Luxury Demand Remains Strong Amid Rising Inventory

The Lake Norman region continued to show strong luxury market activity during Q2 2026, with several communities experiencing significant year-over-year increases in sold volume, particularly above $1 million. Cornelius, North Shore, and portions of the West Shore market posted some of the strongest gains, reflecting continued demand for waterfront and luxury properties. Inventory levels have generally risen across most markets, creating a more balanced environment than seen during the highly competitive post pandemic years. However, pending sales remain healthy in several communities, keeping absorption rates reasonable despite increased listing inventory. Davidson showed the most stable market conditions overall, while Lake Hickory and Lake Rhodhiss experienced softer demand and slower sales velocity. Overall, buyers have more choices than a year ago, but well-priced luxury homes continue to attract substantial interest throughout the region.

Cornelius

Cornelius was one of the strongest-performing luxury markets during Q2. Sales increased across every major price segment, with the largest gains occurring between $1 million and $3 million. Demand remains particularly healthy for upscale non-waterfront and waterfront properties.

Significant Changes:

• $600K-$999K sales increased 51.6% (47 vs. 31)

• $1M-$1.99M sales increased 73.7% (33 vs. 19)

• $2M-$2.99M sales increased 433% (16 vs. 3)

• $3M+ sales increased 40% (7 vs. 5)

Active inventory totals 110 homes with 34 pending contracts. Based on the 40 day pending cycle assumption, inventory equates to approximately 129 days of supply, indicating a balanced market that has shifted slightly toward buyers compared to prior years.

Despite higher inventory levels, the strong year-over-year increase in closings suggests buyers remain active and luxury demand remains robust throughout Cornelius.

Cornelius Home Sales

Davidson

Davidson remained one of the most stable markets in the Lake Norman region. The mid-market segment showed little change, while luxury sales softened modestly compared to last year.

Significant Changes:

• $2M+ sales declined 54.5% (5 vs. 11)

The market currently has 81 active listings and 45 pending contracts, translating to roughly 72 days of supply, one of the healthiest inventory positions among Lake Norman communities.

Sales between $600K and $999K were essentially flat, increasing only from 33 to 35 transactions. The $1 million-$1.99 million category declined slightly and should be considered relatively stable. Overall, Davidson remains balanced with neither buyers nor sellers holding a significant advantage.

Davidson Home Sales

Mooresville

Mooresville delivered mixed results during Q2. Activity remained stable below $2 million, but higher-priced inventory experienced slower absorption and declining sales.

Significant Changes:

• $2M-$2.99M sales declined 80% (2 vs. 10)

• $3M+ sales increased 200%

Active inventory totals 81 homes with 45 pending contracts, producing approximately 72 days of inventory supply.

The bulk of demand continues to be concentrated below $2 million, where sales performance has remained relatively flat. Luxury waterfront properties above $2 million appear to be taking longer to sell compared to last year.

Mooresville Home Sales

Denver | West Shore

West Shore posted some of the strongest gains in luxury activity throughout the Lake Norman marketplace. While the move-up market softened modestly, luxury demand accelerated significantly.

Significant Changes:

• $600K-$999K sales declined 27.5% (37 vs. 51)

• $1M-$1.99M sales increased 600% (21 vs. 3

• $2M+ sales increased 133% (7 vs. 3)

Inventory currently stands at 103 active homes against 43 pending contracts, creating approximately 96 days of supply.

The dramatic increase in luxury sales indicates continued migration of affluent buyers into western Lake Norman waterfront communities. This remains one of the strongest luxury growth markets in the region.

Denver/West Shore Home Sales

North Shore

Troutman/Sherrills Ford

North Shore was another standout performer during Q2, particularly in the move-up and luxury categories. Sales growth was broad-based and reflects increasing buyer demand.

Significant Changes:

• $600K-$999K sales increased 80% (45 vs. 25)

• $1M-$1.99M sales increased 4% (26 vs. 25) — essentially flat

• $2M+ sales declined 40% (3 vs. 5)

With 130 active listings and 43 pending contracts, the market currently has approximately 121 days of supply, indicating slower luxury absorption relative to some competing areas.

The substantial increase in the $600K-$999K category suggests strong demand from primary residence buyers seeking lake access and newer construction opportunities.

North Shore Home Sales

Concord & Cabarrus

Cabarrus County continued to be one of the most active segments in the broader Lake Norman market. Strong affordability relative to waterfront communities continues attracting buyers.

Significant Changes:

• $600K-$999K sales increased 24.6% (152 vs. 122)

• $1M+ sales increased 25% (15 vs. 12)

Inventory totaled 177 active listings while 90 homes were pending, creating approximately 79 days of supply.

The healthy balance between inventory and pending sales suggests one of the strongest absorption rates in the report. Demand remains broad-based across both move-up and luxury housing segments.

Concord & Cabarrus Home Sales

Lake Hickory & Lake Rhodhiss

Lake Hickory and Lake Rhodhiss experienced the softest performance of any market included in the report. Sales declined in both major price categories and demand has moderated noticeably from last year.

Significant Changes:

• $600K-$999K sales declined 45.5% (18 vs. 33)

$1M+ sales declined 22.2% (7 vs. 9)

The market currently contains 66 active listings and only 15 pending contracts, equating to approximately 176 days of supply, by far the slowest absorption rate among the communities analyzed

The combination of declining sales and elevated inventory suggests buyers have substantial negotiating leverage. Marketing times are likely extending, particularly for higher-priced waterfront properties.

Forecast

While inventory levels have risen in the Lake Norman area, stable buying demand has been consistent across almost all of the communities in the region. Interestingly, the Cornelius and Mooresville dynamic seesawed back toward Cornelius this just completed quarter, as the Mooresville area had seen a more solid Q1 than Cornelius. This variance can sometimes have to do with the selection of homes being marketed at the given period from which the snapshot update is calculated. On a smaller sample size from the upper high luxury segment, and mix of more updated houses in one area or the other can skew the market. With the current level of inventory around the lake, pricing stability appears to be the likely outcome over the next 12 months, and a slightly increased buyer pool will likely thin down some excess inventory in some areas.
