Spring Selling Season Sees More Balanced Conditions in Lake Norman Luxury Market

The Lake Norman luxury real estate market showed more balanced inventory to pending contract ratios moving into the high spring selling season. Inventory levels have risen across the board in many communities around the lake, yet in most areas, there remain 90 or fewer days of inventory. While this is up from the post-COVID period, it still represents more balanced conditions. In some instances, some bifurcation exists, with some price points receiving higher demand levels than other price points in the same community. Economic uncertainty has somewhat tempered the robust demand the area has seen in recent years, yet there remains plenty of demand to accommodate reasonable sell-through periods in the range of 60-90 days in most ranges.

Cornelius

Inventory jumped in most pricing segments in Cornelius, with unit sales dropping slightly from last year ’ s first quarter. The ultra luxury range over $2 million still matched last year ’ s total sell-through, despite higher inventory levels.

• 70% of the region’s high luxury deals over $5 million occur between April and October.

Davidson

After a torrid last 36 months, Davidson’s market showed signs of settling into more balanced conditions, with sell-through in the first quarter dropping vs last year ’ s first quarter. That said, inventory remained under 90 days in most segments.

• 80% of current pending contracts over $2 million in list price were new construction offerings.

Mooresville

Lake Norman’s largest community in terms of waterfront land mass saw fairly comparable results to last year ’ s first quarter, highlighted by the ultraluxury price segment’s 10 closings over $2 million, which outperformed the segment in last year ’ s same period. With Trump National Golf Club sporting one of the few golf options with no waiting list, high end listings are benefitting.

• In the range over $3 million, Mooresville saw 10 closings vs just 3 in last year ’ s first quarter.

Denver | West Shore

Denver’s luxury market showed contrasting results, with the mid-luxury price points in the milliondollar-plus range showing solid activity as 15 homes closed in the first quarter vs just 6 in last year ’ s same quarter.

• The high luxury range saw 6 recent pending contracts, including a waterfront estate listed at over $6 million in value.

Troutman/Sherrills Ford

Similar to the other communities, the corridors on either side of the lake above the 150 bridge saw solid sell-through, particularly in the popular range between $1 and $2 million in list price. The North Shore area can still see waterfront properties in this range and thus have become popular with value buyers looking to get on the water.

• The North Shore area in Sherrills Ford is undergoing significant change/development, with several new enclaves underway.

Concord & Cabarrus

The communities adjacent to Davidson continue to see a positive spillover impact into Cabarrus County. Mid-level luxury in the $1 million range sported 76 transactions, similar to last year ’ s same quarter, with the range above $1 million starting to attract more transactions.

• The first quarter ended with 13 pending deals over $1 million, including a $3 million dollar deal in The Enclave.

Lake Hickory & Lake Rhodhiss

Another area experiencing positive spillover from Lake Norman. Lake Hickory saw an uptick in action just below $1 million in list price, with 28 homes closing vs just 13 the year before, inventory in this area requires educated pricing as levels remain a little higher, but properly priced properties are moving.

• Lake Hickory has seen a significant uptick in annual transactions over $1 and $2 million.

Lake Norman Continues to Outperform Amid More Balanced Conditions

With buyers reporting benign climate and outdoor activities at or near the top of their lists for new destinations, Lake Norman continues to perform well in terms of attracting high demand. Economic uncertainty can periodically slow the pace, yet the diversity of lifestyle choices continues to find an audience for a lot of inbound buyers new to the area The region also continues to see significant upshifting, as well as emerging new value oriented opportunities like Cabarrus County and Lake Hickory.

Increasing inventories are providing more buyer choice, as more sellers are embracing a move to their next chapter despite many holding historically low interest rate mortgages coming out of Covid.

The region is on an equal pace with last year’s $2 million plus market, with 32 homes changing hands in the first quarter vs last year’s 33, that said, movement above $5 million typically doesn’t kick in until the summer travel season, so it will be interesting to monitor activity through the high season in the upper ranges Record setting sales over the $10 million mark, 3 of them procured by Ivester Jackson Christie’s, point to a continued upward push in ceiling prices in the area, and we’d not be surprised to see the $15 million mark crested this year. Overall, we expect solid yet more competitive activity for sellers this summer.
