2020's Property Roller Coaster Ends With a Bang In one of the most unique years in U.S. history, the Western North Carolina real estate market experienced a roller coaster ride in 2020. The year began positively: closing transactions exceeded early 2019 levels by almost 20% in some areas. Enter the historic Covid-19 pandemic, which saw a complete initial shutdown of residential real estate activity in mid-March of 2020.

As one of the Southeast’s most data-driven companies, our early showing request trends for the WNC area remained surprisingly strong, with Buncombe County never reaching a complete standstill. Other counties, such as those in the foothills and surrounding areas, never dropped below 70% of normal showing activity during the April and May stayat-home period. People still wanted to look at homes. As the region emerged from stay-at-home restrictions in June and travel in key feeder markets began to see a return to more normal patterns, WNC saw an explosion of real estate activity. Inventory levels, which had been low entering the pandemic, slumped to historic 20-year
By September, closings were up between 20% and 50% in both the mid-market range between $500,000 and $1 million in value, as well as the ultra-luxury range above $1 million. As we head into 2020’s historic closing days, there are currently over 50 homes valued over $1 million pending to close in the first quarter of 2021. Showing appointment requests in those upper ranges over the past 90 days are running more than 30% ahead of 2019’s same period. This all points to a strong start to 2021 despite continued issues with Covid-19. The real estate market has so far proven to be a safe haven during the crisis and the combination of extremely low inventory and solidly increasing demand should provide pricing support and further appreciation for the first half of 2021.
