as a rare continuation of a carefully preserved place.
Once these homesites are claimed, there will be no opportunity to recreate what exists here today.


• The building footprints shown on the recorded final plat are illustrative only and not legally required.
• Each home may be designed and constructed anywhere within the Town’s required setbacks and the allowable Built Upon Area (BUA) per the State stormwater permit.
• Maximum BUA for each lot is 2,700 square feet, which includes the house, driveway, and any other impervious surfaces.





• The standard height limit for single-family homes is 35 feet (measured from average grade).
• Up to 50 feet in height is allowed only if all of the following conditions are met:
1. The building footprint does not exceed 1,666 square feet (approximately 34' × 49');
2. The home contains no more than three living floors; and
3. The total disturbed area of the lot does not exceed 35% of the total lot area.
• Builders can cantilever portions of upper floors beyond the 1,666 sf footprint to achieve larger floor plans (for example, 2,400–2,500 sf per floor) while staying within these limits.

• Oceanfront lots (1–4) can be built up to 60 feet landward of the first line of stable vegetation, as shown on the plat, and up to the height limit appropriate to the chosen footprint, as long as the conditioned area is less than 5,000sf.
• Oceanview lots (5-8) do not have this conditioned area limitation (for example, they could do a garage floor of 1,666 footprint, with 3 living floors above, cantilevered to 2,400-2,500sf each, achieving over 7,000sf of conditioned area, and over 9,000sf of total enclosed area).
• Decks, pools, garages, storage rooms, and other non-conditioned areas do not count toward the conditioned footprint.

• The shared boardwalk and gazebo shown on the plat were intended to serve the ocean-view lots (5–8) but can be used by oceanfront lot owners if desired.
• Oceanfront lot owners (1–4) may build their own direct beach access in accordance with: Article 11 of the Town’s Unified Development Ordinance (UDO); and The Coastal Area Management Act (CAMA) regulations applicable to oceanfront development.
• Each owner is responsible for obtaining all required Town and CAMA permits before construction

• Driveways must maintain a minimum 5-foot setback from all side property lines, per the Town’s ordinance and staff guidance.
