Blowing Rock led the way, with robust sales gains in all three luxury price segments, mid-market, luxury, and ultra-luxe above $2 million in list price. Banner Elk and Boone also enjoyed increased sell-through in most luxury price points compared to the fourth quarter of 2024.

While the ultra-luxe tier over $2 million continues to emerge with isolated activity at elevation or on acreage.
• Inventory to pending contract ratios reflect longer sales cycles in the lower luxury ranges, while the ultra luxe range remained balanced

High Country Forecast
markets in the North Carolina Mountains in the just-completed fourth quarter, as most pricing tiers showed robust double-digit gains over the finishing quarter of 2024.
Proximity and ease of access to both the Triad and Triangle areas, as well as direct 90-minute access to Lake Norman and Charlotte, fed the High Country with steady buyer activity in the fourth quarter.
That said, many areas traditionally see some softening in January and February before spring selling season picks up, so inventory numbers in several areas will continue to remain high through April.
Blowing Rock heads into 2026 with a balanced inventory to buyer interest, which should point toward more competitive buyer conditions once warmer weather kicks in.
