Increased Showing Activity In Luxury Space Points to Solid 2020 Asheville and western North Carolina rode a second half showing wave to post solid increases in luxury home sell-through for the 2019 year end. Throughout 2019, Buncombe County mainly saw higher showing activity than the similar periods in 2018, a great predictor of future pending contract performance.

Recently the luxury market spiked again, with showings in the million dollar space running as much as 90% higher than the previous November/December period, a leading indicator that points to continued progress in early 2020.

The million dollar segment had previously been plagued by higher inventories, and the year's improved sell-through in that range is helping to gradually chip away at high inventory levels.

Approximatelu 100 homes traded hands at over $1 million in value for 2019 in Buncombe

County, compared to 84 the previous year, an increase of almost 20%. Henderson and Polk Counties also showed improved sell-through in that same luxury space, with 29 homes selling in those areas versus 23 in the previous year's million dollar segment. Overall, sales for properties valued at over $500,000 in Buncombe County rose from 555 units in 2018 to 625 in 2019, an increase of 12.6%.

We tend to focus most of our attention on leading indicators such as web searches, showing appointment requests, and pending contract activity versus what transpired 3 months ago, and those trends spiked positively for much of the late fall, which should domino into continued improvement in the luxury ranges for the first half of 2020.
