CHARLOTTE AND LAKE NORMAN

While the mid-range price points and entry level luxury segments posted fairly flat results with 2025's first half, the top end of the market surged, with trophy properties attracting record setting prices in Charlotte as well as Lake Norman.

Ivester Jackson | Christie's agents posted two sales at the $15 million dollar level, breaking, and then re-breaking the recent state records with sales on the Quail Hollow golf course and then adding two private island estate sales at Lake Norman, one at $12.5 million and another at $15.3 million. These come on the heels of the firm's multiple deals over $10 million in the summer of 2025. With surging financial markets providing liquidity to affluent buyers, the top end of the market followed a fairly quiet off season with a robust start to the second half of 2026.

Interest rate volatility has had some impact on the mid-range real estate market below $1 million, yet Charlotte's robust economic conditions continue to attract inbound migration and corporate relocation movers, fueling solid activity in many areas. The region is also seeing active "spillover" effect, as historically high demand areas like Davidson and south Charlotte, spill over into neighboring Cabarrus, York, and Lancaster Counties,

which all displayed significant growth in the million dollar range over the first half of the year. Emerging weekender locations such as Lake Tillary, Lake Rhodiss, and Lake Hickory, are all exhibiting growth in their luxury markets along with traditional strongholds like Eastover, Myers Park, SouthPark, Cornelius, and Mooresville.

Several of the region's most dynamic new luxury communities are bursting on the scene this summer, with the long anticipated Preserve at Summit Farms agrihood in Davidson arriving this fall, as well as the first ultra-luxury lock-and-leave waterfront community to grace the shores of Lake Norman in several years coming online with The Cape at Lake Norman.
