Western North Carolina Posts Solid 2nd Quarter After a fairly sluggish early first quarter of 2019 in some areas and price ranges, Asheville and many parts of western North Carolina picked up momentum in March and went on to post solid results as the second quarter ended. New construction offerings around Asheville also showed a lot of activity with infill projects in West Asheville and in-town locations seeing high interest as well as several design build projects in communities like Town Mountain Preserve, which has shown positive momentum.

The "pending contract" trend is also slightly ahead of last year in the luxury segment above $500,000, although days on market in the range above $1 million continues to reflect selling windows of 6 months to a year in some areas, while the ultra luxury range above $2 million also shows a generous supply of inventory.

Overall, the second half of 2019 should see steady activity in the mid-level price points between $400,000 and $1 million, as continued low interest rates and limited inventory combine to create an active market.

As we head into the third quarter, showing activity over the recent 30-day trend has expanded at a pace roughly 15% ahead of last year's same summer period, indicative of continued solid demand for real estate in the region.
