2019 DEFIES SKEPTICS, STARTS OUT HOT Despite the 4th quarter predictions of several regional experts, 2019 has started out strong in the luxury price segments. Both the Lake Norman and Charlotte markets saw increased sell-thru when compared to 2018's first quarter, with Lake Norman posting a 10% increase in sold units while Charlotte posted an 8% increase.

Both markets are also reporting significant spikes in pending contracts as we move into the height of the spring market. Charlotte currently has 390 homes pending over $500,000 in list price, while Lake Norman has 171 pending deals. Within the price segments, there is some regional variation. In Charlotte, the hot range for the first quarter was the $1 M - $1.99 M range, while the Lake's hot range was just below $1 M. Both markets saw fairly average starts to the year in the ultra luxury range, with 8 homes closing over $2 M in Charlotte (including the city's highest sale of the 1st quarter, a $3.8 M Ivester Jackson | Christie's sale in south Charlotte), while the Lake reported 4 transactions over $2 M, doubling 2017's 1st quarter which saw just 2 transactions in the ultra luxury

range. The ultra luxury range continues to offer about two years worth of inventory while the range under $1 M sports less than 6 months.

Showing demand has exceeded last year's winter period by roughly 10%, indicative of very solid demand despite the temporary late 4th quarter 2018 slowdown. Once the Federal Reserve signaled its forward-looking policy stance, mortgage markets responded with declining rates, with 30-year fixed products declining from near 5% to as low as 4.25% as of this writing.

There are still some uncertainties facing the market heading into the 2nd quarter. The unresolved Brexit issues in Europe pose some risk, as does the volume of cash chasing higher yields. Beyond that, 2020 will bring an election year, which, in recent election cycles, has prompted some volatility that can domino into the real estate market. For now, this 1st quarter's solid momentum should carry forward into the summer and early fall.

In addition to traditional sales, Tar is actively involved assisting clients buy and sell distressed properties, including bank foreclosures, short sales, corporate owned homes, and estate sales. Prior to real estate, Tar spent over 20 years in the commercial insurance industry in a variety of senior finance and marketing roles. He earned an MBA from the University of North Carolina and a B.A., Economics from the University of Virginia. Tar and his wife, Dee, have enjoyed Charlotte for over 20 years and live in Southpark.
